NEW YORK CITY — An undisclosed buyer has acquired a retail building located at 41-19 Bell Blvd. in the Bayside neighborhood of Queens. The single-story, 4,648-square-foot property sold for $4 million, or $860 per square foot, in an all-cash transaction. The property is currently net leased to a Lucille Roberts gym. Zoned for mixed use with residential and commercial options, the property features a mezzanine and lower levels, as well as 11,426 buildable square feet. Stephen Preuss of Cushman & Wakefield handled the transaction. The name of the seller was not released.
ONEONTA, N.Y. — Marcus & Millichap has brokered the sale of Clinton Plaza, a retail property located on Main Street in Oneonta. A limited liability company acquired the 44,666-square-foot property for $3.5 million. Chip Collins, Anthony Asencio, Alan Cafiero and Ben Sgambati of Marcus & Millichap’s New Jersey office represented the seller, a private investor. Asencio, Sgambati and Cafiero also represented the buyer in the sale. J.D. Parker, also of Marcus & Millichap, assisted in closing the transaction.
MONROE, N.C. — Monmouth Real Estate Investment Corp., a publicly traded equity REIT specializing in net-leased industrial properties, has sold its 160,000-square-foot industrial building in Monroe to its tenant for $9 million. The tenant, Charlotte Pipe and Foundry Co., is a plumbing systems manufacturer based in Charlotte. Monmouth’s portfolio now spans 13.8 million square feet of single-tenant, net leased industrial assets with a current occupancy rate of 97.6 percent.
BRASELTON, GA. — Skyline Seven Real Estate has brokered the $5.1 million sale of Mulberry Walk, a 31,186-square-foot shopping center in Braselton, a northeast suburb of Atlanta. The property comprises three buildings located across from the Chateau Elan Winery and Resort. Elliott Kyle of Skyline Seven represented the seller, the shopping center’s developer, in the transaction. Franklin Adams of Adams Development Co., represented the buyer, a large private investor. Mulberry Walk was 97 percent leased at the time of sale.
RENO, NEV. — Legacy Sports International has leased 50,000 square feet of distribution space at the Reno Aircenter. The center is located at 4674 Aircenter Circle in Reno. Legacy Sports is a civilian firearms and accessories distributor. Steve Kucera, J. Michael Hoeck, Dave Simonsen and Michael Nevis of NAI Alliance Industrial Properties represented the landlord.
NEW YORK CITY — Cushman & Wakefield has arranged the sale of a property located at 206-212 Wadsworth Ave. in Manhattan’s Washington Heights. Caerus Group acquired the property for $8 million in an all-cash transaction. The buyer plans to construct a new development on the site, which offers 97,422 square feet of buildable space. The previous owners, Wadsworth Avenue Baptist Church Inc., will occupy a condominium at the new development, which will replace the existing structure. Robert Shapiro of Cushman & Wakefield handled the transaction.
DALLAS — Real estate developer Harwood International has signed a new lease agreement in the district of Harwood with the law firm McDermott Will & Emery LLP. Harwood International signed a 25,267-square-foot lease at Saint Ann Court. Jihane Boury of Harwood International negotiated the lease with Jim Graham of Colliers International. McDermott Will & Emery moved from their Turtle Creek offices to Harwood Sept. 1. IRVING AND FORT WORTH, TEXAS — Bill Bledsoe of Henry S. Miller has arranged two property sales in metro Dallas. Bledsoe brokered the sale of a 0.77-acre office pad site at 727 W. Airport Freeway in Irving. The property housed a 3,939-square-foot building and features freeway frontage. Hangrove Interests purchased the property from VTC Westway Investments and will refurbish the office building for a long-term tenant. Bledsoe also represented the seller in the disposition of a 10-acre site in Fort Worth. The buyer may develop the property, located at 8421 Meadowbrook Drive, into residential space. COLUMBIA, S.C. — Spencer/Hines Properties has brokered the $14.3 million sale of Bentley at Broad River Apartments, a 272-unit complex situated on 17.6 acres in Columbia. Scott Manhoff and Craig Jacobs of Spencer/Hines represented the seller, Intermark Bentley LLC, in the sale. The buyer was Salt Lake City-based RealSource Property Consulting LLC.
