ARLINGTON, TEXAS — SVN (formerly Sperry Van Ness) has arranged the sale of Olympic Club Apartments, a 305-unit garden-style community located at 504 Dudley Circle in Arlington. Todd Franks and Jon Krebbs of SVN marketed the property on behalf of the seller, a Colorado partnership. The team also procured the buyer, a local partnership. The new owner plans to upgrade the buildings’ interiors and amenities to compete with other complexes in the immediate area.
DALLAS — Marcus & Millichap has arranged the sale of Courtyard Condominiums, a 32-unit apartment property located in Dallas. Scott Ogilvie of Marcus & Millichap’s Dallas office marketed the property on behalf of the seller, a limited liability company. Ogilvie also procured the buyer, a limited liability company. Courtyard Condominiums is located at 6003 Ridgecrest Road in Dallas just off Hemlock Avenue. Situated on approximately 0.7 acres, the asset was built in 1983. The Class B apartment community has a unit mix of 14 one-bedroom/one-bath units and 18 two-bedroom/one-bath units. At the time of listing, the seller reported an occupancy of 94 percent.
DUNCAN, S.C. — Exeter Property Group has purchased a 307,132-square-foot, Class A industrial building located at 1375 Howell Road in Duncan. Exeter purchased the asset from TIC Properties for an undisclosed price. Located within Hillside Industrial Park, the property is leased to Benore Logistics, a third-party logistics and sequencing provider for BMW. Givens Stewart, Garrett Scott and Brockton Hall of Colliers International represented Exeter in the transaction.
PONTIAC, MICH. — Friedman Integrated Real Estate Solutions has brokered the sale of a 26,202-square-foot industrial building in Pontiac, approximately 30 miles north of Detroit. TSLLC Liquidation Co. LLC sold the property to Knight Properties Group LLC for an undisclosed price. The building is located at 1450 E. Highwood Blvd. Larry Schultz of Friedman represented the buyer in the transaction and Mike Koenigbauer of Friedman represented the seller.
NEW YORK CITY — Eastern Consolidated has arranged the sale of a mixed-use building located at 157 E. 55th St. in New York’s Midtown East district. Goldie Moss Irrevocable Trust sold the 5,700-square-foot property to 157E55 Owner LLC for $10 million. The property features two vacant full-floor apartments on the top two levels and Darbar Grill, a popular restaurant, on the lower two levels. Additionally, the building features substantial air rights allowing for approximately 20,000 square feet of residential uses and 30,000 square feet of commercial or community facility space. Brian Ezratty and Scott Ellard of Eastern Consolidated represented the seller and procured the buyer in the sale.
RIDGEWOOD, N.Y. — Marcus & Millichap has arranged the sale of an apartment building located at 2048 Gates Ave. in Ridgewood. The six-unit rental property sold for $1.3 million. Shaun Riney, Thomas Shihadeh and George Koncilja of Marcus & Millichap’s Brooklyn office represented the seller, an individual/personal trust, and the buyer, a limited liability company, in the transaction. The property was fully occupied at the time of sale.
MERIDEN, CONN. — Press/Cuozzo Commercial Services has arranged the sale of an industrial building located at 170 Pond View Drive within Medway Business Park in Meriden. Aperture Optical Sciences acquired the 23,000-square-foot property for $1.1 million. Constructed in 1985, the property features 18,000 square feet of high-bay industrial space and 5,000 square feet of office and sales support space. Stephen Press and Ted Schaffer of Press/Cuozzo represented the undisclosed seller, while Kyle Roberts of CBRE/New England represented the buyer in the transaction.
SMYRNA, GA. — Steadfast Apartment REIT has acquired Park Valley Apartments, a 496-unit, Class B multifamily community in the Atlanta suburb of Smyrna, for $51.4 million. Built in 1987, the apartment property features studio, one- and two-bedroom residences that range from 465 to 1,137 square feet. Unit interiors include stainless steel appliances, walk-in closets and vaulted ceilings. Community amenities include a swimming pool, cyber café, fitness center, weekly boot camp, three lighted tennis courts, car care center, picnic areas with grills and a fenced pet park. The property is currently 95 percent occupied and rents average $871 monthly. The multifamily REIT plans to upgrade all unit interiors and enhance amenities and common areas. Steadfast Apartment REIT’s portfolio now comprises 9,300 units across 28 properties in 11 states for an aggregate purchase price of $1.1 billion.
LEXINGTON, KY. — Silvestri-Craig Realtors has brokered the $11 million sale of Turfland Apartments, a 314-unit apartment community located at 2070 Garden Springs Drive in Lexington. Ken Silvestri of Silvestri-Craig Realtors brokered the transaction. The buyer, a Philadelphia-based investment firm, plans to invest $7 million in upgrades at the property. The seller built Turfland Apartments in 1973 and managed the community up until the sale.
DALLAS — Wellington Realty, a commercial real estate services company serving the four major markets in Texas, has completed a leasing transaction on behalf of Black Shark Family Investments, a family office. Black Shark Family Investments has leased 9,670 square feet of office space in Thanksgiving Tower, a 50-story skyscraper located in downtown Dallas. Jack Allen of Wellington Realty represented the tenant. Mike Dement and Sam Meginnis of Wellington Realty represented the landlord, Altschuler & Co. Thanksgiving Tower is undergoing a $30 million renovation to its lobbies and common areas.
