Constructed in 1999 on 35 acres, Lakeside at Coppell includes 45 two-story apartment buildings boasting one-, two-, three- and four-bedroom configurations. Layouts average 1,221 square feet and amenities include attached garages, washer-dryer connections, granite countertops and stainless steel appliances. Lakeside at Coppell was 96.2 percent occupied as of Oct. 6, and has average in-place rents of $1,698. HOUSTON — Houston-based Baker Katz has completed a 3,469-square-foot lease on behalf of Crossroads Trading, which will open its first Texas location in central Houston’s Montrose neighborhood in the Westmont building. Crossroads Trading offers used clothing and accessories. Customers can buy, sell or trade their in-season clothing and accessories at the store. NEW YORK CITY — Marcus & Millichap has arranged the sale of a mixed-use property located at 1208 Nostrand Ave. in Brooklyn. The 7,128-square-foot asset sold for $2.2 million. BLOOMFIELD, CONN. — Westbrook, Conn.-based Lyman Real Estate has brokered the sale of 21 acres of land at 2 Mucko Road, located at the corner of Woodland Avenue in Bloomfield. Vernon Hills, Ill.-based Deringer-Ney Inc. acquired the property for $850,000. The buyer develops precious metal alloys and precision components for the medical device, automotive, semiconductor, aerospace and appliance industries. JERSEY CITY, N.J. — SunGard Financial Systems LLC has signed a long-term lease for 41,061 square feet of space at Harborside Plaza 3 in Jersey City. The leading global financial software company will occupy the office space through 2023. Harborside offers 3.1 million square feet of Class A office space and first-class amenities, including retail, restaurants, a waterfront walkway and a Hyatt Regency hotel. CHARLOTTE, N.C. — Charlotte-based Beacon Partners has purchased Park Village, a 92,222-square-foot mixed-use asset located at 1520 South Blvd. in Charlotte, for $21.7 million. Located adjacent to the LYNX light rail station in Charlotte’s South End neighborhood, the property features one floor of ground-level retail space and two stories of office space. Park Village’s tenant roster includes Aveda Institute, Beasley Media Group and Carrabba’s. Patrick Gildea led CBRE in representing the sellers, Ferncroft Capital and PRP LLC, in the transaction.
GRAY COURT, S.C. — Binswanger has brokered the $3.1 million sale of a 91,264-square-foot, single-story industrial building located at 100 ISO Parkway in Gray Court. The facility is situated on a 20-acre lot roughly two miles south of I-385. The property features a six-foot concrete floor, insulated metal walls and roof, ceiling heights ranging from roughly 26 feet in the warehouse to more than 50 feet in the production area, metal halide lighting, sprinkler system, 4,900 square feet of office space, seven dock-high doors and one drive-in door. In addition, the property includes an on-site rail spur provided by Rail America via a short line connection to CSX. Mogul Novwovens, a Turkish producer of medical and personal wet wipes, purchased the facility for manufacturing and to expand its product line. Mogul plans to hire 38 employees and begin operating out of the facility in the second quarter of 2016. The company purchased the asset from Polymer Group Inc. Shaun Kirchin and Doug Faris of Binswanger represented Polymer Group in the transaction.
JACKSON AND GRAND RAPIDS, MICH. — Mid-America Real Estate-Michigan has negotiated two retail leases totaling 28,146 square feet. Party City has inked a deal for a 25,746-square-foot freestanding building located at 1510 North West in Jackson. The lease term is for 10-years. Brad Rosenberg, Tony Schmitt and Adam Goodman of Mid-America represented Party City in the transaction. CBRE represented the landlord who is undisclosed. Potbelly Sandwich Shop signed a 10-year, 2,400-square-foot lease in Knapp’s Crossing in Grand Rapids. Rosenberg and Goodman represented Potbelly. The landlord in the transaction is undisclosed.
WAUKESHA AND WAUWATOSA WIS. — Siegel-Gallagher has arranged two leases totaling 8,078 square feet in Southeast Wisconsin. Flexible Finance of Wisconsin LLC has leased 1,500 square feet of retail space from Garni Properties WI LLC. Sunset Retail Center is located at 530 W. Sunset Drive in Waukesha, approximately 20 miles west of Milwaukee. Devin Tessmer and Shaun Dempsey of Siegel-Gallagher arranged the transaction. In a separate leasing deal, Saint A Inc. will occupy 6,578 square feet of office space at the Forum, located at 3333 N. Mayfair Road in Wauwatosa, a western suburb of Milwaukee.
