FREDERICKSBURG, VA. — Coldwell Banker Commercial Elite has brokered the $5.6 million sale of The Free Lance-Star’s headquarters in downtown Fredericksburg. The 90,000-square-foot office building is located at 616 and 620 Amelia St., and the property’s 2.9-acre parking lot, which is part of the sale, is located at 700 and 710 William St. Local developer William Vakos Jr. purchased the property. Sandton Capital Partners, owner of Free Lance-Star Publishing Inc., says the newspaper plans to continue to operate out of the building for another year. Ben Keddie and Heather Hagerman of Coldwell Banker Commercial Elite brokered the transaction.

WISCONSIN — Time Equities Inc. has acquired four multi-tenant retail properties totaling 307,668 square feet in Wisconsin for $18.1 million. The acquisitions were made in two separate transactions. In the first deal, New York-based Time Equities acquired Geneva Commons, located at 800 N. Edwards Blvd. in Lake Geneva, for $1.3 million. Geneva Commons is shadow-anchored by Target and is 70 percent leased to tenants that include Mattress Firm, Sally Beauty and Maurices. Quantum Real Estate Advisors represented the seller, Ryan Cos., in the transaction. Mid-America Real Estate will be in charge of leasing the property. In the second deal, Time Equities acquired Oak Creek Centre, Park Plaza and Taylor Heights for $16.8 million. Oak Creek Center, located at 8571 S. Howell Ave. in Oak Creek, is 95,042 square feet. The center is 84 percent leased, and tenants include TJ Maxx, Petco and Dollar Tree. The 110,855-square-foot Park Plaza, located at 1140 S. 30th St. in Manitowoc, is 61 percent leased to tenants including Family Dollar, Papa Murphy’s, Hobby Lobby and Advance America. FESTUS, MO. — Bamboo Equity Partners has acquired a 19,000-square-foot shopping center in Festus, approximately 35 miles south of St. Louis for an undisclosed amount. The retail center, located at 332-356 Festus Drive, is comprised of two buildings that include tenants such as Edward Jones, Vantage Credit Union and Berkshire Hathaway. Intelica CRE brokered the transaction between Bamboo Equity Partners and the undisclosed seller. Intelica will also manage the property.

BRETTON WOODS, N.H. — Omni Hotels & Resorts has acquired The Omni Mount Washington Resort from CNL Lifestyle Properties for an undisclosed price. The resort is home to the Omni Mount Washington Hotel and Bretton Woods, a ski area and one of the largest Nordic touring centers in New England. The acquisition includes the Omni Mount Washington Hotel, the Omni Bretton Arms Inn, Bretton Woods Ski Area and Nordic Center, the Lodge at Bretton Woods, Mount Washington and Mount Pleasant golf courses, and 500 acres for future expansion and development. The resort recently underwent a $90 million expansion and renovation, which includes updated guest rooms and public spaces, a 25,000-square-foot spa, a 20,000-square-foot conference center, enhancements to the ski area and acquisition of the golf courses and development land. Omni Hotels & Resorts has been managing the resort since September 2009, and with this transaction, will transition into long-term ownership of the all-season property.

Riverline-Self-Storage-Cinnaminson-NJ

CINNAMINSON, N.J. — HFF has brokered the sale of Riverline Self Storage, a self-storage facility located at 1714 Bannard St. in Cinnaminson, a suburb of Philadelphia. Saratoga Springs, N.Y.-based Prime Group purchased the 381-unit property for $5.4 million. The two-building property totals 63,539 rentable square feet, with the property’s 381 climate-controlled units totaling 36,586 rentable square feet and occupying portions of both two-story buildings. The remaining 26,953 square feet is occupied by a combination of office, retail and warehouse tenants. Richard Schontz and Barbara Guffey of HFF represented the seller, a local private investor, in the transaction.

NEW YORK CITY — Aquazzura, a Florence, Italy-based shoe retailer, has leased 2,221 square feet of retail space at 935 Madison Ave. in Manhattan for its first U.S. location. Situated between 74th and 75th streets, the shoe retailer will occupy 1,144 square feet on the ground floor and 1,077 square feet on the lower level. The retail space features 17 feet of frontage on Madison Avenue, with the building’s original 1876 façade, as well as 18-foot ceilings on the ground floor and 10-foot ceilings on the lower level. Ariel Schuster, Jackie Totolo and Brandon Elias of RKF, along with Joel Isaacs and Joshua Lewin of Isaacs and Company represented the landlord, JZS Madison LLC, in the transaction. Marc Simon, also of Isaacs and Company, represented the tenant.

LOS ANGELES — Munger, Tolles & Olson LLP has leased 150,500 square feet at a 52-story office tower in Downtown Los Angeles. The building is located at 350 S. Grand Ave. It is referred to as “2 Cal.” The law firm specializes in litigation, corporate, labor and employment, environmental, real estate, financial restructuring and tax. It plans to relocate to the space in early 2017. The landlord is CIM Group.

AUSTIN, TEXAS — HFF has arranged the sale of and secured financing for Amber Oaks Corporate Center, a 10-building, 650,000-square-foot corporate office campus in Austin. HFF marketed the campus on behalf of the seller and represented Menlo Equities as the purchaser of Amber Oaks for an undisclosed amount. Additionally, HFF assisted Menlo Equities in securing financing through a national bank. Amber Oaks Corporate Center is situated on a 70-acre site adjacent to I-45 in the northwest submarket of Austin. Amber Oaks Corporate Center is 85 percent leased to tenants including AECOM/URS Corp., Deloitte, Xerox, Endo Pharmaceuticals, Office Depot and Toshiba. The property features basketball and tennis courts, outdoor seating areas and an adjacent 120,000-square-foot Life Time Fitness facility.

MCKINNEY, TEXAS — Marcus & Millichap has arranged the sale of Quality Inn McKinney, a 100-room hospitality property located in McKinney. Chris Gomes of Marcus & Millichap’s Dallas office, along with Allan Miller of the firm’s San Antonio office, marketed the property on behalf of the seller, a private investor. Gomes and Miller also procured the buyer, a private investor. Quality Inn McKinney is located at 1300 N. Central Expressway in McKinney, just south of West White Avenue. Constructed in 1981 and renovated in 2013, the asset is situated on approximately 3.8 acres. The economy hotel features an outdoor swimming pool, breakfast area, meeting space, fitness room and an on-site owner apartment.

ARLINGTON, TEXAS — CBRE Capital Markets’ Investment Properties has negotiated the sale of Serena Vista Apartments, a 120-unit, value-add multifamily community in Arlington. Des Moines, Iowa-based BHE Acquisitions purchased the asset from Cascades 120 LLC for an undisclosed amount. Dirk Goris and Chris Deuillet of CBRE’s Dallas office represented the seller. The 105,636-square-foot asset, located at 1519 San Francisco Court, was built in 1980. The complex consists of 15 different floor plans and offers efficiency, loft, one-, two- and three-bedroom options. It was 97 percent occupied at closing. Most of the units have received flooring and/or countertop and cabinet upgrades. Five units were recently updated with stainless steel appliances, kitchen backsplashes and fans.
