NEW YORK CITY — Cushman & Wakefield has brokered the sale of a development site located at 186 Greenpoint Ave. in Brooklyn’s Greenpoint neighborhood. The asset sold for $2.5 million, or $348 per square foot, in an all-cash transaction. The 25-foot by 112.5-foot lot features 7,194 buildable square feet for residential development. Additionally, plans have been approved by the Department of Building to construct a five-story six-unit residential building on the property. Brendan Maddigan of Cushman & Wakefield handled the transaction. The names of the seller and buyer were not disclosed.

HOUSTON — National Asset Services (NAS) has arranged the sale of 602 Sawyer St. on behalf of 22 tenant-in-common co-owners. The property, an 85,923-square-foot, seven-story office building, is located in the Midtown submarket of Houston. The tenant-in-common investors purchased the property in 2008. Originally built in 1982, the office property underwent renovations in 1999. NAS represented the tenant-in-common group during the negotiations that resulted in the sale for an undisclosed amount to Houston-based Griffin Partners, who represented themselves in the transaction. NAS assumed asset management responsibility of the property in February 2013 and oversaw several property improvement projects including a remodeling project of the corridors, elevator cabs and restrooms. Prior to the sale, NAS renewed the lease of one of the property’s major tenants, the Houston Police Officer’s Pension System, for a 12,670-square-foot space. At the time of sale, the property was 92 percent leased.
HOUSTON — NAI Partners represented Electro-Tech Industries in the acquisition of a 115,000-square-foot industrial building located at 303 W. Little York in Houston. Founded in 2000, Electro-Tech Industries (ETI) offers custom design, manufacturing, testing and field service for electrical power distribution equipment and systems. David Boyd and Greg Barra with Boyd Commercial represented the seller, EJKeith Commercial Properties LP, during negotiations. ANN ARBOR, MICH. — Oxford Cos. has acquired McMullen Properties, a 704,000-square-foot portfolio of office properties located on the south side of Ann Arbor, from a local undisclosed seller. Valued at more than $100 million, the portfolio includes 22 buildings in three separate business parks: Atrium Office Center, Eisenhower Commerce Center and Valley Ranch Business Park. At the time of sale, the portfolio was 98 percent occupied by a variety of tenants, including University of Michigan, St. Joe’s, Nexient and Google. Additional terms of the transaction were not released.
APPLETON, WIS. — HREC Investment Advisors has arranged the sale of Microtel Inn & Suites Hotel in Appleton, approximately 30 miles southwest of Green Bay, Wis. Wisconsin-based Rajshyamaji LLC acquired the 79-room hotel for an undisclosed price. The new owners plan to renovate the property. Ted Anka of HREC represented the seller, Inditel Property Management, in the transaction.
RALEIGH, N.C. — Lowe Enterprises Investors (LEI), in a joint venture with a foreign investment client, has purchased the Hamilton Ridge Apartments, a 178-unit multifamily community located at 4901 Tall Timber Drive in Raleigh’s Crabtree Valley neighborhood. Built in 1986, the apartment community features a clubhouse with a business center, coffee bar, fitness center and community room. Additional community amenities include a resort-style pool, outdoor grilling and picnic areas, a car care center and free Wi-Fi. LEI’s capital improvement program will include upgrades to common areas, such as the clubhouse and pool deck, and unit renovations that will modernize kitchens. LEI has retained Greystar to manage Hamilton Ridge. John Gaghan of LEI led the investment team in negotiations, and Hunt Mortgage arranged financing for the acquisition. The seller was an affiliate of Abacus Capital.
WASHINGTON, D.C. — CBRE has brokered the $9.6 million sale of a two-property multifamily portfolio located in northwest Washington, D.C. The two assets, The Rockford and The Peabody, total 82 units and are located in D.C.’s Brightwood neighborhood. StoneBridge Investments purchased The Rockford for $8.1 million and The Peabody for $1.5 million from JCR Cos. Robert Meehling, Michael Rudolph and Yalda Ghamarian of CBRE’s Washington, D.C., office represented the seller. William Roohan, Michael Muldowney, Brian Margerum and Martha Hastings of CBRE assisted in the transaction.
NAPA, CALIF. – Vynapse, dba Pack n’ Ship Direct, has agreed to lease a 226,000-square-foot wine warehousing facility development within the Greenwood Business Park project in Napa. The Class A space will be located at 1325 Airport Blvd. It represents Phase I of the business park. Greenwood Business Park is being built in two phases by Devcon Construction. Phase II is expected to start construction later this summer. Vynapse will occupy the new building in the next few months. The landlord, New York Life Real Estate Investors, was represented by DTZ’s Brooks Pedder, Tony Binswanger and Trevor Buck. Pedder and Scott Bertrand also represented Vynapse.
SANTA CLARA, CALIF. – Equus Capital Partners has acquired an 80,878-square-foot office/R&D building in Santa Clara for an undisclosed sum. The building is located at 3003 Bunker Hill Lane. It was built in 1980. The fully leased property was renovated in 2014. Jasper Technologies occupies 90 percent of the space. The acquisition was made on behalf of BPG Investment Partnership IX L.P., a discretionary fund managed by Equus. The sellers were TMG Partners and Alcion Ventures.
ALAMEDA, CALIF. – A 4,500-square-foot industrial building in Alameda has sold to Ming Zhi Investment LLC for $3.1 million. The building is located at 580 South Alameda Street. It is situated within the Los Angeles Arts District. The LLC was represented by Heger Industrial’s Thomas Williams and William Morrison. The seller, Urth Alameda Development, was represented by CBRE’s Brandon Burns.
