PASADENA, TEXAS — Mark Porterfield of Henry S. Miller’s investments division has brokered the sale of Town Square Apartments in Pasadena. The 92-unit apartment complex sits at 1123 Witter St. on 3.8 acres. Wenge Fan and Huilan Gao from The Campbell Family Trust purchased Town Square Apartments, which was built in 1963 and underwent renovations in 2006. Amenities include private carports, a basketball court, swimming pool and two laundry facilities. Located in southeast Houston, the complex is situated between Houston’s central business district and the bay, near Pasadena Mall, the public mall and many municipal services.

Senior Living Investment Brokerage Arranges $10M Sale of Memphis Seniors Housing Campus

MEMPHIS, TENN. — Senior Living Investment Brokerage (SLIB) has arranged the $10 million sale of Legacy Assisted Living & Independent Living in Memphis. Built in 1987, the property comprises a 196-unit independent living community and a 51-unit assisted living/memory care memory care facility. The buyer was a private investment group based in Virginia. Georgia-based Beacon Communities has been selected to manage the two communities. Bradley Clousing, Patrick Burke and Ryan Saul of SLIB brokered the transaction.
PEMBROKE PINES, FLA. — Continental Properties Acquisition Corp. (CPAC) has sold Palm Johnson Plaza, a 90,000-square-foot shopping center located in Pembroke Pines, for $8.5 million. Bar Invest, a Miami-based private investment group, purchased the center. Prior to the sale, CPAC completed a repositioning program, including parking lot upgrades, landscaping and new tenant build outs. Tenants of the center include anchor Winn-Dixie and junior anchor Planet Fitness. CPAC purchased the center in 2012 for roughly $3.2 million and has since brought the center’s occupancy from 54 percent to 86 percent.
PHOENIX – The 103-unit Villa De La Paz Apartments in Phoenix has sold to Maryland Gardens Investors LLC for $4.9 million. The community is located at 6041 W. Thomas Road. It is 90 percent occupied. Villa De La Paz was built in 1983. The LLC was represented by Tony Werstler of Solutions Real Estate. The seller, Superior Estates, was represented by Brett Polachek and Jim Crews of Cushman & Wakefield.
SPRING, TEXAS — Marcus & Millichap has arranged the sale of The Learning Experience, a 10,000-square-foot net leased property located in Spring. The asset had a list price of $3.4 million. Nate Newman and Aaron Morris of Marcus & Millichap’s office in The Woodlands represented the buyer, a limited liability company, in the transaction. The Learning Experience is located at 9554 Louetta Drive.
HARTFORD, CONN. — Westport Capital Partners has acquired Goodwin Square, which includes a 30-story office tower and the Goodwin Hotel, in downtown Hartford for an undisclosed price. Bordered by Asylum Street, Ann Street, Pearl Street and Haynes Street, the 330,901-square-foot office tower is built over an eight-story, 302-car garage. The property was designed by Skidmore, Owings & Merrill and built in 1989. The 124-room Goodwin Hotel, which has been closed since 2009, totals 110,000 square feet and includes 24 suites, conference areas, a restaurant and a bar. The office tower and hotel are connected by a multi-story atrium. The name of the seller and the acquisition price were not disclosed.
LEXINGTON, MASS. — Linear Retail Properties LLC has acquired the Giroux Building, an 18,228-square-foot multi-tenant retail property in Lexington, for $10.5 million. Located at 1833-1853 Massachusetts Ave., the fully leased property is occupied by Via Lago Restaurant, Yangtze River Restaurant, Eastern Bank and Dellaria Salon. Connie Neville of Sperry Van Ness/Neville & Associates represented the seller, The Giroux Building LP, in the transaction.
MANVILLE, N.J. — Compass Self Storage, a member of the Amsdell family of companies, has acquired a self-storage center in Manville. Located at 55 Beekman Road, the property offers 45,000 square feet of rentable space, drive-up access, indoor climate-controlled units, individual door alarms, digital surveillance, electronic access, online payments, outdoor parking and truck rental. The acquisition was made by separate affiliates of Amsdell Group LLC and Compass Self Storage LLC. The name of the seller and the acquisition price were not released.
LEXINGTON, KY. — Capstone Apartment Partners has brokered the $5.4 million sale of Lexington Villas Townhomes, a 152-unit apartment community located at 200 Alsab Court in Lexington. Built in 1972, the property was approximately 60 percent occupied at the time of sale. Denton Floyd Real Estate Group purchased the apartment complex from Alexander Properties Group for roughly $35,461 per unit. Adam Klenk, Andrew Klenk and Alex McDermott of Capstone represented the seller in the transaction.
TEMPE, ARIZ. – Western Refining has expanded its lease at Papago Buttes Corporate Plaza in Tempe. The independent refining and marketing company will lease an additional 17,723 square feet at the office plaza, which is located at 1250 W. Washington Street. The company will take occupancy of the additional space this summer. Western Refining was represented by Larry Downey of Cushman & Wakefield of Arizona. The landlord was represented by Tony Hepner and Janet Ehrlich of Metro Commercial.
