HOUSTON — Faris Lee Investments has completed the $25.1 million sale of Westgate Market, an 80,690-square-foot shopping center in Houston. The property is anchored by a freestanding LA Fitness, and is 91 percent occupied by tenants including The Vitamin Shoppe, Massage Envy, Panera Bread and Applebee’s. Nicholas Coo, Matthew Mousavi and Patrick Luther of Faris Lee Investments represented the seller, a Los Angeles-based private investor. The buyer, an Argentina-based private real estate holding company, represented itself in the transaction. Built in 2004 and 2005, Westgate Market is located at 19504 to 19740 Katy Freeway (I-10) and 19950 Restaurant Row, at the intersection of I-10 Frontage Road and Foxlake Drive.

HOUSTON — Marcus & Millichap has arranged the sale of an office property located in Houston. The building consists of 53,472 rentable square feet on a 2.4-acre parcel. Keith Lloyd of Marcus & Millichap’s Houston office marketed the property on behalf of the seller, a limited liability company. Derek Hargrove and Justin Miller, also of the firm’s Houston office, secured the buyer, a Houston-based investor. The property is located at 2411 Fountain View Drive just to the north of Westheimer Road in Houston’s Uptown/Galleria area.
MINNEAPOLIS — NAI Everest has completed the sale of a luxury 60-unit apartment building in Minneapolis. The Laramar Group, a Chicago-based owner and manager of multifamily properties, acquired the asset for $15.6 million or $261,250 per unit. The asset is located at 3021 Holmes Ave. S. Built in 2009, the six-story property includes amenities such as an indoor and outdoor party room, heated underground parking, a fitness studio and outdoor patio with grilling areas. Hotel Uptown LLC sold the building and was represented by Gina Dingman of NAI Everest.
CHICAGO — CBRE, in conjunction with Advocate Commercial Real Estate Advisors, has arranged a 71,813-square-foot office lease in Chicago. Clark Hill PLC will be relocating from its 36,848-square-foot space at 150 N. Michigan Ave. The law firm will begin occupying space at the Prudential Plaza, located at 130 E. Randolph St., in late 2016. The lease is for the top three floors of the office building. William Truszkowski, Matthew Pistorio and Caroline Colnon of The Telos Group represented the landlord. Todd Lippman and Bill Sheehy of CBRE, along with Craig Braham of Advocate Commercial Real Estate Advisors, represented Clark Hill in the transaction.
DENVER — An unnamed buyer has purchased the 60-unit Stratford Plaza Apartments in Denver for $5 million. The community is located at 2005-2095 South Depew St. It was built in 1971. Joe Hornstein and Scott Fetter of Pinnacle Real Estate Advisors represented both the buyer and seller in this transaction.
GLENDALE, CALIF. — Stevenson Real Estate Services has arranged the sale of a retail building located at 601 S. Glendale Ave. in Glendale. Emad and Caroline Salama acquired the property from Robert Morris for $1.4 million. Built in 1961, the 1,568-square-foot building is situated on 11,500 square feet of land. Michael Maniscalchi and Tony Maniscalchi of Stevenson Real Estate Services represented the seller, while Sameh Nicola of California Prime Realty represented the buyer in the transaction.
CAMBRIDGE, SOMERVILLE AND BRIGHTON, MASS. — Akelius has acquired 258 apartments in Boston in two separate transactions. The transactions, which totaled $92 million, included five properties. One property, which was constructed in 1964, is located in Cambridge with immediate proximity to Harvard University, while the other four properties were built around 1920 and are located in Somerville and Brighton. Jordan Milewicz handled the transaction. The names of the sellers were not released.
MIDDLETOWN, N.Y. — Kimco Realty Corp. has sold Galleria at Crystal Run, an 80,000-square-foot retail power center located at 1100-1300 N. Galleria Drive in Middletown, for $12 million. An undisclosed buyer acquired the property for $12 million free and clear of existing debt in an all-cash 1031 exchange transaction. As an outparcel to the 1.2 million-square-foot Galleria at Crystal Run Mall, the property is fully leased to Best Buy and Christmas Tree Shops. Jose Cruz, Kevin O’Hearn, Michael Oliver and Steve Simonelli of HFF represented the seller in the transaction.
WILMINGTON, DEL. — NAI Emory Hill has brokered the sale of Stoney Batter Office Building at 5301 Limestone Road in Wilmington. 5301 Properties LLC acquired the property from Rockford Capital Partners for an undisclosed price. Built in 1987, the 45,399-square-foot Class A property is situated on 6.1 acres. Current tenants of the fully occupied building include Simon Eye Care, Lab Corp., Edward Jones & Co., Meridian Bank, and Crown Cork and Seal. Jim O’Hara Jr., Jim O’Hara II and Kevin O’Hara of NAI Emory Hill represented the buyer and seller in the transaction.
WASHINGTON, D.C. — Newmark Grubb Knight Frank (NGKF) has arranged a 26,500-square-foot office lease at Washington Center, a 355,000-square-foot, Class A office building located at 1001 G St. N.W. in Washington, D.C. The new tenant is Optoro, a local tech firm serving the retail industry. The 12-story Washington Center office building has direct internal access to the newly renovated Grand Hyatt Hotel, as well as a private entrance to the Metro Center Metrorail station. Brendan Owen, George Vogelei and Rafael Notario of NGKF represented Washington Center’s ownership, Quadrangle Development Corp. and Oxford Property Group, in the lease deal.
