AKRON, OHIO — Phillips Edison Grocery Center REIT II Inc. has acquired a 75,866 square foot grocery-anchored shopping center in Akron for $8 million. The REIT purchased the property from Garrison Central Harvest Plaza LLC, a Delaware limited liability company. Harvest Plaza is located at the intersection of Akron-Canton Road and E. Waterloo Road in the Ellet neighborhood on the southeast side of Akron. A Giant Eagle grocery store anchors the shopping center. Other tenants include Papa John’s, Subway and Super Cuts. The shopping center was fully occupied at the time of sale.

NAPERVILLE, ILL. — Quantum Real Estate Advisors Inc. has brokered the $4.3 million sale of a single-tenant retail building in Naperville. The property is located at 1823 Freedom Drive. Fidelity Investments occupies the property. The site is part of the Freedom Commons mixed-use development. Tenants include Morton’s The Steakhouse, Subway, Athletico Physical Therapy, Jason’s Deli and Maggiano’s Little Italy. A real estate investor based in Scottsdale, Ariz., sold the property. A Chicago-based private real estate investor purchased the property. Chad Firsel of Quantum was the sole broker in the transaction.

PLYMOUTH, MICH. — Colliers International has arranged the lease of a 4,100-square-foot retail space in Plymouth. The property is located at 44717 Five Mile Road. Kent Butler of Colliers International represented the landlord, Sheldon Place LP, in the lease transaction. The Little Gym is leasing the space and plans to open its second Michigan location in April. The franchise currently operates 300 locations throughout the country.

LINCOLN, NEB. — Investors Realty Inc. has brokered the $16.8 million sale of Centro Plaza shopping center, a 115,495-square-foot retail property in Lincoln. The property is located at the intersection of 48th and Vine streets. The shopping center is currently occupied by TJ Maxx. Michaels, Designer Shoe Warehouse and Beauty Brands have executed leases and plan to occupy the space at the property. The buyer plans an extensive renovation of the property. Ember Grummons of Investors Realty represented the buyer, an affiliate of St. Louis-based Integris Ventures.

OVERLAND PARK, KAN. — Marcus & Millichap has brokered the $15.8 million sale of Regency Square North, a 74,085-square-foot grocery-anchored shopping center in Overland Park. The sales price equates to $214 per square foot. Built between 2001 and 2002 on more than seven acres, Regency Square North is located at 7201-7401 W. 91st St. Regency Square North is anchored by one of two Whole Foods locations currently operating in the Kansas City metropolitan area; a third is built and scheduled to open in March. Garrette Matlock of Marcus & Millichap’s Denver office represented the seller, Regency North Retail LLC, an entity sponsored through AMG National Trust Bank. The buyer, ACF Property Management Inc., represented itself in the transaction. Greg Bates of the firm’s Kansas City office is Marcus & Millichap’s broker of record in Kansas. In addition to Whole Foods, Regency Square North’s tenancy includes Cinzetti’s, a Italian restaurant offering a marketplace-style display kitchen with multiple exhibitor stations, Metcalf Discount Liquors and Hitch Fit Gym. Cinzetti’s and Metcalf Liquors are original tenants with eight years and six years remaining on their leases, respectively. Hitch Fit Gym recently leased 3,783 square feet of space adjacent to Whole Foods.

FLORISSANT, MO. — Mid-America Real Estate Corp. has brokered the sale of Shackelford Center located in Florissant, a suburb of St. Louis. Fair Oaks, Calif.-based The Carrington Co. purchased the 49,635-square-foot grocery-anchored shopping center. Shackelford Center is located at the southeast corner of Shackelford Road and Mullanphy Lane. Schnucks anchors the shopping center. Ben Wineman and Carly Gallagher of Mid-America Real Estate Corp. were the exclusive brokers in the transaction on behalf of a joint venture between San Antonio, Texas-based USAA Real Estate Co. and Clayton, Mo.-based The DESCO Group.

COLUMBUS — IKEA plans to open a 354,000-square-foot store in Columbus in the summer of 2017. The proposed store and its 1,200 parking spaces would be built on 33 acres at the Polaris Centers of Commerce development, approximately 15 miles north of downtown Columbus. The property is located at the northeastern corner of I-71 and Gemini Place. IKEA Columbus will feature nearly 10,000 exclusively designed items, 50 inspirational room-settings, three model home interiors, a supervised children’s play area and a 450-seat restaurant. During the construction phase, more than 500 jobs will be created and approximately 300 employees are expected to work at the new store once it opens.

CHICAGO — Akara Partners plans to develop a two-building, 270,202-square-foot apartment complex at 500 N. Milwaukee in Chicago’s River West Neighborhood Fulton River District near the West Loop. Following demolition of an existing vacant building on the site, Akara will proceed with construction of 227 apartment units, 14,000 square feet of street-level retail space and 102 parking spaces at the northwest corner of Milwaukee and Grand avenues. The design by Pappageorge Haymes Ltd. includes a four-story building on the corner totaling 55,074 square feet and a 14-story building on the other side of Green Street totaling 215,128 square feet. BMO Harris Bank is providing construction financing for the development and Goldman Sachs serves as the equity partner. CA Residential is Akara’s development partner and Tishman Construction is the general contractor. The development is scheduled for completion in 2016.

VERONA, WIS. — Lee & Associates has arranged a $625,000 land sale in Verona, approximately 11 miles southwest of Madison. The property is located at 671 Hometown Circle. Steve Doran and Todd Waller of Lee & Associates represented the buyer, Taco Bell of America LLC, in completing the transaction. Taco Bell plans to begin construction on a new restaurant at the location this spring and open this fall.

The central theme of the Northern New Jersey retail market heading toward 2015 can be captured in three words: flight to quality. Strong tenant demand, driven by the region’s diverse inventory of well-located existing and new high-end supply, is translating to tightening vacancies and upward pressure on rents. As more young professionals choose to live in urban centers and densely populated communities along transit lines, downtown retail, in particular, is benefiting from the momentum. Millennials are starting families and are creating the need for larger living spaces and full-service, family-focused neighborhood amenities. As such, many national and regional concepts that traditionally have targeted regional malls are now entering these markets. Daycare centers, schools, grocery stores and fitness centers also are actively targeting quality downtown locations. In response, developers and owners are adding new supply and renovating existing properties to accommodate this new generation of tenants in the space-constrained Northern New Jersey region. Mixed-use projects containing retail, residential, office and/or hospitality components in infill locations continue to gain traction.
