WINCHESTER, MASS. — SVN | Parsons Commercial Group | BOSTON has brokered the sale of an office/flex property located at 29 East St. in Winchester. Little Flippers Swim School Inc. purchased the 18,000-square-foot property for $1.9 million from Devereaux Trust. The buyer plans to renovate the building to accommodate a year-round, indoor swim school for children. Marci Alvarado and Jake Parsons of SVN | Parsons Commercial Group | BOSTON represented the buyer, while Glenn Rhudda and John Webster of Mohr Partners represented the seller in the transaction.

HALTOM CITY, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Bellagio at Beach Street, a 398-unit apartment complex in Haltom City. Will Balthrope and Drew Kile of IPA represented the seller and procured the buyer in the transaction. The community is located at 4200 Northern Cross Blvd., seven miles from downtown Fort Worth and one mile from I-35. The community is located near the 1,300-acre Mercantile Center business park, which is home to nearly 70 companies and more than 10,000 employees. Amenities at Bellagio at Beach Street include a gated entrance, attached garages, covered parking, business center, swimming pool, barbecue grills, fitness center, playground and an outside fire pit. Apartments feature a private patio or balcony, dishwashers, garbage disposals and ceiling fans.

DALLAS — Greysteel has arranged the sale of Milano, a 16-unit multifamily building in Dallas. Boyan Radic, Doug Banerjee, Andrew Mueller and John Marshall Doss of Greysteel represented the seller, Cutch Inc., in the sale. Old East Milano LLC was the buyer. Milano includes one-bedroom, one-bath apartments with three floor plans. The property is close to major employment centers, retail and entertainment options.

ROUND ROCK, TEXAS — Nordic Realty Partners purchased Oak Creek Apartments in Round Rock on Aug. 13. Daniel Elam of Muskin Commercial LLC represented the California-based seller in the transaction. Nordic was self-represented. Located at 301 S. Burnet St, Oak Creek sits near Round Rock’s downtown square. The property includes 12 one-bedroom units, eight two-bedroom units, a laundry room and a courtyard. The purchase also includes additional land for potential future expansion.

LOUISVILLE, KY. — Marcus & Millichap has arranged the $5.8 million sale of Sawyer Shops, a 23,408-square-foot shopping center located at 2809 N. Hurstbourne Parkway in Louisville. The property is an unanchored, multi-tenant retail center that is 100 percent leased. Brian Munn and Ethan Armentrout of Marcus & Millichap’s Atlanta office teamed up with Larry Hausman of the firm’s Louisville office to represent the seller in the transaction. Aaron Johnson of Marcus & Millichap’s Louisville office assisted in closing the transaction. Both the buyer and seller were in 1031 tax-deferred exchanges.

NEW YORK CITY — Brooklyn Standard Properties (BSP) has acquired a four-story, mixed-use building located at 116 Bedford Ave. in Brooklyn’s Williamsburg neighborhood. FAO Corp. sold the 6,000-square-foot property for $5.2 million. The building features eight apartment units, which BSP plans to convert into four two-bedroom units, one three-bedroom unit and a one-bedroom unit. BSP also plans to extend the rear of the building by 1,000 square feet on the first floor, converting the ground-floor space into a 2,500-square-foot commercial space. Brendan Maddigan of Cushman & Wakefield represented the seller in the transaction.

SANTA ROSA, CALIF. — Codding Enterprises LP has completed the disposition of the fully leased Cleveland Shopping Center in Santa Rosa to Hornstein Investments for $16.3 million. Situated on 3.5 acres, the two-building, 52,340-square-foot retail center is leased to Dick’s Sporting Goods and Patelco Credit Union. Dan Wald, Eric Kathrein, Justin Sharp and John Schaefer of DTZ represented the seller, while Bob Tuller of DTZ represented the buyer in the transaction.

PARAMUS, N.J. — Marcus & Millichap has arranged the sales of two shopping centers in Paramus. In the first transaction, Sprout Brook Shopping Center traded for approximately $14.8 million, or $680 per square foot. The multi-tenant property offers 21,875 square feet of retail space. In the second transaction, Franklin Commons, a 43,327-square-foot shopping center and medical office building, sold for $14.8 million, or $342 per square foot. Alan Cafiero and Ben Sgambati of Marcus & Millichap represented the undisclosed sellers in the two separate transactions and procured the undisclosed buyer for Sprout Shopping Center. John Abuja, also of Marcus & Millichap, secured the undisclosed buyer of Franklin Commons. Both assets were acquired as part of a 1031 exchange transaction.
