HAMPTON, N.J. — Cushman & Wakefield has brokered the sale of Perryville III, an office building located at 53 Frontage Road in the Perryville Corporate Park in Hampton. Shelbourne Global Solutions acquired the property for $19.9 million in a private sale. The buyers are rebranding the property as Shelbourne at Hunterdon. Built in 1996, the 288,280-square-foot property features a two-story atrium lobby, a 12,000-square-foot cafeteria with outdoor seating and a game room, a conference center, two fitness rooms, outdoor tennis courts and basketball courts and a jogging trail. Andrew Merin, Gary Gabriel, Andrew Schwartz and Ryan Larkin of Cushman & Wakefield handled the transaction. The name of the seller was not released.

NEW PROVIDENCE, N.J. — Mountain Development Corp. has acquired an office building located at 41 Spring St. in New Providence for an undisclosed price. The building features 170,000 square feet of Class A office space. Geoffrey Schubert and Nick Savage of CBRE represented the buyer and undisclosed seller in the transaction. Jordan Roeschlaub of Newmark Grubb Knight Frank assisted the buyer in securing financing for the acquisition.

SAN DIEGO AND POWAY, CALIF. — Regency Centers has signed two new tenants at retail centers in San Diego and Poway. Marshalls signed a 10-year lease for 23,500 square feet of space at Point Loma Plaza, a 200,000-square-foot retail property located at 3645 Midway Drive in San Diego. Omar Hussein provided in-house representation for Regency Centers, while Don Moser of Retail Insite represented Marshalls. 7 Seas International Market signed a 15-year lease at Twin Peaks, a 210,000-square-foot community shopping center located at 14287 Pomerado Road in Poway. Both Marshalls and 7 Seas International Market are slated to open this fall.

COVINA, CALIF. — CBM has arranged a 10-year lease with Ross Stores Inc. at a community shopping center located at the intersection of Arrow Highway and Azusa Avenue in Covina. Ross Dress for Less will occupy a 26,000-square-foot former Office Depot location. El Super is a co-anchor of the shopping center. Dave O’Connell completed the transaction.

In Fresno, Lori Semas, dba Allstate Insurance leased 953 square feet of retail space at 8034 N. Cedar Ave. from J&V Fresno LLC. Nick Frechou and John Lee of Retail California brokered the transaction. Also in Fresno, Fiesta Insurance leased 1,107 square feet of retail space at 3064 N. Cedar Ave. from Ducket-Wilson Development Co. Michael Arfsten of Retail California and Jon Cox of Commercial Retail Associates brokered the deal. Clovis Black Belt signed a lease for 1,620 of retail space at 840 Herndon Ave. in Clovis from DN Clovis LLC and Rich North Freeway LLC. Peter Orlando and Lewis Smith of Retail California handled the transaction. In Kerman, Metrocom MDB Inc., dba Metro PCS, leased 1,750 square feet of retail space at 15010 Whitesbridge Ave. from Kerman Shopping Plaza LLC. MARYLAND HEIGHTS, MO. — Berkadia has brokered the sale of Pheasant Run in Maryland Heights, a suburb of St. Louis. The sales price was not disclosed. The 528-unit multifamily property is located at 12302 Inletridge Drive. The building features one- and two-bedroom apartment-style units, as well as two- and three-bedroom townhomes. Amenities include two swimming pools with sundecks, a walking trail, fitness center, indoor basketball and tennis courts and a children’s play area. Ken Aston and Andrea Kendrick of Berkadia arranged the sale on behalf of the seller, Lipton Group.

ALPHARETTA, GA — Terra Cap Management LLC has closed on the $47 million acquisition of Deerfield and Windward Pointe, a three building, Class A office portfolio consisting of 336,000 rentable square feet in the Atlanta suburb of Alpharetta. Located at 12725 and 12735 Morris Road, Deerfield Pointe consists of two four-story office buildings totaling more than 208,000 square feet. The property offers four parking spaces per 1,000 square feet, a fitness center and nearby walkable amenities. Windward Pointe, a five-story, 131,732-square-foot building located at 5900 Windward Parkway, was opened in 1997 and renovated in 2014. Lincoln Property Co. Southeast was awarded leasing for the properties, while Crocker Partners LLC will remain in place for property management. Florida Community Bank provided acquisition financing and Samir Idris of Cushman & Wakefield represented the undisclosed seller.

NEW YORK CITY — Rosewood Realty Group has brokered the sale of a multifamily property located at 89-10 Whitney Ave. in the Elmhurst section of Queens. Antonio Feggoudakis acquired the property from Heller Realty for $23.4 million, or $243,000 per unit. The six-story, 89,300-square-foot building features 96 rent-stabilized apartment units. Aaron Jungreis of Rosewood Realty represented the seller, while Michael Guttman, also of Rosewood, represented the buyer in the transaction.

EDISON, N.J. — One Stop Logistics has signed a lease for an industrial property located at 77 Executive Ave. in Edison. The third-party logistics provider of freight coordination services will consolidate its regional office and warehouse facilities into the 260,320-square-foot facility. Brian DiPinto of The Blau & Berg Co. represented the tenant, while Linda Hill and Doug Bansbach of Cushman & Wakefield represented the undisclosed landlord in the deal.

OAK PARK, MICH. — Wurth Baer Supply Co. has signed a 55,045-square-foot industrial lease in Oak Park, a suburb north of Detroit. The wholesale distributor to the woodworking industry will occupy the space at 13390 Cloverdale St. The landlord, Bar Pro Ventures LLC, recently purchased the facility with plans to complete an interior renovation including 3,500 square feet of office space.
