PHOENIX – Popeye’s Louisiana Kitchen will open a 2,565-square-foot outpost in Phoenix. The new restaurant is situated at the southwest corner of Central and Dunlap. It was formerly occupied by KFC. The site will be repurposed for the new Popeye’s location, which will open next year. Popeye’s was represented by Darren Pitts, Michael Clark, Nick Ault and Dave Cheatham of Velocity Retail. The landlord, an entity controlled by Lawrence Geyser & Associates, was represented by Jason Fessinger of Strategic Retail Group.

Located in Bloomfield, the adaptive reuse multifamily project features 361 loft-style apartments, which were converted from the original six-story warehouse building. The first two phases of the property have been leased and now phase three is available. Units features 17- and 12-foot ceilings, exposed columns and beams, 13-foot insulated windows, concrete floors, custom lighting fixtures, and designer kitchens and bathrooms. Located at 312-314 East 91st St., the two five-story walkup apartment buildings feature a total of 30 residential units. The buildings offer a unit mix of 19 two-bedroom apartments and 11 one-bedroom units. Additionally, the properties, which are zoned R8B, include 2,214 square feet of unused air rights. Joseph Koicim, Peter Von Der Ahe, David Lloyd and Daniel Hanweiler of Marcus & Millichap’s Manhattan office represented both the buyer and seller in the transaction.

SHELTON, CONN. — Avison Young has brokered a 10,000-square-foot lease at 100 Trap Falls Road in Shelton. Option Care Enterprises Inc., a subsidiary of Walgreens, inked a long-term deal for the space. Cambridge Hanover owns the 81,526-square-foot property, which recently underwent capital improvements to convert the building from a single-tenant industrial property to a multi-tenant flex building. Sean Cahill of Avison Young’s Fairfield/Westchester office represented the landlord, while Christina Blair of CBRE represented the tenant in the transaction.

Steele Creek Crossing

CHARLOTTE, N.C. — Westwood Financial Corp. has signed Publix to occupy a 47,000-square-foot footprint at Steele Creek Crossing, a 77,301-square-foot shopping center located at 12810 S. Tryon St. in Charlotte. The shopping center’s tenant roster includes Rite Aid, Five Guys Burgers and Fries, Little Caesars Pizza, Nationwide Insurance and H&R Block. Westwood Financial’s Steele Creek Crossing was fully leased following Publix’s lease. Steele Creek Crossing is one of seven former Bi-Lo locations that Publix has taken over in the Charlotte area.

BERLIN, MD. — Cassidy Turley has brokered the sale of Gull Creek Senior Living Community in Berlin. The 86-unit seniors housing property is composed of 39 independent living units, 37 assisted living units and 10 memory care units. Allen McMurtry, Megan Fetter and David Kliewer of Cassidy Turley represented the undisclosed seller in the transaction. The buyer was an affiliate of WMD Asset Management LLC.

SAN DIEGO – Northrop Grumman Systems Corporation has renewed its lease for 182,870 square feet of office space at the Kearny Mesa Spectrum Center. The three-building office campus is located at 9326 and 9356 Spectrum Center Blvd. and 4830 Ruffin Road in San Diego. Northrop Grumman is the property’s original tenant. It has occupied this space for nearly 10 years. The campus was built in 2005. It features a large data center, 608 surface parking spaces, electric vehicle charging stations and a cafeteria with multiple outdoor eating areas, among other things. Northrop Grumman was represented by CBRE’s Tom Martinez and Evan Knutsen. The landlord, American Fund US Investments, LP, was represented by Tom Wilcox and Jay Arnett of Colliers International.

The property sits on 7.8 acres with 450 feet of street frontage.

LEWISVILLE, TEXAS — Bright Realty has brokered the sale of the company’s former headquarters located at 4228 N. Central Expressway in Lewisville, a Dallas suburb. The four-story mid-rise, known as the Bright Building, spans 54,000 square feet with three levels of underground parking. Nathan Denton of Lee & Associates represented the buyer, Caddo Holdings, in the transaction. Shawn Hall of Bright Realty worked on behalf of the seller. The building is located on the east side of Central Expressway and served as the corporate headquarters of Bright Realty for more than 12 years. The company relocated to a brand-new office in Castle Hills, a master-planned community in Lewisville developed by Bright Realty in 2013.
