MOUNT OLIVE, N.J. — Marcus & Millichap has arranged the sale of ITC Crossing North, a retail property located in Mount Olive. A private investor sold the 47,750-square-foot property for $5.9 million. Michael Lombardi and Jason Petrick of Marcus & Millichap represented the seller and buyer, a private investor, in the deal.

BOONVILLE, MO. — Binswanger has brokered the sale of a 250,000-square-foot industrial building in Boonville, about 25 miles west of Columbia. The sales price was not disclosed. The property is located at 2501 Boonslick Drive. Constructed in 1979 with renovations in 1988, the facility features 30-foot clear heights, 14,050 square feet of office space, 22 dock doors, two drive-in doors and parking for 310 vehicles. An individual buyer, Daniel E. Smith, purchased the property with plans to use it for speculative leasing of manufacturing or warehousing uses. Jim Medbery of Binswanger represented the undisclosed seller.

FLEMINGTON, N.J. — Sitar Realty Group has brokered the sale of a retail center located at 3 Walter Foran Blvd. in Flemington. Flemington Partners acquired the property from Arnav Investments for $5.6 million. The center features 36,408 square feet of retail space. Giorgio Vasilis of Sitar Realty Group brokered the transaction.

WORCESTER, MASS. — Northeast Private Client Group has negotiated the sale of Longfellow Manor Apartments, located at 1002-1008 Main St. in Worcester. Emerald Empire Inc. acquired the building from a Framingham, Mass.-based trust for $2.3 million, or $49,000 per unit. The value-add property features 39 one-bedroom units and eight two-bedroom units. Taylor Perun and Timothy McGeary of Northeast Private Client Group represented the seller and procured the buyer in the deal.

ODESSA, TEXAS — The Woodmont Co., a Fort Worth-based brokerage and development firm, has closed the sale of a 24,000-square-foot, freestanding retail building located at 5161 E. 42nd St. in the west Texas city of Odessa. Gal Avneri of The Woodmont Co. represented the seller, RW Odessa Holdings LP, in the transaction. Joseph Williams of The Woodmont Co. represented the buyer, Altitude Trampoline Park. The building was formerly occupied by Staples.

SCOTTSDALE, ARIZ. — ChargePoint has leased 10,000 square feet of office space at Riverwalk at Talking Stick in Scottsdale. The lease includes plans for the world’s largest electric vehicle (EV) charging network to install vehicle charging stations at the 176-acre, 1.5 million-square-foot, Class A office campus situated off Loop 101. Beard Real Estate Co. has brokered the sale of Montgomery Trace, a 94,893-square-foot shopping center situated on 14 acres at 20821 Eva St. in Montgomery, about an hour northeast of Houston. Anchored by a 31,760-square-foot Brookshire grocery store, the property was 92 percent leased at the time of sale. Jeff Tinsley of The J. Beard Co. represented the seller, Montgomery Trace Shopping Center DST, in the transaction.

MOORESTOWN AND BURLINGTON, N.J. — Brennan Investment Group has purchased a 26-building portfolio in Moorestown and Burlington, suburbs of Philadelphia, for an undisclosed price. Totaling 1.3 million square feet, 24 of the properties are located in Moorestown with the remaining two in Burlington. Brennan plans to open a regional office in one of the Moorestown properties. The Flynn Company will handle leasing and property management of the portfolio. The name of the seller was not released.

SARATOGA SPRINGS, N.Y. — Sitar Realty Co. has arranged the acquisition of 6,272 self-storage units across the Northeast. Saratoga Springs-based Prime Group Acquisitions purchased the properties, which total 673,588 square feet, for $124.4 million. The properties are located in Clinton, Lindenwold, Phillipsburg and Washington, N.J.; Brookfield, Farmington, Newington and New Milford, Conn.; Boston, Hyde Park, Quakertown, Somerville and South Boston, Mass.; and Fairless Hills, Pa. Bill Sitar Jr. of Sitar Realty Co. brokered the transactions. The names of the sellers were not disclosed.

HACKENSACK, N.J. — NAI James E. Hanson has arranged the sale of an industrial building located at 174 Union St. in Hackensack. Ninth Avenue Properties sold the 5,800-square-foot property to Petaks Kosher Foods Catering for an undisclosed price. As part of the transaction, the seller negotiated a leaseback for 300 square feet of office space at the property. The property is a two-story industrial/USDA processing plant with full cooking, preparation and refrigeration equipment, as well as second-floor storage and six parking spaces. Petaks Kosher Foods Catering plans to relocate its operations from Fair Lawn, N.J., to the new property. Anthony Cassano of NAI Hanson represented the seller in the transaction.
