INDIAN LAND, S.C. — HFF has arranged the $10.1 million sale of a retail development site in Indian Land, located 20 miles south of Charlotte, N.C. The 58.5-acre site will be the future home of The Promenade at Carolina Reserve, an open-air retail center. Travis Anderson, Richard Reid, Thomas Kolarczyk and Cory Fowler of HFF represented the seller, Lennar Corp. The Hutton Co. purchased the asset. The Promenade at Carolina Reserve will be home to Burlington, Ulta Beauty, Hobby Lobby, Petco, T.J. Maxx and Rack Room Shoes. The center will also include outparcels for future development.

LACEY, WASH. — Dermody Properties has purchased Meridian Campus Corporate Park, a 777,579-square-foot industrial park in the Seattle submarket of Lacey, for an undisclosed sum. The park is located at 9107, 9127 and 9225 Polaris Lane. Meridian Campus Corporate Park contains three Class A buildings that feature 30-foot clear heights. The acquisition also includes 18 acres of land where Dermody plans to develop a new distribution building. The new facility will contain 318,028 square feet with a 36-foot clear height and 80 trailer parking stalls. Construction is expected to begin this November. CBRE’s Monte Decker and Andrew Hitchcock will market the property for lease. Dermody acquired the park from the California State Teachers’ Retirement System (CalSTRS).

SOUTHERN CALIFORNIA — JCH Senior Housing Investment Brokerage has arranged the sale of an assisted living facility in Southern California for $9.6 million. The name of the 97-unit property was not disclosed. Both the buyer and seller are local, single-asset operators. Jim Hazzard and Nick Stahler were the lead agents on the transaction.

Equus Capital Partners sold the property to Carruth Capital for $40.7 million. Situated on 46 acres, the 384,000-square-foot property comprises 1700, 1800, 1900 and 2000 W. Park Drive. At the time of sale, the property was 90 percent occupied. Dave Pergola and Brian Doherty of CBRE/NE represented the seller and procured the buyer in the deal.

Todd Sussman and Josh Goldine of Colliers were the sole brokers in the transaction.

NEW YORK CITY — GFI Realty Services has brokered the sale of an industrial property, located at 237, 245 and 247 Kent St. in the Greenpoint section of Brooklyn. An undisclosed buyer acquired the property for $5 million. The buyer plans to use property, which comprises three contiguous parcels, as a warehouse and office facility. Sasha Berg of GFI Realty represented the undisclosed seller and buyer in the transaction.

PORTLAND, MAINE — HFF has brokered the sale of Residence Inn Portland Downtown/Waterfront hotel, located at 145 Fore St. in downtown Portland. Norwich Partners sold the 179-suite property for an undisclosed price. Completed in 2009, the five-story property features suites fully equipped kitchens, the Shipyard Lounge, 1,235 square feet of event space, an outdoor courtyard, a business center, a fitness center, an indoor pool and complimentary hot breakfast. Denny Meikleham, Alan Suzuki and Matthew Enright of HFF represented the seller and procured the undisclosed buyer. The hotel was purchased unencumbered of management.
