Derek Hargrove and Justin Miller of Marcus & Millichap’s Houston office marketed the property on behalf of the seller, a Houston-based private investor. Juan Cuevas, a senior associate in Marcus & Millichap’s Houston office, secured the buyer, an out-of-state private investor utilizing a 1031 tax-deferred exchange. Devon Office Park is located at 17300 El Camino Real in Houston.

ASBURY, N.J. — Compass Self Storage, a member of the Amsdell family of companies, has acquired a self-storage property located at 190 Route 173 West in Asbury for an undisclosed price. The property, which offers more than 64,000 net rentable square feet, features drive-up access, indoor climate-controlled units, digital surveillance, electronic access, online payments, truck rental and a full line of moving and packing supplies. Compass Self Storage has an improvement package planned for the property, including upgrading the interior sales office, rebranding the signage and adding additional lighting to the property. Operated by Compass Self Storage LLC, the property is the company’s 60th store opened under the Compass flag and its fifth location in New Jersey. The acquisition was made by separate affiliates of Cleveland, Ohio-based Amsdell Group LLC and Compass Self Storage LLC. The name of the seller was not released.

CONCORD, N.C. — Monmouth Real Estate Investment Corp., a publicly traded REIT, has purchased a new 330,717-square-foot industrial building located at 4690 Global Ave. N.W. in Concord, a northern suburb of Charlotte. Monmouth purchased the distribution center, which is net-leased to FedEx Ground Package System Inc., for nearly $32 million. The facility is located on a 59.4-acre site near I-85.

GENEVA, OHIO — Lee & Associates has arranged the $14.3 million sale of a manufacturing facility used for research and development in Geneva, approximately 50 miles northeast of Cleveland. Triple Net Acquisitions LLC purchased the single-tenant property from Chadbourne Industries and Austieboy LLC. The property consists of 239,454 square feet split between two buildings. The buildings were renovated in 2006 and 2008. At the time of sale, Hunter Defense Technologies (HDT Global Inc.) had 10 years remaining on a 15-year, triple-net lease. HDT Global is a manufacturer of products for mobile expeditionary missions in extreme environments for military, government, industrial and commercial market customers. Ryan Barr, Ryan Bennett and Joseph Greenberg of Lee & Associates represented the sellers in the transaction. Brian Garbutt of Lee & Associates represented the buyer.

MIAMISBURG, OHIO — Foresite Realty OH LLC, an affiliate of Foresite Realty Partners, has brokered the sale of an 117,410-square-foot shopping center in Miamisburg, a southwest suburb of Dayton, for an undisclosed price. Southland 75 Shopping Center is anchored by Hobby Lobby and Dollar Tree. The retail center, located at 8265-8361 Springboro Pike, is shadow anchored by Furniture Fair and the Dayton Mall. The buyer, an affiliate of RCG Ventures that specializes in value-add retail properties, was represented by Jeff Miller of RCG. Foresite Realty represented the undisclosed seller in the transaction.

AURORA, ILL. — Adelphia Properties has arranged the $2.7 million sale of a single-tenant, net-leased retail property in Aurora, approximately 40 miles west of Chicago. CVS/pharmacy occupies the 13,013-square-foot property located at 2360 W. Indian Trail. The freestanding building was developed in 2005. CVS/pharmacy has 16 years remaining on its lease term. Simeon Spirrison of Adelphia Properties represented the private investor in the all-cash transaction. The buyer is not a 1031 exchange buyer. Stan Johnson Co. represented the seller, also a private real estate investor.

TURLOCK AND FRESNO, CALIF. — Inland Real Estate Acquisitions Inc. has facilitated the acquisitions of two shopping centers in Turlock and Fresno. In the first transaction, Inland Real Estate Income Trust Inc. acquired Blossom Valley Plaza, a shopping center located at 2900 Geer Road in Turlock, for an undisclosed sum. Constructed in 1988, the 111,558-square-foot shopping center was 100 percent leased at the time of sale to a variety of tenants, including Raley’s grocery store, Wells Fargo, Supercuts, Subway, Papa John’s, GameStop and Jay’s Tires. Matthew Tice of Inland Real Estate Acquisitions Inc. facilitated the purchase on behalf of Inland Real Estate Income Trust. The name of the seller was not released. Additionally, Inland Real Estate Acquisitions facilitated the purchase of Marketplace at El Paseo, a 224,683-square-foot shopping center in Fresno, for an Inland-related party. Terms of the acquisition, including seller and purchase price, were not released.

DALLAS — Bart Dickinson of NorthMarq Capital’s Dallas office has arranged a $2.9 million acquisition loan for Dallas Arts Center, a 66,000-square-foot office property located at 2030 Main St. in Dallas’ central business district. The transaction was structured with a 15-year term and 25-year amortization schedule. NorthMarq arranged financing for the borrower through its correspondent relationship with a life insurance company.

HOUSTON — Holly Minter, David Schwarz and Tip Strickland of ARA Newmark represented a partnership between Invictus and Oak Coast Properties in the acquisition of Falls at Clear Lake Apartments in Houston. Minter, Schwarz and Strickland also closed an 80 percent loan-to-value, 10-year fixed rate loan through ARA Newmark’s Fannie Mae DUS platform. The Class B apartment community was built in 1983, features 400 units and offers one- and two-bedroom apartment homes located in the Clear Lake submarket.

Shay Calhoun negotiated the agreement on behalf of Boxer Property and worked with Bee Busy in the lease renewal process. 9896 Bissonnet St., located in southwest Houston, spans six stories with 108,229 square feet of office space for rent. The building is located between the 610 Loop and suburbs including Sugar Land, Missouri City and Stafford. Nearby amenities include the Westchase Business District and Memorial Hermann Southwest Hospital. Bee Busy Learning Academy is a 501(c) (3) nonprofit organization.
