LISLE, ILL. — NAI Hiffman has represented Metrasens in its office expansion with Pritchett Realty Corp. at 2150 Western Court in Lisle. Metrasens, a technology business that specializes in metal detection products for the healthcare and security markets, expanded its lease by 3,249 square feet and now occupies a total of 6,850 square feet in the 51,244-square-foot office building. The expansion will accommodate its need for additional administrative offices, service and testing lab space. Matt Novak of NAI represented Metrasens in the transaction. CHICAGO — Reed Construction has completed an 8,980-square-foot build-out of the new headquarters for Eckenhoff Saunders Architects (ESA). The office is located on the 18th floor within One Prudential Plaza at 130 E. Randolph in Chicago. ESA is a Chicago-based, midsize firm specializing in architecture, planning and interior design. The company recently relocated from the West Loop to One Prudential Plaza. The project featured custom, fabricated millwork throughout, the construction of open loft ceilings with high-end LED light fixtures and walls clad in walnut wood flooring. Reed Construction also simultaneously renovated the 18th floor corridor and elevator lobby space adjacent to the ESA suite. Project management firm JLL selected Reed Construction to complete interior renovations at to the new space. Scott Pickands was the project’s executive leading the construction team for Reed Construction and Joseph Kozlowski served as the project manager. ESA provided architectural services for the project.

ANN ARBOR, MICH. — Friedman Integrated Real Estate Solutions has arranged the sale of a 47,074-square-foot office building in Ann Arbor. The property is located at State Technology Center I. The seller, 4750 Venture Drive Associates LLC, sold the building to Capovista LLC. State Technology Center I is a single-story office/flex building. The asset was built in 1987 on a 4.12-acre site within the State Technology Center business park, home to three technology and engineering-based companies. Barry Swatsenbarg and Rich Deptula of Friedman represented both the undisclosed seller and the buyer.

ST. LOUIS — Tim Balk of Gershman Commercial represented CUNA Mutual Investment Corp. in the sale of two St. Louis area properties. The multi-tenant retail strip center located at 98 The Legends Parkway in Eureka was purchased by The Legends Plaza LLC, represented by Roger Zigler and Steve Symsack, also with Gershman Commercial. The retail center features 15,859 rentable square feet and is located on 1.57 acres. The property is 92 percent leased. Gamma Enterprises LLC, represented by Lee & Associates, purchased 2055 Craigshire Road. The four-story, 35,701-square-foot office building is located on 2.39 acres in the Westport area of Maryland Heights. The property is 97 percent occupied.

BEAVERCREEK, OHIO — Thorofare Capital has funded a $6.5 million floating rate commercial mortgage loan for the acquisition of the Apple Valley Office Campus, a 130,440-square-foot, three-building office campus in Beavercreek. The properties are located near the intersection of Research Boulevard and Grange Hall Road near Wright Patterson Air Force Base. The borrower is a partnership between two Southern California-based, privately held investment firms. The borrower purchased the portfolio in an off-market transaction. The non-recourse financing structure included an initial term of three years with extensions, and was sized to 70 percent of the total project capitalization. Apple Valley Office Center’s anchor tenants include Northrop Grumman Systems Corp., a global defense and technology company, and MacAulay-Brown, a Dayton-based engineering company. The campus includes more than 500 parking spaces and is accessible via Interstates 675, 75 and 70, as well as State Route 35.

The International Academy of Design & Technology Detroit, a private college, will occupy space at the property within the Troy Officentre Building A located at 300 E Big Beaver Road. CHICAGO — Reed Construction has completed a 20,000-square-foot renovation and expansion for Rise Interactive at 1 S. Wacker in Chicago. The build-out included the addition of an internal steel staircase with glass handrails, connecting the third and fourth floors, as well as the installation of a reclaimed wood barn door at the suite’s entry. In addition, two large meeting rooms were built-out and now feature a bar for internal company meetings and client entertainment. Reed Construction also built 10 additional private offices, eight conference rooms and two on-site cafés. Steve Sandquist was the project manager for Reed Construction. Hydzik Schade Associates provided architectural services. Rise Interactive is a digital marketing agency that specializes in traffic generation and web analytics.

OAK BROOK, ILL. — Podolsky|Circle CORFAC International has arranged the lease of a 3,191-square-foot office within The Drake Oak Brook Office Plaza in Oak Brook. The law offices of Engler, Baasten & Sraga will occupy the space located at 2215 York Road. The office space will serve as the firm’s corporate headquarters. Built in 1981, The Drake Oak Brook Office Plaza is a 252,000-square-foot building situated on more than nine acres. The property includes a 388-space parking garage. Corey Chase and Kyle McKechnie of Podolsky|Circle CORFAC International represented the tenant. Steve Flashbart of Jones Lang LaSalle represented building ownership, OB I LLC, in the transaction.

ST. PAUL, MINN. — Ecolab Inc., a provider of water, hygiene and energy technologies and services, has signed a purchase agreement to acquire the 17-story North Tower from Travelers in downtown St. Paul. The transaction is expected to close in the third quarter. By the end of 2018, Ecolab will relocate its associates from the three buildings that comprise its world headquarters in downtown St. Paul to the North Tower. Ecolab will begin the process of relocating associates to the North Tower in the latter part of this year. Built in 1999, the North Tower includes 882,000 square feet of space, of which 484,500 square feet comprises office space, a data center and building common areas.

COLUMBUS — Lee & Associates has opened its second office in Ohio. Lee & Associates — Columbus is a merger between commercial real estate firm Ruscilli Real Estate Services and Lee & Associates. Tim Kelton, Mike Spencer, Dax Hudson and Todd Spencer, founders and principals of Lee & Associates — Columbus, will lead the office. Combined, the team has 85 years of commercial real estate experience in Central Ohio. In the last 10 years, the team has leased or sold more than 22 million square feet of space and developed or sold more than 750 acres of office, industrial and retail assets. In July, Lee & Associates opened its first office in Ohio, Lee & Associates Cleveland, which was followed by new offices in Denver and Houston.
