DENTON, TEXAS — Venture Commercial Real Estate’s investment sales team has completed the sale of Lakewood Square, a 14,919-square-foot retail center located on the northeast corner of Teasley Lane and Robinson Road in Denton. Lakewood Square’s tenants include Subway, Vanilla Family Dentistry and Napoli’s Italian Restaurant. John Zikos, Jonathan Cooper, Christopher Gibbons and Don Miller of Venture Commercial represented the seller, Lakewood Partners. Michelle Hudson of Hudson Peters Commercial represented the buyer, a private investor.

SEATTLE — Vulcan Real Estate has acquired two retail properties comprising six acres on the north and south sides of South Jackson Street in Seattle for $30.9 million. Vulcan intends to develop a mixed-use project comprised of 570 multifamily units, subterranean parking and ground floor retail in two five- and seven-story buildings on the 3.6-acre south parcel of land currently known as Promenade 23. Runberg Architecture Group is designing the project. Groundbreaking is set for mid- to late-2017, with construction expected to last 24 months. Vulcan has no current development plan for the north parcel, which is home to approximately 36,000 square feet of existing retail occupied by Walgreens and Starbucks Coffee.
MIAMI — Akerman LLP, a prominent law firm, has moved into its 110,508-square-foot office space at Three Brickell City Centre in Miami. Akerman’s office space features a conference center that can accommodate up to 300 people, a café, common areas, war rooms and coffee bars. Three Brickell City Centre is the only office building in the Brickell area with a Metromover attached to its structure (Eighth Street Station), and Akerman will be the only law firm in the area with a Metromover station. Three Brickell City Centre is also pre-certified LEED Gold. With more than 600 lawyers and government affairs professionals and a network of 20 offices, Akerman is a transactions and trial law firm with a specialty in middle market M&A within the financial services and real estate industries, as well as a Latin American practice. Located at 98 S.E. 7th St. in Miami’s Brickell financial district, Three Brickell City Centre is part of Swire Properties’ $1.05 billion Brickell City Centre mixed-use development.
Prologis Acquires 5.4M SF Industrial/Retail Portfolio in New Jersey, Pennsylvania and Florida

NEW JERSEY, PENNSYLVANIA AND FLORIDA — Prologis has acquired a 5.4 million-square-foot portfolio consisting of 3.2 million square feet of industrial properties and 2.2 million square feet of retail properties in multiple states. Morris Realty Associates sold the portfolio for an undisclosed sum. Included in the portfolio are ten industrial properties, eight of which are in Northern New Jersey, as well as 13 retail properties in New Jersey, Pennsylvania and Florida. After the initial acquisition, Prologis sold the retail portion of the portfolio to Blackstone Real Estate Advisors for an undisclosed price. The company plans to retain the industrial properties for long-term investment purposes. Thomas Monahan, Noah Balanoff, Anastasia Lazarides and Gerard Monahan of CBRE’s Saddle Brook, New Jersey, office represented Prologis in the acquisition. Bill Kent, also of CBRE, spearheaded the multi-state team that brokered the disposition of the retail properties.
LOVELAND, COLO. — Steadfast Apartment REIT has acquired the 222-unit Horseshoe Lake in Loveland for an undisclosed sum. It is located at 341 Knobcone Drive. The community is situated an hour north of Denver near Colorado State University. Terrance Hunt, Shane Ozment, Doug Andrews and Jeff Hawks of ARA Newmark represented the seller, Buckley Brothers, in this transaction. The firm’s founder and owner, John Buckley, built this community in 2002.
NEW YORK CITY — GFI Realty Services has brokered the sale of an apartment building located at 41-29 41st St. in the Sunnyside section of Queens. Norcor Management acquired the building for $15 million, or $306,000 per unit. The 40,800-square-foot multifamily property features 49 apartment units. Josh Orlander of GFI Realty represented the buyer, while Daniel Shragaei, also of GFI Realty, represented the seller, an Astoria, Queens-based firm that primarily manages residential properties in Queens.
NEW YORK CITY — Alpha Realty has arranged the sale of a mixed-use property located at 957 Utica Ave. in Brooklyn’s East Flatbush neighborhood. The asset sold for $5.1 million. Built in 2007, the property features 18 apartments, five stores and 26 parking spaces. Jacob Aronov of Alpha Realty, along with a team of brokers from Besen & Associates, represented the undisclosed buyer and seller in the transaction.
BILLERICA, MASS. — Select Stone has acquired an industrial building located at 7 Esquire Road in Billerica. C.A. Realty Corp. sold the facility for $1.7 million. The 25,000-square-foot property features 18-foot clear heights. James Stubblebine and David Stubblebine of The Stubblebine Company/CORFAC International represented the buyer and seller in the deal.
HOUSTON — NAI Partners has represented Tipton Co. in the acquisition of a 10,000-square-foot office/warehouse space on 1.9 acres located at 3565 S. Loop 336 E. in Conroe. Ty Tipton is CEO and president of Tipton Co., a third-generation, family-owned plumbing supply company. His grandfather, Zeke Tipton, founded the company in 1935. Zeke Tipton was a captain in World War II serving in Germany. After returning from Germany in 1946, he and his wife, Cecile, put all their efforts toward building Tipton Co.
TOMBALL, TEXAS — Bellomy & Co. has arranged the sale of My Attic Self Storage in Tomball. The Class A facility consists of 626 climate and non-climate controlled units across 82,134 square feet. Bill Bellomy, Michael Johnson and John Arnold marketed the property on behalf of the Houston-based seller, Milestone Properties. Bellomy, Johnson and Arnold procured the buyer, Dahn American360, based in Irvine, Calif. A division of Dahn Corp., the company and its affiliates have acquired, developed or sponsored more than 6.5 million square feet of storage under the Mini U Storage brand name. My Attic will be rebranded as Mini U Storage Tomball. Bellomy & Co. is an Austin, Houston and Atlanta-based commercial real estate firm with a team exclusively focused on the self-storage industry.
