DUBLIN, CALIF. — Dublin-based Ross Stores Inc. will open five new Ross Dress for Less locations in Tennessee, Indiana, North Carolina and Illinois. New stores include a location at Thatcher Woods Center, 12 miles northwest of downtown Chicago; a location at Kensington Center in Plainfield, Illinois; a location at Lincolnton Center, 40 miles Northwest of Charlotte, North Carolina; a location at Village Commons in Evansville, Indiana; and a location at The Crossings at Dickson in Dickson, Tennessee. All locations are set to open July 18.

MILWAUKEE, WIS. — Hammes Partners has closed on Hammes Partners II LP, a U.S. healthcare real estate private equity fund. Milwaukee-based Hammes Partners received $430 million in capital commitments, significantly over its original target of $300 million. The Hammes platform is focused exclusively on U.S. outpatient healthcare real estate, including investments in existing assets, entitled development projects and adaptive reuse opportunities. Institutional investors that committed capital to the fund include endowments, foundations, pension funds, insurance companies, fund of funds and family offices.

BEVERLY HILLS, MO. — Kwame Building Group Inc. (KWAME) is serving as project manager for a new $5.7 million firehouse, located at 7100 Natural Bridge Road in Beverly Hills, a city in St. Louis County. The Northeast Ambulance and Fire Protection District (NEAFPD) has contracted with KWAME on the project. The architect is JEMA. The 27,500-square-foot, two-story brick and stone firehouse will include five vehicle bays and a two-story structure for the District headquarters office. The facility will also house training and community classroom space. Built to resist seismic and high-wind events, the facility will serve as a natural disaster relief center for local residents. An employee-owned company, St. Louis-based KWAME provides estimating, scheduling, project planning, value engineering and other project management services as an independent advocate for owners and developers.

PLANO, TEXAS — Pierson Retail Advisors (PRA) has arranged the sale of Ruisseau Village, a 124,567-square-foot shopping center. The property is located at the northwest corner of West Parker Road and North Central Expressway in Plano. PRA represented the seller, West Plano Retail LLC, in the transaction. A California-based buyer purchased the asset for an undisclosed price. Jennifer Pierson and Beth Pierson of PRA’s Dallas office arranged the sale.

The property will be redeveloped as Bridges by EPOCH at Nashua, a 54-bed assisted living memory care community slated to open in fall 2016. National Development and Epoch Senior Living have partnered to acquire and redevelop the property. BEAVERTON, ORE. — Holland Acquisition Co. LLC has acquired Wyndham Park I & II, a pair of multifamily communities in Beaverton, for a total of $63.9 million. Wyndham Park I sold for $34.5 million, or a per-unit price of $151,342, while the second community went for $29.4 million, or $150,738 per unit. Wyndham Park I contains 228 units that were built in 1996. The community is located at 14700-14790 Southwest Scholls Ferry Road. It features one-, two- and three-bedroom layouts. Community amenities include two swimming pools, a spa, sauna, wading pool, clubhouse, playground, fitness center, barbeques, a business center and bicycle storage. Wyndham Park II contains 195 units that were constructed in 1987. The community is located at 11600 SW 147th Terrace. Common-area amenities include a swimming pool, sauna, spa, fitness center, clubhouse, playground, car care areas and garages. The two communities share an entryway across from Murray Scholls Town Center. They are walking distance to Progress Ridge Townsquare, which is anchored by New Seasons Market. The company has arranged the sale of a retail property known as The Empire Room, a 10,125-square-foot, single-tenant building in the Dallas Design District. The Empire Room is located at the southwest corner of North Riverfront Boulevard and Leslie Street. PRA represented the seller, Prescott Interests 1225 Riverfront Ltd., in the transaction. A Dallas buyer purchased the asset for an undisclosed price. The Empire Room is an event venue offering 7,500 square feet of interior space, along with outdoor space to accommodate as many as 1,000 guests.

NEW YORK CITY — Besen & Associates has brokered the sale of a commercial property located 124-22 Queens Blvd. in the Kew Gardens district of Queens. The property sold for $6.5 million, or $664 per existing square foot and $154 per buildable square foot. Built in 1948, the two-story building consists of two ground-floor retail spaces and two office spaces on the upper floor. The buyer plans to demolish the existing structure and construct a mixed-use development, including residential, retail and office space, on the site. Amit Doshi of Besen & Associates represented the seller, while Ronnie Shaban, also of Besen & Associates, represented the buyer in the transaction.
