TERRE HAUTE, IND. — Paramount Lodging Advisors has arranged the sale of Clarion Inn & Suites and Super 8 in Terre Haute. The 142-room Clarion Inn & Suites is located at 3053 S. U.S. Highway 41, and the adjacent 117-room Super 8 located at 3089 S. 1st St. PLA was engaged by the court appointed receiver as the exclusive representative in the sale of the Clarion Inn & Suites. Bennett Webster and Brent Clemens of PLA led the marketing efforts. In the second transaction, PLA’s Clemens and Webster exclusively represented Supertel Hospitality in the sale of the Super 8.

HOUSTON — Marcus & Millichap has arranged the sale of two BlueWave Express Wash properties located in Houston. Farhan Kabani of the firm’s Dallas office arranged the loan. Bank financing was structured with a seven-year fixed term with an interest rate of 4.5 percent. The loan-to-value was 65 percent. The properties are located at 1665 Eldridge Pkwy. and 9801 Jones Road. Both properties were built in 2007 and had more than 20 years remaining on their original net leases. Jason Vitorino of Marcus & Millichap’s Dallas office marketed the property on behalf of the seller, a limited liability company. Vitorino also procured the buyer, another limited liability company.
BIRMINGHAM, ALA. — An affiliate of Tampa-based Blue Rock Partners LLC and Boca Raton-based Rose Group have purchased Forest Ridge Apartments in Birmingham for $11.1 million. The 268-unit apartment community is located at 660 Valley Crest Drive. Financing for the project involved the assumption of a senior mortgage in the amount of $8.3 million, and Berkadia was the lender/servicer for a Fannie Mae loan.
ATLANTA — PRP LLC has sold Ansley at Princeton Lakes, a 306-unit garden-style apartment community in Atlanta, approximately three miles from Hartsfield Jackson Atlanta International Airport. PRP developed the community in 2009. Ansley at Princeton Lakes was 96 percent occupied at the time of sale. The property includes a 4,500-square-foot clubhouse, pool, 41 garage spaces and a car wash. PRP sold the community to a partnership consisting of Gulf Finance House and entities controlled by PRP.
MURFREESBORO, TENN. — Atlanta-based Banyan Investment Group and Houston-based InLight Capital LLC have partnered up to purchase Hampton Inn & Suites in Murfreesboro, about 25 miles southeast of Nashville. The hotel is located on North Thompson Lane and features 1,078 square feet of meeting space, a business center, fitness center and a seasonal outdoor swimming pool.
AURORA, COLO. — A private investor has acquired the 604-unit Sonoma Resort at Saddle Rock in Aurora for an undisclosed sum. The Class A apartment community is located at 21904 East Ontario Drive, just east of Denver. Sonoma Resort at Saddle Rock was originally built in 2001 and 2002 as two separate properties. The combined property now sits on 19.4 acres, about 10 minutes east of the Denver Tech Center. The community is 97 percent occupied. Common-area amenities include two fitness centers, a business center, two resort-style clubhouses with pools and a spa, an outdoor barbeque area and a playground. The seller, a joint venture between the Bascom Group and GE Capital Real Estate, was represented by HFF’s Jordan Robbins, Sean Deasy, Jeff Haag and Jared Buffington.
NEW YORK CITY — JMH Development and Madison Estates have acquired 70 Henry Street in Brooklyn’s Brooklyn Heights neighborhood for $7.5 million. The partnership plans to develop a boutique condominium development on the site. JMH Development and Madison Estates have selected Morris Adjmi as architect of record for the project. The partnership most recently developed The Townhouses of Cobble Hill in Brooklyn’s Cobble Hill neighborhood.
PENNSAUKEN, N.J. — Cherry Hill, N.J.-based Puratos Corp., a food manufacturer and distribution company, has acquired an industrial building in Pennsauken for an undisclosed price. Located at 1705 Suckle Highway, the property offers 57,750 square feet of industrial space. Scott Mertz of NAI Mertz represented Puratos Corp. in the transaction. The seller, Whitesell Construction, was represented in-house.
NEW YORK CITY — The Durst Organization has signed xAd Inc., a location-focused mobile advertising company, to a 10-year lease at One World Trade Center in Lower Manhattan. The company will occupy the entire 60th floor — 43,849 square feet — at the 3 million-square-foot office tower. xAd will relocate to the new space from 401 Park Avenue South in summer 2015. One World Trade Center is at 72 percent of projected stabilized net operating income, totaling 1.9 million square feet in the building. Jon Mayeske and Jamie Katcher of Cushman & Wakefield represented the tenant in the transaction. The ownership was represented by Eric Engelhardt of The Durst Organization; Cushman & Wakefield’s Tara Stacom, Alan Stein, James Searl and Justin Royce; and Jodi Pulice of JRT Realty.
DALLAS — Boxer Property has arranged the lease of a 5,403-square-foot office space for First American Payment Systems in Dallas. The company, which provides payment solutions for small and mid-sized businesses, will occupy space in Executive Center II, located at 8330 Lyndon B Johnson Freeway in Dallas. The new space is an increase of more than 4,461 square feet from the company’s former suite. Gloria Medlock and Gil Engelhardt of Boxer negotiated the lease. Executive Center II is a Class A office space with amenities including an auditorium, two conference rooms, newly renovated lobbies, a loading dock, gym and full-service café. The property is located near North Park Mall, Park Lane and the Galleria.
