CULVER CITY, CALIF. — PSRS has closed $6 million in refinancing for Robertson Plaza, a multi-tenant strip retail property located in Culver City. Mike Davis of PSRS arranged the non-recourse, 10-year loan, which features a 30-year amortization schedule, with a life insurance company. The borrower was a private real estate investor. Eighteen tenants occupy the property, which was built in 1984. Over the last 10 years, the property has maintained more than 95 percent occupancy.

DOYLESTOWN, PA. — Marcus & Millichap has arranged the sale of Oak Gardens, an apartment building located at 355 North St. in Doylestown. An undisclosed buyer acquired the property for $3.8 million. Clarke Talone, Ridge MacLaren and Andrew Townsend of Marcus & Millichap represented the undisclosed seller and procured the buyer in the deal. Constructed in 1950, the three-story building features 30 one- and two-bedroom apartment units.

BRIDGEPORT, CONN. — Brooklyn-based Spray Market has acquired an industrial facility located at 330 Pine St. in Bridgeport. As the building’s tenant, Spray Market exercised its option to purchase the 14,500-square-foot property for $1 million. The company specializes in applying and installing spray polyurethane foam. Bruce Wettenstein of Vidal/Wettenstein represented the undisclosed seller, while Bob Miller of Berkshire Hathaway HomeServices represented the tenant-buyer in the deal.

HADDON TOWNSHIP, N.J. — Kimco Realty Corp. has signed a lease with Target at its Westmont Plaza in Haddon Township. The 48,000-square-foot, small-format Target is scheduled to open this month. The signing of Target is the first step in a Kimco’s repositioning program for the 173,000-square-foot open-air shopping center. As Target’s third small-format store in New Jersey, the store will provide residents with a quick-trip shopping experience featuring the brand’s curated assortment of apparel and accessories, grocery and grab-and-go items, beauty products, electronics, toys and more. The store will also feature a CVS/pharmacy and Target’s Order Pickup service.

SHIREMANSTOWN, PA. — An affiliate of Endurance Real Estate Group partnered with CenterSquare Investment Management to acquire a 712,000-square-foot former manufacturing, distribution and office facility located at 485 St. Johns Church Road in Shiremanstown. Endurance plans to demolish approximately 500,000 square feet of manufacturing, office and low-bay warehouse sections of the property to redevelop the asset into 456,810 square feet of Class A bulk warehouse and distribution space. The redeveloped project will include the renovation and expansion of the existing East Warehouse section to total 246,135 square feet with 28-foot clear heights, renovated office space and supplemental loading dock positions, and a slab-up reconstruction of a 210,675-square-foot West Warehouse section, with 32-foot clear heights and 38 loading docks. The East Warehouse is slated for delivery in April 2018 and the West Warehouse is scheduled for completion in July 2018. The property was owned and occupied by the Quaker Oats Co. through the early 2000s.

MENTOR, OHIO — Round 1, a family entertainment center, has signed a 50,000-square-foot retail lease at Great Lakes Mall in Mentor, about 25 miles northeast of Cleveland. Washington Prime Group Inc. owns the mall. Round 1 will anchor the $15 million redevelopment project and replace a former Dillard’s Men’s store. Earlier this year, Dillard’s consolidated its department stores at the mall into one space. This will be the first Round 1 location in Ohio. Round 1 offers bowling, karaoke, ping-pong, arcade games and dining. Washington Prime Group also plans to create a restaurant space adjacent to Round 1.

CHARLOTTE, N.C. — Cushman & Wakefield has arranged the $52.2 million sale of The Beacon Industrial Portfolio in Charlotte, which includes three Class A industrial buildings totaling 692,833 square feet.  Rob Cochran, Jared Londry and Nolan Ashton of Cushman & Wakefield represented the seller, Beacon Partners, in the transaction. Hartz Mountain Industries Inc. acquired the portfolio. Constructed in 2015, the portfolio consists of two parks — Riverwalk Commerce Center and InnerLoop North. The properties were 100 percent leased at the time of sale.

NEWARK, DEL. — Concordia Properties has acquired Autumn Park, a multifamily property located in Newark, from Metropolitan Management Group for $35.5 million. Located on 16.9 acres, the property consists of 26 three- and four-story buildings featuring a total of 358 units in studio, one-, two- and three-bedroom layouts. At the time of sale, the property was 97 percent leased. On-site amenities include an outdoor swimming pool, 24-hour fitness center and playground. Mark Thomson, Carl Fiebig and Fran Coyne of HFF represented the seller in the deal. Additionally, Ryan Ade and Neil Campbell of HFF secured the floating-rate Fannie Mae acquisition loan for the buyer.

Combined, the buildings offer 16 apartment units. Jonathan Zamora of Marcus & Millichap represented the seller, a private investor, and the buyer in the deal.

MARIETTA, GA. — NexPoint Residential Trust Inc. has acquired Rockledge, a 708-unit apartment community located in the Atlanta suburb of Marietta, for $113.5 million. NexPoint Residential Trust acquired the property as part of a reverse 1031 exchange with cash on hand, borrowings of approximately $113.5 million under a bridge facility with KeyBank National Association and a new first mortgage with the Federal Home Loan Mortgage Corp. Rockledge is situated on 78 acres and has average monthly rental rates of $1,153. Located approximately one mile from the new Atlanta Braves stadium, SunTrust Park, the property features seven swimming pools, an indoor basketball court, tennis courts, grilling area, volleyball court, indoor track, fitness center, yoga studio and access to the Chattahoochee River National Recreation Area. The community was 93.6 percent occupied at the time of sale. The seller was not disclosed.
