WORCESTER, MASS. — Kelleher & Sadowsky has arranged the sale of a 3,200-square-foot office space located at 31 Harvard St. in Worcester. Private investor Kenneth Davis acquired the property for an undisclosed price and plans to convert the property into office and residential space when vacated by the current tenant, Family Service Organization of Worcester. Will Kelleher and David Cohen of Kelleher & Sadowsky brokered the transaction. The name of the seller was not released.

CANTON TOWNSHIP, MICH. — RHP Properties has acquired two manufactured housing communities in Canton Township, located between Detroit and Ann Arbor, for an undisclosed price. The 416-unit portfolio includes the 365-unit Sherwood Village and the 51-unit Glen Ridge communities. Both are located approximately 12 miles from the Detroit Metropolitan Wayne County Airport. With these two acquisitions, RHP Properties now owns and operates 225 manufactured housing communities totaling more than 56,997 units.
COLUMBIA, MD. — CBRE Affordable Housing has arranged the sale of a 43-property, 4,153-unit affordable housing portfolio spread across Maryland, Virginia and Pennsylvania. Jeff Kunitz of CBRE arranged the transaction on behalf of the seller, Baltimore-based Shelter Group. Columbia, Md.-based Enterprise Community Investment purchased the portfolio for an undisclosed price. The portfolio includes 35 properties across Maryland, one property in Virginia and seven properties in Pennsylvania. All of the properties contain LIHTC, HAP or Senior Housing restrictions, and two were under new construction at the time of sale. In addition to the portfolio, Enterprise Community Investment acquired the property management company that operated the Shelter Group’s affordable housing portfolio.
MORGANTOWN, W.VA. — Nelson Brothers Professional Real Estate LLC, a California-based company, has acquired Mountain Valley Apartments, a student housing complex located roughly three miles from West Virginia University in Morgantown, for $39 million. Constructed in 1998, the 344-unit property includes a mix of one-, two- and three-bedroom floor plans and features a 24-hour fitness center, swimming pool, full-size gym, volleyball court, dog park, cyber café, game room and an outdoor picnic and grilling area. With this acquisition, Nelson Brothers owns 35 student housing properties in 13 states.
SECAUCUS, N.J. — Rialto Capital has completed the sale of 150 and 200 Meadowlands Parkway, two office buildings in Secaucus. Alma Realty acquired the buildings for $21 million. Totaling 212,666 square feet, the two buildings were 77 percent leased at the time of sale. Current tenants include Schiavone Construction, Ashley Stewart, Cory 1st Choice Home Delivery and Image Processing Systems, a data center for VXchange and Frontage Laboratories. Jeffrey Dunne, Jeremy Neuer and Geoffrey Schubert of CBRE represented the seller in the deal.
NEW YORK CITY — TerraCRG has arranged the sale of a residential development site located at 172 Montrose Ave. in Brooklyn’s East Williamsburg neighborhood. An undisclosed buyer acquired the 17,000-square-foot site for $14.5 million. The site is zoned for 51,000 buildable square feet of residential space. Ofer Cohen, Dan Marks, Nicole Rabinowitsch and Mike Hernandez of TerraCRG brokered the transaction. The name of the buyer was not released.
Saddleback Real Estate Developers Acquires Industrial Building in Fairfield, New Jersey

FAIRFIELD, N.J. — Saddleback Real Estate Developers has purchased an industrial building located at 8 Kulick Road in Fairfield. The 23,200-square-foot property sold for an undisclosed price. Saddleback Real Estate plans to continue to expand its portfolio in New Jersey. The name of the seller was not released.
DENTON, TEXAS — The Retail Connection has negotiated a 23,013-square-foot retail lease at 1400-1800 South Loop 288 in the North Texas city of Denton. David Levinson and Jack Weir of TRC represented the landlord, 3503 RP Denton Crossing LP, in the lease negotiations. Robert Aycock of CBRE represented the landlord, HomeGoods Inc., a Massachusetts-based home furnishings company and affiliate of the TJX Cos., which owns Marshalls and T.J. Maxx.
NEW YORK CITY — Sugar Hill Capital Partners has purchased a six-story multifamily building located at 200 Haven Ave. in Manhattan’s Washington Heights neighborhood. Rudd Realty Management sold the property for $41 million, or $328.55 per square foot. The 125,789-square-foot building features 95 apartment units, an indoor parking garage for 50 vehicles, laundry facilities and storage. Lazer Sternhell, Peter Vanderpool and Elan Teichman of Cignature Realty represented the buyer and seller in the deal.

HAZELTON, PA. — Hinerfield Commercial has brokered the sale of a showroom and warehouse facility located at 485 Susquehanna Blvd. in Hazelton. Bradley International acquired the 51,000-square-foot property for an undisclosed price. The building is occupied by Nathan’s Furniture Store, which originally purchased the property in 1983. Griff Keefer and John Cognetti of Hinerfield Commercial handled the sale negotiations.
