ROLLING MEADOWS, ILL. — MB Real Estate has arranged a 105,437-square-foot lease renewal for the headquarters of Komatsu America Corp. in Rolling Meadows. Komatsu America Corp. will occupy space located within Continental Tower I at 1701 Golf Road in the Northwest suburb of Chicago. The company is a U.S. subsidiary of Komatsu Ltd., a manufacturer and supplier of earth-moving equipment, consisting of construction, mining and compact construction equipment. The firm operates its U.S. headquarters from the Rolling Meadows location. The company maintains a world headquarters in Tokyo, as well as locations in more than 150 countries. Michael Hull of MB Real Estate represented Komatsu America Corp. in the lease renewal. Dave Trumpy of GlenStar Properties represented ownership.
NEWTON, MASS. — Calkain Companies has arranged the sale of a three-tenant retail building located at 215-217 Needham St. in Newton. Northland 215 Needham LLC purchased the property for $13 million, or $533 per square foot, from JPMCC 2007-CIBC19 Needham Retail LLC. The 24,930-square-foot property is occupied by Five Guys Burgers & Fries, Men’s Wearhouse and PetSmart. Patrick Nutt and Michael O’Mara represented the seller in the transaction.
NEW YORK CITY — TerraCRG has brokered the sale a commercial loft building located at 46 Old Fulton St. in the Dumbo/Fulton Ferry district of Brooklyn. The four-story, 17,864-square-foot loft building sold for $6.7 million or $375 per square foot. The property has a total of 22,330 gross usable square feet and 42 feet of frontage on Old Fulton Street. The existing building is configured as nine commercial units with a full basement. The 3,466-square-foot retail space and the entire fourth floor was delivered vacant. Marcus & Millichap Brokers $19.3M Sale of Two Adjacent Apartment Communities in Fort Myers

FORT MYERS, FLA. — Marcus & Millichap has brokered the sale of Bella Rosa Apartments and Park Place Apartments in Fort Myers. Located directly across the street from each other, the two assets sold for approximately $19.3 million. The 160-unit Bella Rosa Apartments features two on-site laundry facilities, a fitness center, playground, dog walking area, picnic areas, business center, clubhouse and a swimming pool. The 177-unit Park Place Apartments includes an on-site laundry facility, fitness center, playground, picnic areas and two swimming pools. Michael Regan and Frank Carriera of Marcus & Millichap’s Tampa office represented both the buyer and seller in the transaction.
PORTLAND, ORE. – CBRE Global Investors has acquired the 348-unit Arbor Heights apartment community in Portland for $54.1 million. The community is located at 15199 SW Royalty Parkway. Arbor Heights was 95 percent occupied at the time of sale. It was built in 1997 in the Portland submarket of Tigard, just 10 miles from the city’s downtown. The seller, Capri Capital Partners LLC, was represented by ARA’s Gail Neuburg. Capri Capital owned the asset on behalf of one of its institutional clients.
AUSTIN — CBRE has brokered the sale of McNeil 1, a 246,390-square-foot industrial complex in north Austin. Glendale, Calif.-based PS Business Parks purchased the asset from Investors Warranty of America Inc. for an undisclosed price. McNeil 1 is located at 12317 Technology Blvd. in Austin and includes 140,000 square feet of space available for lease. The building is located near several companies including Flextronics, Luminex and VISA. Mark Emerick, John Barksdale and Darryl Dadon of CBRE represented the seller and retained the leasing assignment on behalf of the buyer.
FORT WORTH — Marcus & Millichap has arranged the sale of Marine Creek Business Park, a 50,050-square-foot office property located in Fort Worth. Ron Hebert of Marcus & Millichap’s Dallas office marketed the property on behalf of the seller, a limited liability company. Wayne Bares, also of the firm’s Dallas office, secured and represented the buyer, a limited liability company. The buyer aims to maximize value through lease up, increasing leases to current market rents and through improved management of expenses. Marine Business Park is located at 3501-3529 N. W. Loop 820 northeast of Azle Avenue. The building was built in 1982 and sits on 3.5 acres. The property was renovated in 2009 and was 95 percent occupied at the time of sale.
