LOS ANGELES – UCP Wheels for Humanity has purchased a 10,775-square-foot industrial facility in the Los Angeles submarket of Chatsworth for $1.7 million. The facility is located at 9509 Vassar Ave. The organization recycles, rebuilds and manufactures wheelchairs and other mobility aids for individuals in developing countries. UCP will be relocating from nearby North Hollywood in September. The company was represented by Jay Rubin of Lee & Associates-LA North/Ventura. The seller, a private trust, was represented by Stu Leibsohn and Bruce Simpson of Delphi Business Properties.

MARYLAND HEIGHTS, MO. — Gershman Commercial Real Estate has brokered the sale of an office property located at Craigshire Road in Maryland Heights. CUNA Mutual Investment Corp. sold the 35,701-square-foot property for an undisclosed price to Integrity Disbursing LLC, acting as qualified intermediary for Gamma Enterprises LLC. Tim Balk of Gershman represented the seller, while Lee & Associates of St. Louis represented the buyer in the transaction.
CARY, ILL. — Marcus & Millichap brokers sale of an industrial building located at 675 Industrial Drive in Cary, a city northwest of Chicago. A private investor acquired the property for $1 million from an individual/private trust. Built in 1989, the 53,944-square-foot property features 18-foot clear ceiling heights, a finished 1,800-square-foot mezzanine level and a full sprinkler system. At the time of sale, the property was vacant. Tammy Saia of Marcus & Millichap represented both parties in the transaction.
AMES, IOWA — The Opus Group has added two tenants to The Foundry in Ames. Starbucks Coffee and Barefoot Campus Outfitter both signed leases for ground-floor space at the 53-unit student housing complex. Slated to open in fall 2015, Starbucks will occupy 2,000 square feet and Barefoot Campus Outfitter will occupy 3,500 square feet. The developer broke ground on The Foundry last fall. Slated to open this August, the project’s residential space is 100 percent pre-leased with 1,900 square feet of retail space still available. MILWAUKEE, WIS. — Siegel-Gallagher has brokered a 17,000-square-foot lease of retail space at 2220 N. Commerce St. in Milwaukee. Adventure Rock Inc. leased the space for a build-to-suit gymnasium from RiverCrest Equity II LLC, an affiliated entity of Mandel Group Inc. The mixed-use project will also include 46 apartment units on the final parcel in the Humboldt Yards development, which includes Pick-N-Save, Columbia St. Mary’s and RiverCrest Condominiums. ST. SIMONS ISLAND, GA. — Westwood Financial Corp. (WFC) has acquired Retreat Village, a 108,600-square-foot grocery-anchored shopping center located at 220 Retreat Village in St. Simons Island. WFC purchased the Winn Dixie-anchored center from Pace Properties LLC and Somera Capital Management LLC for an undisclosed price. The property is currently 97 percent occupied by tenants including H&H Lifestyles, Bonefish Grill, Edwin Watts Golf, AT&T, Great Clips, Subway, Burger King and Verizon Wireless. UPPER MARLBORO, MD. — Finmarc Management Inc. has sold a 108,000-square-foot mixed-use property at 9822 Fallard Court in Upper Marlboro for $6 million. The buyer, Chesapeake Lighthouse Foundation, plans to reposition the two-story asset as a new campus for Chesapeake Math and IT Academy (CMIT), a charter middle school and high school. Built in 1994, the building was previously the corporate headquarters for Mattress Discounters. Peter Burleigh and Lance Schwarz of NAI Michael represented Finmarc in the transaction. Over the past 24 months, Finmarc and its partners have acquired or sold nearly $400 million worth of properties. CMIT opened its first school in Prince George’s County in 2011.
AUSTIN, TEXAS — Presidium Group LLC, in partnership with St. Croix Capital Advisory Services Group, has acquired Hunterwood Apartments, a 160-unit apartment complex in Austin. The property was built in 1983. Presidium plans to implement value-add upgrades that will consist of aesthetic and finish improvements. Interior renovations will include the addition of granite countertops, tile backsplashes, faux wood flooring, new door and cabinet hardware, new plumbing and electrical fixtures, new appliances and a new paint scheme. Exterior upgrades will include modernizing the leasing center, the addition of a fitness center, pool area upgrades, landscaping additions and a new exterior paint scheme. Hunterwood is located in south Austin within a mile of South First Street and South Congress Avenue, two of the major access ways into downtown Austin. The property is a 15-minute drive from downtown Austin, Bergstrom Airport, the Sunset Valley shopping area, Barton Creek Square Mall and Circuit of the Americas. Hunterwood’s current amenities include a swimming pool, laundry facilities and a leasing center.
AUSTIN, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of The Kenzie at The Domain, a 279-unit, six-story multifamily complex in Austin. Will Balthrope and Drew Kile of IPA advised the seller, StreetLights Residential, and procured the buyer, an institutional investor. The Kenzie is located at 3201 Esperanza Crossing in The Domain, a master-planned development. The Domain includes 1 million square feet of retail, dining and entertainment options and 2.5 million square feet of office space. The Kenzie’s community amenities include a large fitness center, 17,000-square-foot resident entertainment area and a pool and fireside social area. Apartments include 10- or 13-foot ceilings, granite countertops, stainless steel sinks, Energy Star appliances and urban mud rooms.
DRAPER, UTAH – Wadsworth Development Group has completed a 1,920-square-foot Starbucks in the Salt Lake City submarket of American Fork. The new outpost is located at 496 E. State Road, just north of Orem. Starbucks fully occupies the new space. It was developed by Starbucks Coffee Company.
