YONKERS, N.Y. — GHP Office Realty has arranged the sale of a three-story mixed-use building located at 1179 Yonkers Ave. in Yonkers. Juster Development purchased the property for $4 million or $200 per square foot. The building features 20 rent-regulated apartments and seven retail stores. Jamie Schwartz of GHP Office Realty represented the seller, a private New York City investor, in the deal. Gary Juster and Michael Juster, principals of Juster Development, served as in-house representation for the buyer. John Dunne of Lynn, Gartner, Dunn & Covello LLP provided legal counsel for the seller, while Steven Hirsch of Hirsch & Gibaldi LLP was counsel for the buyer.

HOUSTON — HFF has brokered the sale of Cypress Business Center, a 103,979-square-foot flex distribution center in Houston. HFF marketed the property on behalf of the seller, Cypressbrook Co. Industry Capital, on behalf of an affiliated fund, which purchased the center for an undisclosed amount. Cypress Business Center is located just off I-45 and Cypress Creek Parkway at 301-305 Wells Fargo Drive in north Houston. The property is 74 percent leased to tenants including AutoZone, DKNXT, DynaQual, Charis Bible College, Premiere Safeguard and Speed Printing & Office Supply. Rusty Tamlyn and John Indelli led HFF’s investment sales team.

The retail center is located just off the 101 freeway at Lindero Canyon Road in the Los Angeles submarket of Westlake Village. The burger chain was represented by Keith Kleinman and Mark Esses of California Realty Group. The landlord, Selleck Development Group, was represented by Lee & Associates.

SPARTANBURG, S.C. — Alliance HSP Spartanburg LLC, an affiliate of Alliance Partners HSP LLC, has acquired the Viking Warehouse, a 350,000-square-foot warehouse/distribution facility in Spartanburg. Campbell Lewis of CBRE represented Alliance in the transaction. The facility is comprised of two warehouse buildings located on a 28.7-acre site at 2071 Fryml Drive. The property was formerly occupied by American Fast Print but was vacant at the time of sale. Alliance plans to invest in capital improvements to the property and reposition it from a Class C asset to a Class A asset. Completion of the renovation is expected for spring 2015. Campbell Lewis and John Scott of CBRE will be responsible for leasing Viking Warehouse, and Steve Campbell of CBRE will oversee property management.

HUDSON, WIS. — KW Commercial Midwest has arranged the sale of an 18,372-square-foot, single-story multi-tenant office/flex center in Hudson. Gateway Business Center is located at 1301 Gateway Circle. The building includes six office suites and a 2,400-square-foot mezzanine office. Tom Baker and Dave Finigan of the Eagan, Minn.-based office of KW Commercial Midwest represented the seller, Eagle Valley Bank, and the buyer, private investors.

Chris Gomes and Allan Miller of Marcus & Millichap’s San Antonio office marketed the property on behalf of the seller, a limited liability company. Gomes procured the buyer, a private investor. The property is located at 4613 Houston Harte Expressway, near Highway 67. Amenities include a business center, gym, pool and spa.

The new location will open in November at the southeast corner of Trinity Mills and Marsh Lane.
