ELK GROVE VILLAGE AND GILBERTS, ILL. — Brown Commercial Group has brokered the $7 million sale of three industrial buildings in suburban Chicago totaling 136,915 square feet. The properties include 1340-1400 Higgins Road and 1425-1455 Tonne Road in Elk Grove Village, as well as 300-338 Arrowhead Drive in Gilberts. All three buildings are fully leased to multiple tenants. Dan Brown of Brown Commercial brokered the transaction on behalf of the buyer, Gilberts and Groves LLC.

COTTAGE GROVE, MINN. — Cushman & Wakefield has negotiated a 38,000-square-foot lease for a new T.J. Maxx and HomeGoods store at Grove Plaza in Cottage Grove, 10 miles south of St. Paul. The new store is part of an ongoing repositioning of Grove Plaza, which was formerly home to a Home Depot and Rainbow Foods. T.J. Maxx and HomeGoods will sit just east of a 95,700-square-foot Hy-Vee grocery store that opened last year. Completion is slated for this fall. Deb Carlson of Cushman & Wakefield represented the landlord, EBL-S, in the lease transaction.

Montvale-Hill-Woburn-MA

WOBURN, MASS. – NKF and Cushman & Wakefield have arranged the sale of Montvale Hill, a development parcel in Woburn, a suburb of Boston. Leggat McCall Properties acquired the development opportunity from Kraft Heinz for an undisclosed price. The development site can accommodate users from 300,000 square feet to 700,000 square feet. Torin Taylor, Justin Smith and Robert Griffin of NKF, along with Christopher Porter of Cushman & Wakefield, represented the seller in the deal.

NEW YORK CITY — Terreno Realty Corp. has purchased an industrial complex, located at the One Bulova Ave. in the Woodside area of Queens. Bulova sold the three-acre corporate campus for $25.2 million. The property features an industrial distribution building that is currently being renovated. Upon completion of the renovation in 2018, the property will feature 83,000 square feet of industrial space, six dock-high and one grade-level loading positions and parking for 168 cars. The property is 23 percent leased to one tenant on a short-term basis. Brian Ezratty of Eastern Consolidated represented the seller, while Brad Cohen, Jacob Tzfanya, Andrew Sasson and Chad Sinsheimer of Eastern Consolidated procured the buyer in the deal. Additionally, Gary Meese, also of Eastern Consolidated, served as analyst for the transaction.

SAN DIEGO — Pacific Coast Commercial has arranged a 2,459-square-foot lease for retail space located at 2155 Kettner Blvd. in San Diego. F45 Training plans to open a Kloiber Fit, a high-end fitness center, at the space, which is located at AV8, a 129-unit apartment complex. Erik Anderson of Pacific Coast Commercial represented the tenant, while Alex Drecksel and Pasquale Loele of Flocke & Avoyer represented the landlord, CVCM Kettner 106 LLC, in the transaction. The lease is valued at $1.3 million.

PIXLEY, CALIF. — Retail California has negotiated the sale of a retail building located at 339 N. Park Drive in Pixley. FD Partners sold the property to Dr. Donald Studt for an undisclosed price. The property features 8,320 square feet of retail space. Lewis Smith and John Lee of Retail California and Calvin Short of Matthews Retail Advisors arranged the transaction.

CHICAGO — Goodman Manufacturing, a member of Daikin Industries Ltd., has signed a 21,000-square-foot industrial lease at 4150 N. Knox Ave. on Chicago’s North Side. The residential and commercial HVAC company will utilize the space as a showroom, training center and distribution hub. Dayton Street Partners owns the 41,000-square-foot property, which features a clear height of 30 feet, six docks, four drive-in doors and T8 lighting. Mike Senner and Steve Kohn of Colliers International in Chicago represented Dayton Street in the lease transaction.

HACKENSACK, N.J. — NAI James E. Hanson has brokered the sale of a freestanding industrial/flex building and 0.28 acres of land located at 62 Voorhis Lane in Hackensack. T&M Realty Associates acquired the 2,800-square-foot building and land from Voorhis Associates for an undisclosed price. The buyer plans to utilize the property to relocate its Greenland Landscaping business from Wayne, N.J. The property features 1,600 square feet of warehouse space and 1,200 square feet of office space. Anthony Cassano of NAI Hanson represented the seller and buyer in the deal.

MILWAUKEE — Founders 3 has brokered the sale of the PH Dye House in Milwaukee’s Historic Third Ward for an undisclosed price. The 125,560-square-foot office building is located at 320 E. Buffalo St. Tenants include Engberg Anderson Architects, Thiel Design and Hailing & Cayo SC. Andy Hess of Founders 3 brokered the transaction. The buyer, an affiliate of Singerman Real Estate LLC, plans to renovate the property.

Iqbal Hassan of the Quantum Associates represented the buyer. Jon Reno, Robert Thornburgh, Tom Holland and Trevor Gale represented the seller, Rosenthal Property Owners, in this transaction.
