CHARLOTTE, N.C. — Preferred Apartment Communities Inc. (PAC) has acquired Citypark View, a newly constructed, 284-unit multifamily community in Charlotte, for approximately $32.7 million. The Class A property was roughly 96 percent occupied at the time of sale. PAC purchased the asset through a wholly owned subsidiary and financed the acquisition using a $22.1 million first mortgage loan from JLL, which intends to assign the loan to Freddie Mac within 60 days. The seven-year loan bears a fixed interest rate of 3.27 percent and features a 30-year amortization schedule.

Flint’s Crossing Auburn

AUBURN, ALA. — Merchants Retail Partners (MRP) has purchased Flint’s Crossing, a 100,000-square-foot shopping center located at 1550 Opelika Road in Auburn. Anchor tenants of the shopping center include Earth Fare and Panera Bread. The retail property is the cornerstone of the Opelika and University roads intersection, the busiest intersection in Auburn. MRP is planning a comprehensive redevelopment of the center that includes exterior renovations, fascia and signage upgrades and hardscape improvements. The acquisition and center improvements coincide with the intersection improvements that are part of the City of Auburn-Opelika Road Improvement District. The new improvements include new bike paths, pedestrian sidewalks, enhanced lighting and curated landscaping.

TROY, MICH. — The Solomon Organization has acquired Somerset Park, a 2,226-unit apartment community in Troy. Developed in the mid-1970s and located off Big Beaver Road, the property, which features a nine-hole golf course, is adjacent to the Somerset Collection, a luxury regional shopping mall, as well as the Somerset Hotel, Whole Foods Market and office buildings. Solomon plans to renovate the apartment interiors and upgrade commons areas, including recreational facilities. The Solomon Organization has acquired more than $500 million of residential property in the last 24 months, including 5,391 apartment units. The company now owns more than 12,700 apartment units in five states. The name of the seller and acquisition price were not released.

CHICAGO — Marcus & Millichap has arranged the sale of a three-story apartment building with an adjacent buildable lot at 1656 W. Erie St. in Chicago. The six-unit asset sold for $1.2 million. Kyle Stengle and Joseph Bergman of Marcus & Millichap’s downtown Chicago office represented the seller, a private investor, and secured the buyer, a private investor, in the transaction.

MISHAWAKA AND TERRE HAUTE, IND. — Veritas Realty has brokered two leases, totaling 58,977 square feet, for Fresh Thyme Farmers Market in Indiana. In the first transaction, Fresh Thyme Farmers Market leased 30,268 square feet at 5514 Grape Road in Mishawaka near South Bend. Tim Mehall of Newmark Grubb Cressy & Everett represented the landlord in the transaction. In the second deal, Fresh Thyme Farmers Market leased 28,709 square feet of retail space at Honey Creek Marketplace in Terre Haute, approximately 85 miles southwest of Indianapolis. Larry Davis of Sitehawk Retail represented the landlord in the transaction. Jamison Downs and Kyle Hughes of Veritas Realty represented the tenant in both transactions.

BEAUMONT, TEXAS — NAI Wheeler, in conjunction with NAI Partners, represented Mustang Cat in the purchase of 12 acres located in Beaumont. Mustang Cat, an authorized Caterpillar dealer in Southeast Texas, is experienced in heavy construction machinery, compact construction equipment, power systems, on-highway trucks and equipment rental and support services in the industrial equipment industry. Lee Wheeler and Erica Goss of NAI Wheeler, along with Dan Boyles of NAI Partners, represented Mustang Cat during negotiations.

EL PASO, TEXAS — CBRE has arranged two long-term lease renewals for logistics tenants in El Paso. The buildings are part of a larger industrial portfolio purchased by Phoenix-based ViaWest Group earlier this year. Foreign trade and door-to-door logistics services firm Jichasa renewed a 20,000-square-foot lease at 7189 Merchant Ave., with plans for future expansion. The El Paso operations support a powdered milk supplier in Chihuahua, Mexico. Third party logistics provider Superior Transport & Logistics Inc. also renewed a 20,000-square-foot lease at 7157 Merchant Ave. Since acquiring the four-building, 245,745-square-foot portfolio in March, ViaWest Group has installed new roofing, resurfaced the parking lots and updated the exterior paint. Additional renovations are planned for the future. The portfolio is 58 percent occupied. Arturo De la Mora with CBRE’s El Paso office represented the landlord in lease negotiations.

TEMPLE, TEXAS — Treetop Development has added its seventh Texas U.S. Department of Housing and Urban Development (HUD) -sponsored apartment complex with the recent acquisition of Wayman Manor in Temple. Situated at 1811 E. Ave. K, Wayman Manor consists of 160 one-, two- and three-bedroom rent-assisted apartments. Wayman Manor was part of a larger portfolio-style acquisition of four rental complexes by Treetop Development. Treetop purchased all four assets, which total 588 units, from GHC Housing Partners of Sherman Oaks, Calif., for $22.1 million. The acquisition brings the number of homes acquired by Treetop Development from HUD in the past two years to more than 5,000. Marcus & Millichap represented Treetop Development in the transaction. WICHITA, KAN. — Marcus & Millichap has brokered the sale of The Shores Apartments, a 342-unit multifamily property located at 2701 S. Emporia St. in Wichita. Kirkland, Wash.-based Weidner Apartment Homes purchased the property for an undisclosed price from a Florida-based private investor. Built in 1985, the property consists of 19 three-story buildings with 174 one-bedroom/one-bath units and 168 two-bedroom/two-bath units. Apartment amenities include private patios/balconies, eat-in kitchens, dishwashers, disposals and ovens with ranges. Community amenities include a pool, clubhouse, business center, fitness center, playground, tennis court, on-site management and maintenance staff, dry cleaning services and laundry facilities. Brett Meinzer, Michael Sullivan, Grant Kollman, Alex Blagojevich and David Gaines of Marcus & Millichap represented the seller in the transaction. Greg Bates, also of Marcus & Millichap, is the broker of record in Kansas.
