WORCESTER, MASS. — Worcester Building Systems Inc. has acquired a land parcel at 100 Wall St. in Worcester. City View Apartments LLC sold the site, which is the former site of the El Morocco Restaurant, for $850,000. The buyer plans to develop a 60-unit residential apartment building on the site. Drew Higgins and Paul Matt of Kelleher & Sadowsky Associates represented the seller in the transaction.

HAMILTON, N.J. — Mercer Realty LLC has completed the disposition of Nottingham Shopping Center in Hamilton. An affiliate of PAG Investments purchased the 24,396-square-foot retail center for $6.4 million. Situated on approximately six acres at 2021 Nottingham Way, three-building property is occupied by a freestanding Walgreens, Dunkin’ Donuts and Aromaz Carpet. Chris Munley and Jose Cruz of HFF represented the seller, while Chaim Dahan of The Dahan Law Firm represented the buyer in the transaction.

PORTLAND AND AUBURN, MAINE — CBRE | The Boulos Company has arranged two transactions in Maine. In the first transaction, Wayne Enterprises LLC has acquired a retail and office investment property at 622-624 Congress St. in Portland. The 21,112-square-foot property is currently occupied by United States Postal Service and Mercy Hospital. The seller was Stone Coast Properties LLC. Joe Porta of CBRE | The Boulos Company arranged the transaction. In the second transaction, CEVA Logistics signed a lease for 47,000 square feet of industrial space at 55 Logistics Dr. in Auburn from Gendron & Gendron Inc. Craig Young and Chris Paszyc of CBRE | The Boulos Company arranged the transaction. The sales prices of the transactions were not released.

HOUSTON — HFF has arranged the sale and financing for Summer Cove, a 376-unit apartment community in southeast Houston. HFF marketed the property on behalf of the seller, Edgewood Properties. Westmount Realty Capital purchased the asset for an undisclosed amount. In addition, HFF secured a seven-year, 3.9 percent, fixed-rate acquisition loan on behalf of the buyer through Freddie Mac’s CME program. The securitized loan will be serviced by HFF through its Freddie Mac program plus seller/servicer program. Situated on 13.8 acres, Summer Cove is located at 725 FM 1959 just off I-45. The property is 99.5 percent occupied and includes one- and two-bedroom floorplans averaging 729 square feet. Community amenities include three swimming pools, a fitness center, business center, covered parking and gated access. Todd Stewart, Todd Marix, Chris Curry and JC Clemens led the HFF investment sales team representing the seller. Tyler Ford led HFF’s debt placement team.

COLLEGE STATION, TEXAS — Marcus & Millichap has arranged the sale of Aggieland Inn (formerly Ramada), a 167-room hospitality property located in College Station. Chris Gomes of Marcus & Millichap’s Dallas office, along with Allan Miller of the firm’s San Antonio office and Jake Gaddy of the Austin office, marketed the property on behalf of the seller, a limited liability company. Gomes procured the buyer, a private investor. Nick Fluellen and Bard Hoover of Marcus & Millichap’s Dallas office referred the seller to Gomes. Fluellen and Hoover previously represented the seller during the acquisition and disposition of student housing apartment assets. Aggieland Inn is located at 1502 Texas Ave. S., one block from the Texas A&M University campus. Built in 1972, the hotel is situated on roughly four acres. The hotel includes an outdoor swimming pool, a banquet hall and a restaurant and lounge. The buyer is planning a multimillion-dollar renovation before reopening in the first quarter of 2016.

FORT WAYNE, IND. — Bradley Co. has arranged three leases totaling 10,572 square feet in Fort Wayne. In the first transaction, Convoy Safety Technologies LLC inked a deal to occupy 5,400 square feet of industrial space located at 6049 Highview Drive. Kienan O’Rourke of Bradley represented the tenant in the transaction. The landlord was undisclosed. In a second leasing deal, Benchmark Family Services Inc. agreed to take 3,300 square feet of office space owned by Crown Properties 2 LLC and located at 1625 Magnavox Way. Russ Jehl of Bradley represented both parties in the transaction. In the third deal, Rivers Edge Construction took 1,872 square feet of industrial space located at 7616 DiSalle Boulevard. Russ Jehl of Bradley represented both the landlord, 7616 DiSalle Boulevard Partnership, and the tenant, in the transaction.

ORLANDO, FLA. — HFF has arranged the $21.1 million sale of Southchase Village, a 229,410-square-foot, grocery-anchored shopping center located at 12381 S. Orange Blossom Trail in Orlando. The center’s tenant roster includes Aldi, Bealls Outlet, Ross Dress for Less, Fallas Paredes, Planet Fitness, Tuesday Morning and a seven-screen Touchstar Cinemas. Brad Peterson and Whitaker Leonhardt of HFF represented the seller, Equus Capital Partners Ltd., in the transaction. Viking Partners LLC purchased the property from Equus free and clear of existing debt.

Horizons Office Building West Palm Beach

WEST PALM BEACH, FLA. — CBRE has brokered the $10.2 million sale of Horizons Office Building, an eight-story, 64,247-square-foot asset located at 1401 Forum Way in West Palm Beach. AW Horizons LLC purchased the office building and an attached parking garage from Pebb Forum LLC. Scott O’Donnell, Dominic Montazemi, Miguel Alcivar, Greg Miller and Anthony Librizzi of CBRE represented the seller in the transaction. Additionally, Jason Hochman of CBRE arranged an $8 million, 10-year acquisition loan through an unnamed CMBS lender on behalf of the buyer.

HOLLYWOOD, FLA. — Aztec Group Inc. has arranged the $6.6 million sale of a three-story, 20,000-square-foot office building located at 3801 Hollywood Blvd. in Hollywood, a city in South Florida’s Broward County. Bank of America anchors the multi-tenant property. Howard Taft and Charles Penan of Aztec Group brokered the sale and arranged a five-year, $3.9 million acquisition loan through City National Bank on behalf of the buyer, an affiliate of New York-based RAF Ridge. The loan features a fixed 4.25 percent interest rate and a 25-year amortization schedule.
