ROCKY HILL, CONN. — West Hempstead, N.Y.-based GTJ REIT has acquired a single-story industrial property in Rocky Hill for an undisclosed price. Situated on 12 acres, the 92,500-square-foot property was retrofitted and renovated in 2008. The facility is currently leased and occupied through June 2023 by the Connecticut Lottery Corp. This is GTJ’s first acquisition of 2015; in 2014, the firm completed five transactions across the tri-state area. Terms of the transaction were not released.

NEW ROCHELLE, N.Y. — CBRE Group has arranged the sale of an industrial facility located at 125 Beechwood Ave. in New Rochelle. Arizona-based AMERCO purchased the 152,000-square-foot building for $6.1 million. The buyer is the parent company of U-Haul and plans to use the facility for truck and van rentals, as well as selling moving supplies. Kevin Langtry of CBRE represented the seller, LARS Realty Co., while Jami Savage and Kevin McCarthy, also of CBRE, represented the buyer in the transaction.
JERSEY CITY, N.J. — Marcus & Millichap has brokered the sale of an apartment portfolio located at 33-35 Storms Ave. and 234-236 Jewett Ave. in Jersey City. The properties, which offer 26 units, sold for $2.75 million, or $105,769 per unit. Steven Matovski and Lawrence Conway of Marcus & Millichap’s New Jersey office represented the seller, a partnership, and the undisclosed buyer in the deal.
VIRGINIA BEACH, VA. — Cushman & Wakefield | Thalhimer has brokered the $2.5 million sale of a freestanding retail strip center located at 5824 Northampton Blvd. in Virginia Beach. Boulevard CAF Associates LLP purchased the 7,011-square-foot, Starbucks-anchored property from Megalo LLC. Dean Martin of Cushman & Wakefield | Thalhimer represented the buyer in the transaction.
BALTIMORE — Pro Transport Inc., a private transportation and logistics company, has signed a lease for 51,120 square feet of industrial space within Baltimore Crossroads, a master-planned 1,200-acre mixed-use business park in the White Marsh area of Baltimore County. Pro Transport will occupy 100 percent of the R&D/flex facility located at 11630 Crossroads Circle, which is currently under construction. The company will relocate to the property upon completion in the spring. The single-story property is being constructed to achieve LEED Gold certification. The landlord, St. John Properties Inc., was internally represented by Matt Lenihan in the lease transaction. Lenihan also represented Pro Transport.
PHOENIX – The 176-unit Indian Wells apartment complex near Phoenix has sold to Sonoma Valley LLC for $9.6 million. The community is located at 975 South Royal Palm Road. It was built in 2001. Bill Hahn, Jeffrey Sherman and Trevor Koskovich of Colliers International’s HSK Multifamily Southwest Team, represented both the buyer and seller, CSFB 2004-C5 Apache Apartments, in this transaction.
LA QUINTA, CALIF. – Komar Desert Center, a 77,466-square-foot neighborhood retail center in La Quinta, has sold to an affiliate of Capital Square Realty Advisors for an undisclosed sum. The center is located at 79705-79845 Highway 111. It is 95 percent leased to tenants like Starbucks, BevMo!, Burgers and Beer, Toda Moda, Souplantation, Panda Express and Mimi’s Café. It is shadow anchored by Costco. The seller, AEW Capital Management, was represented by HFF’s Ryan Gallagher and CJ Osbrink.
SACRAMENTO, CALIF. – Updike Distribution Logistics has leased 96,100 square feet of warehouse/distribution space in the Sacramento Valley. The space is located at 2160 Hanson Way in the submarket of Woodland. The third-party logistics provider will utilize the facility for the supply and distribution of Arizona Iced Tea products. The landlord is Sycamore Hanson & Northland Hanson. It was represented by DTZ’s Ken Reiff and Michael Harris.
SAN ANTONIO — Capital One Multifamily Finance has provided a $63.3 million fixed-rate Freddie Mac loan for the acquisition of Artessa at Quarry Village, a 280-unit luxury apartment community in San Antonio. Brian Sykes of Capital One originated the transaction. Intercontinental Real Estate purchased the property and granted Capital One the rights to represent Freddie Mac. Completed in 2009, Artessa is located in Alamo Heights, located six miles from downtown San Antonio. Artessa offers one-, two-, and three-bedroom units, and was 95 percent occupied as of October 2014. The property features ground-floor retail space, which includes 27 retail suites. The fixed-rate loan has a 10-year term with 10 years of interest-only payments.
NEW YORK CITY — Massey Knakal, now Cushman & Wakefield, has arranged the sale of a development site located at 191-231 Moore St. in Brooklyn’s East Williamsburg neighborhood. The 2.3-acre site sold for $28.3 million, or $167 per buildable square foot, in an all-cash transaction. The site is located in a dual M1-1/M1-2 zone, which permits a total of approximately 169,496 buildable square feet for retail or commercial development. Additionally, the site features more than 1,100 feet of frontage on Moore, Seigel and White streets. The site current consists of five industrial buildings, totaling nearly 47,000 square feet. Brendan Maddigan and Stephen Palmese of Cushman & Wakefield handled the transaction. The buyer and seller were not disclosed.
