NEW YORK CITY — Maefield Development has acquired the leasehold interest in the DoubleTree Hotel, located at 1568 Broadway in Times Square. Sunstone Hotel Investors sold the 468-room asset for an undisclosed price. The acquisition is part of a planned redevelopment of the property into a premier cultural, entertainment, retail and hospitality experience. The redevelopment will include a renovated luxury hotel, prime street-front retail and entertainment space, a large high-resolution LED screen, and the restoration and enhancement of the Palace Theatre. Construction is slated to begin in the first half of 2017.

BETHEL PARK, PA. — Weber Wood Medinger/CORFAC International has brokered the sales of two land parcel located in Bethel Park, a suburb seven miles southwest of Pittsburgh. In the first transaction, Kaufman Jacobs Capital Investments purchased five acres of land to develop an assisted living and memory care community off Baptist Road within the master-planned Cool Springs Sports Complex in Bethel Park. Operated by Vero Beach, Fla.-based Harbor Retirement Associates, HarborChase of Bethel Park will feature a variety of lifestyle choices for residents as well as hospitality-inspired amenities. In a separate deal, Rolling Lambert acquired a 10-acre wooded parcel within the Cool Springs Sports Complex in Bethel Park. Rolling Lambert plans to build a 23-unit carriage-style, townhome community on the site. Construction on both properties will start in early spring 2016, with the townhomes delivered in mid-2016 and the assisted living facility scheduled to open in 2017. Kevin Riley of Weber Wood Medinger represented the seller, Penn Grove Group Capital, in both transactions. The acquisition prices for the transactions were not disclosed.

Midtown Nashville

NASHVILLE, TENN. — Olympus Property, a multifamily owner and operator based in Fort Worth, Texas, has purchased Midtown, a 170-unit, Class A apartment community in downtown Nashville. Built in 2010, Midtown’s amenities include a media lounge with billiards and Wi-Fi, Zen garden, 24-hour sky bridge fitness studio, elevator access, electronic building access, parking garage and valet dry cleaning services. Unit interiors include black energy star appliances, granite countertops, walk-in closets, 9-foot ceilings, wood flooring, designer cabinetry, under-mount sinks, washers/dryers and patios/balconies with Nashville skyline views. Midtown is Olympus Property’s third acquisition in Tennessee and fourth acquisition for its WW Olympus Property V LLC investment fund.

South Square I and II Durham

DURHAM, N.C. — The Dilweg Cos. has purchased South Square I and II, two office buildings located at 3710 University Drive and 3708 Mayfair St. in Durham, respectively. The buildings total 120,301 square feet and were 47 percent leased at the time of sale. Primary tenants at the two properties include Yadkin Bank, aWhere and SHIFT NC. Dilweg plans to invest more than $2.5 million to improve the buildings’ operating systems, common areas and tenant amenities. The Durham-based firm owns roughly 1.3 million square feet of office space in the Raleigh-Durham area.

Paces West Smyrna

SMYRNA, GA. — CBRE has brokered the sale of Paces West, a Class A office development that features two office towers totaling 646,471 square feet. The development is located in Smyrna, a city in Atlanta’s Cumberland/Galleria office submarket. Investcorp and Crocker Partners teamed up to purchase the office development from a joint venture between TIER REIT and funds managed by Oaktree Capital Management LP for an undisclosed price. Formerly Home Depot’s corporate headquarters, Paces West was 90 percent leased at the time of sale to tenants such as Piedmont Healthcare, Reliance Worldwide, British Telecom and Project Time & Cost. The office campus recently underwent an $11.7 million renovation. The sales price was undisclosed.

ANN ARBOR, MICH. — Colliers International has completed a lease in a historic building in downtown Ann Arbor. Danlaw Inc., an engineering firm, will occupy two floors of the building, which will total 4,000 square feet. The property, owned by Dr. Reza Rahmani, is located at 213 S. Main St. and is currently undergoing renovations. Brendan Cavender and Jim Chaconas of Colliers were the sole brokers in the deal.

ELM GROVE, WIS. — Siegel-Gallagher has arranged a 2,232-square-foot office lease in Elm Grove, approximately 10 miles west of Milwaukee. STAFDA Inc. is leasing the space in The Tradesman Building from Building Trades Pension Trust. The property is located at 500 Elm Grove Road. Gateway Village Uptown Charlotte

CHARLOTTE, N.C. — Cousins Properties Inc. has signed a 10-year lease renewal with Bank of America for office space at Gateway Village in Uptown Charlotte. The Charlotte-based bank will continue to lease 922,684 square feet of office space at the 1.06 million-square-foot building. A 50/50 joint venture between Cousins and Bank of America own the office development, located at 800 and 900 W. Trade St.

LOUISVILLE, KY. — Marcus & Millichap has brokered the $22 million sale of Crescent Centre Apartments, a 209-unit apartment community located in downtown Louisville. Built in 1989, the property comprises four residential buildings and 23,160 square feet of commercial space. The development features a central brick courtyard and fountain, two high-speed elevators, controlled card access, fitness center, trash chutes, laundry facilities and a new clubhouse. Chicago-based Trilogy Real Estate Group purchased the apartment development from Coral Gables, Fla.-based Brothers Property Corp. for $105,263 per unit. Aaron Willis and Aaron Johnson of Marcus & Millichap represented the buyer and seller in the transaction.

Kent Myers and Joe James of Marcus & Millichap’s Austin office marketed the property on behalf of the seller, a partnership. Sundial is located at 5515 Alabama St. The property boasts two swimming pools, a resident clubhouse, playground and three on-site laundry facilities. Interiors feature newly renovated units, dishwashers and disposals.
