Britton Burdette, Luis Castillo, Mitchell Townsend, Cody Brais and Luke Pope of JLL represented the private, undisclosed seller. Principal Real Estate Investors acquired the asset for an undisclosed price. Completed this year, Crossroads Building 300 features 32-foot clear heights, deep truck courts, a rear-load configuration, 56 dock-high doors, 43 trailer stalls, ESFR fire protection, LED lighting and ample parking. The property is fully leased to two tenants, CarParts.com and Drummond Press Inc. Located at 6610 Pritchard Road, the property is situated within the master-planned Crossroads Distribution Center with immediate access to Interstate 295. Additionally, Crossroads Building 300 is close to Interstates 10 and 95.

JOLIET, ILL. — JLL Capital Markets has brokered the sale of Clarius Park Joliet Building 2, a 906,517-square-foot industrial facility in Joliet. The sales price was undisclosed. Lion Electric occupies the building, which features a clear height of 40 feet, 107 dock-high doors, 16 drive-in doors and 213 trailer stalls. John Huguenard, Sean Devaney and Peter Moriarty of JLL represented the seller, a partnership between Clarius Partners LLC and Walton Street Capital LLC. Dominic Carbonari, Rob Wheeler and Michael Connor of JLL assisted in the sales transaction after completing the lease on behalf of the seller. Avison Young Investment Management was the buyer.
KANSAS CITY, MO. AND MINNEAPOLIS — Arch Street Capital Advisors LLC has acquired two recently completed industrial assets totaling 2 million square feet in metro Kansas City and Minneapolis for an undisclosed price. The single-tenant, build-to-suit facilities serve as distribution space for an e-commerce company. Arch, on behalf of one of its institutional capital partners, provided preferred equity construction financing and a forward commitment to acquire the assets upon completion.
PHOENIX — DWG Capital Partners has purchased an industrial facility, located at 3420 W. Catalina Drive in Phoenix, for an undisclosed price. The sale-leaseback deal includes a new, 15-year, triple-net lease with the seller, Rembrandt Stone Masters. The stone fabrication company occupies the 29,600-square-foot property, which is situated on 1.7 acres. Founded in 1996, the company operates a state-of-the-art facility with leading-edge CNC machinery and technology supported by a team of craftsmen and artisans. Dugan Kelley of Kelley Clarke PC represented the buyer, while Steve Lowe and Oscar Lopez of Matthews Real Estate represented the seller in the transaction. WaFd Bank provided acquisition financing, which Jim McCann arranged.
ATLANTA — Boca Raton, Fla.-based CP Group and an affiliate of New York City-based Cohen & Steers Capital Management Inc. have purchased Buckhead Centre, a 169,000-square-foot office property in Atlanta’s Buckhead Village. The seller and sales price were not disclosed. CP Group will manage the building. Steve Devinney, Billy Graddy and Jack Teken with Stream Realty Partners will oversee leasing for the property. Buckhead Centre includes two office buildings: an eight-story tower and an adjacent seven-story tower. The structures are situated on two contiguous land parcels totaling over four acres, including an attached restaurant building and structured parking. CP Group plans to renovate the buildings. The property has boasted an average office occupancy of 95 percent over the past 30 years. Located at 2970 Peachtree Road, the office buildings are within Buckhead Village, which offers over 800,000 square feet of shops, dining, residences and office. Buckhead Village offers tenants including Dior, Veronica Beard and Warby Parker. The property is also situated 8.3 miles from downtown Atlanta.
AUSTELL, GA. — Rancho Santa Margarita, Calif.-based Kairos Investment Management Co. has acquired Walton Crossing, a 238-unit affordable housing community in Austell, about 17.8 miles from downtown Atlanta. The undisclosed seller, an affordable housing developer and investor, sold the property for $34.6 million. Built in 1990 on 20.1 acres, Walton Crossing offers one-, two- and three-bedroom floorplans. Unit features include fireplaces, extra storage space, balconies and patios, walk-in closets and energy-efficient kitchen appliances. Community amenities include a pool, private fitness center, playground, tennis and sport court, gazebo, classrooms and community space. The property also includes an adventure center with a kitchen, which offers a complimentary after-school enrichment programs for the residents’ children. Most of the units are reserved for households earning 60 percent or less of the area median income (AMI). Kairos plans to install washers and dryers in the units and deploy Environmental, Social and Governance (ESG) programs to help conserve water at the property. Located at 1820 Mulkey Road, the multifamily community is situated 8.1 miles from Kennesaw State University and 24.8 miles from Hartsfield-Jackson Atlanta International Airport.
GRAND PRAIRIE, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of Arioso, a 288-unit apartment community located in the central metroplex city of Grand Prairie. Built on 13.5 acres in 2007, the property features one-, two- and three-bedroom units with an average size of 976 square feet. Amenities include two pools, a clubhouse, fitness center, business center and an outdoor kitchen with fire pits. Drew Kile, Joey Tumminello, Michael Ware, Taylor Hill, Asher Hall and Will Balthrope of IPA represented the seller, a partnership between Michigan-based Hayman Co. and New York City-based Dome Equities, in the transaction. Confluence Cos. Sells Lydian Mixed-Use Building in Denver to Cohen Rojas Capital Partners for $66.2M

DENVER — Confluence Cos. has completed the disposition of The Lydian, a Class A mixed-use property located at 2590 Welton St. in Denver. Cohen Rojas Capital Partners acquired the asset for $66.2 million. Built in 2018, The Lydian features 129 apartments; 8,176 square feet of ground-floor retail space occupied by a yoga studio and upscale cocktail lounge; 14,500 square feet of designated co-working office space; a rooftop lounge and pool; fitness center; coffee bar; underground parking; and bike storage. Twenty-two of the apartments are rent restricted for those earning up to 80 percent of area median income. Dan Woodward, Dave Potarf, Matt Barnett and Jake Young of Walker & Dunlop Investment Sales completed the sale on behalf of the seller. Justin Nelson and Jay Thomas of Walker & Dunlop’s Capital Markets Group arranged the acquisition financing for the buyer.
PHILADELPHIA — A joint venture between locally based investment firm BG Capital, New Jersey-based Hampshire Cos. and Saudi Arabian investment firm Arbah Capital has acquired Constitution Health Plaza, a 295,000-square-foot medical office complex in South Philadelphia, for $77 million. The seller was not disclosed. The property, which is currently undergoing a renovation, also includes a 425-space parking garage. Major tenants include the City of Philadelphia, Malvern Behavioral Health, University of Pennsylvania Medicine, Mercy Health Systems and the Kidney Center of South Philadelphia.
ATLANTA — The Radco Cos. has acquired Skyhouse Midtown, a 320-unit, 23-story high-rise multifamily building in Midtown Atlanta, for $131 million. The Atlanta-based investor has rebranded the property The M by Radius. The seller was not disclosed. Jason Nettles and Megan Thompson of Northmarq brokered the transaction. Built in 2013, The M offers studio, one-, two- and three-bedroom apartments. Community amenities include a rooftop pool and lounge, fitness center and grills all with views overlooking Atlanta’s skyline. The M also includes 8,658 square feet of retail space on the ground floor. Located at the corner of West Peachtree and 12th Street, the property is situated close to the Interstate 75/85 connector. The property also is situated directly across from 1105 West Peachtree, a fully-leased, newly constructed office building that is the new regional headquarters for Google. In addition, the property is across the street from the Epicurean Hotel, Northside Hospital’s in-town campus, SCAD and Georgia Tech. Skyhouse was first created by the developer, Novare Group. Last summer, Equity Residential purchased the adjacent Skyhouse South from the developers.
