FRANKLIN, MASS. — Novaya Real Estate Ventures has signed a lease with defense contractor Qinetiq North America for 100 percent of the space at 130 Constitution Blvd. in Franklin. Novaya acquired the 59,970-square-foot industrial building in 2013 and launched a capital improvement program. Transwestern’s John Lashar represented Novaya and Bill Bailey of JLL represented Qinetiq North America in the transaction.

BROOKFIELD, WIS. — Capri Communities has signed a 13,211-square-foot office lease in Brookfield. The senior housing developer and operator will relocate from Waukesha to the new space at 20875 Crossroads Circle. Capri Communities will occupy the new office by June 1. Wayne Rappold of CBRE represented the tenant in the lease transaction, while Shaun Dempsey of Transwestern represented the landlord, KPK Eagle Investments LLC.
Security Properties, Pacific Life Insurance Co. Buy Andante Apartments in Phoenix for $85.2M

PHOENIX — A joint venture between Security Properties and Pacific Life Insurance Co. has purchased the 576-unit Andante Apartments in Phoenix for $85.2 million. The community is located at 15801 S. 48th St. The property will undergo a renovation, which will update the clubhouse and unit interiors. Security Properties-affiliate Madrona Ridge Residential will manage the property.
LEHI, UTAH — Sorenson Media has leased 61,329 square feet of space at Thanksgiving Station 5 in Lehi, located south of Salt Lake City. The building is being constructed at 2300 N. Ashton Blvd. It will serve as Sorenson’s new headquarters. Chris Falk of Newmark Grubb Acres represented Sorenson.
NEW YORK CITY — Clipper Realty has entered into an agreement to acquire a multifamily property located at 10 W. 65th St. in New York for $79 million. The 82-unit property spans 82,000 square feet plus 53,000 square feet of air rights located near Lincoln Center and Central Park in the Upper West Side submarket of Manhattan. Clipper plans to invest incremental capital to enhance the property. The company expects to finance the acquisition with property level mortgage debt and cash on hand, with expected closing by fourth quarter 2017.
WYLIE, TEXAS — Younger Partners has brokered the sale of 11 acres at 455 FM 1378 in the northern Dallas suburb of Wylie. The land will be used in the development of Collin College’s Wylie Campus, a three-building, 360,000-square-foot project that will be able to serve 7,500 students. Tom Grunnah of Younger Partners represented the buyer, Collin County Community College District, in the transaction. The campus is currently expected to open in 2020.
ALTAMONTE SPRINGS, FLA. — Avesta has purchased two apartment communities in Altamonte Springs, about 11 miles north of Orlando, for a combined $32 million. Avesta has rebranded and operationally merged the two assets, known as Altamonte Villas and Palms at Altamonte, as East Pointe at Altamonte. Totaling 354 units, East Pointe at Altamonte features a mix of one- and two-bedroom apartments and townhomes. Community amenities include two swimming pools, a fitness center, sports court, dog park, central laundry facilities and select covered parking. Avesta will invest $5 million to renovate and upgrade the community’s interiors, exteriors and amenities.
O’FALLON, ILL. — BARBERMurphy Group has arranged the sale of a 16-unit apartment property in O’Fallon, 17 miles east of St. Louis. The sales price was not disclosed. The 16,880-square-foot property is located at 109-111 Sugar Pine Lane. BARBERMurphy represented both the buyer, Sugar Pine Apartments LP, and the seller, Pineview Inc.
RALEIGH, N.C. — F.N.B. Corp., parent company of First National Bank, has signed on as the anchor tenant of a planned 22-story office and residential tower at 501 Fayetteville St. in downtown Raleigh. Named FNB Tower, the project will feature 150,000 square feet of Class A office space, 240 residential units and street-level retail space, including a branch of First National Bank. F.N.B. Corp. will occupy more than 40,000 square feet of office space with options to expand to accommodate future growth. The developer, Dominion Realty Partners, is aiming for FNB Tower to be LEED Platinum-certified. The groundbreaking for FNB Tower will take place this December, with delivery anticipated by the summer of 2019. CBRE | Raleigh will handle FNB Tower’s office and retail leasing responsibilities, and Dominion Realty will manage the property once complete. HACKENSACK, N.J. — HFF has secured $49.6 million in financing for Meridia Metro, a six-story, 222-unit multifamily property in Hackensack. HFF worked on behalf of the borrower, Capodagli Property Co. to place the fixed-rate loan through MetLife Real Estate. Meridia Metro is located at the intersection of State and Warren streets near Routes 4 and 17 and Interstate 80. The transit-oriented property is also located near New Jersey Transit train stations at Essex Street and Anderson Street, along with the Newark Liberty International Airport. Completed in 2016, Meridia Metro features one- and two-bedroom units with amenities such as stainless steel appliances, granite countertops, hardwood floors and walk-in closets. Community amenities include a fitness center, rooftop terrace, social room with poker and pool tables, pet grooming room and grade-level parking garage.
