AVENTURA, FLA. — Marcus & Millichap has brokered the $17.5 million sale of a 215,921-square-foot industrial warehouse park in Aventura, roughly 18 miles north of Miami. The nine-building park is located at 1600 N.E. 205th Terrace on the south side of Ives Dairy Road near I-95. Douglas Mandel and Benjamin Silver of Marcus & Millichap’s Fort Lauderdale office represented the seller, The Adler Group, and the buyer, an Aventura-based firm led by Mario Grosfeld and Jorge Linkewer.

CARMEL VALLEY, CALIF. – The 15-room Blue Sky Lodge in Carmel Valley has sold to a team of veteran hoteliers for $2.2 million. The hotel is located at 10 Flight Road. The sale also included two vacant parcels adjacent to the hotel. The buyers plan to redevelop both the existing hotel and the vacant parcels. They were represented by Rick Lahkar of Marcus & Millichap’s Oakland office. The seller was not named.

RIVER OAKS, TEXAS — ARA has arranged the sale of River Ranch, an 80-unit apartment complex located in River Oaks. Jakob Andersen, Brian O’Boyle Jr. and Brian Murphy marketed the property on behalf of the seller, an entity controlled by Roger Gunby and Roger Gault. Southwest Montana Properties LLC was the buyer. River Ranch was completed in 1985. Recent upgrades to the property include solar screens on all exterior windows, new building and entry signage, stone retaining walls, new gutters and HVAC systems.

Curtis Carter and Chad Knibbe of Marcus & Millichap’s San Antonio office marketed the property on behalf of the seller, a private investor. Stephen Berchelmann and Knibbe represented the buyer, a private investor. Family Dollar is located at 4465 Paredes Line Road. The property was built in 2006 and is comprised of 9,360 square feet surrounded by a 28-space parking lot on 0.35 acres.

The facilities consist of a total of 2,257 units with 349,169 square feet. The purchases include Brazos Storage & Retail, located at 210 Gonyo Lane in Richmond, Gosling Road Self Storage located at 32103 Gosling Road in Spring, New Territory Self Storage located at 420 Sartartia Road in Sugar Land and Plum Creek Self Storage located at 5500 FM 2770 in Kyle.

COSTA MESA, CALIF. – An 8,118-square-foot building in Costa Mesa that is triple-net leased to Citibank has sold to a Pasadena, Calif.-based family trust for $5 million. The building is located at 2700 Harbor Blvd. It sits adjacent to Mesa Verde Shopping Center. Shaun Riley of Faris Lee Investments represented the 1031 exchange buyer. The seller, CP Sunshine LLC, was represented by Equity Investment Advisors.

Archstone Cheshire Bridge

ATLANTA — Moran & Co. Southeast has brokered the $23 million sale of Archstone Cheshire Bridge, a 164-unit multifamily community located at 2430 Cheshire Bridge Road in Atlanta. The five-story wrap apartment complex was built in 2005 and features a swimming pool, clubhouse, fitness center, business center and parking deck. Sean Henry, Joel Sasser and John Huckaby of Moran & Co. represented the seller, AvalonBay, in the transaction. The buyer was Chicago-based Mesirow Financial.

NEW YORK CITY — TerraCRG has arranged the sale of a mixed-use building located at 857-861 Union St. in the Park Slope neighborhood of Brooklyn. The 14-unit building, which features 12 residential and two commercial units, sold for $8.63 million, or $842 per square foot. The new owner plans to reposition the 2,225-square-foot retail portion of the building. Adam Hess, Sam Shalumov and Edward Setton of TerraCRG negotiated the transaction.

MALDEN AND EVERETT, MASS. — Marcus & Millichap has brokered the sale of two apartment buildings in Malden and Everett. The properties are the six-unit building at 78 Florence St. in Everett and the seven-unit building at 23-27 Cedar St. in Malden. The properties sold for $1.85 million total. Evan Griffith of Marcus & Millichap’s Boston office represented the sellers, two private investors, and procured the buyers, also private investors, in the transaction.
