DALLAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of Broadstone Knox District, a 333-unit apartment community in the Knox-Henderson area of Dallas. Built on 5.5 acres in 2021, the property features one- and two-bedroom units with an average size of 886 square feet. Amenities include a pool, fitness center, dog park, business lounge, demonstration kitchen, golf simulator, outdoor gaming area and a rooftop lounge. Michael Ware, Drew Kile, Joey Tumminello, Taylor Hill, Jeffrey Kindorf and Will Balthrope of IPA represented the seller, a partnership between Arizona-based Alliance Residential Co. and Goldman Sachs Asset Management, in the transaction. The buyer was an undisclosed institutional investor.

BOXBOROUGH, MASS. — CBRE has negotiated the sale of Paddock Estates, a 244-unit apartment community in Boxborough, about 30 miles west of Boston. Built in 2017, the garden-style property consists of 11 two- and three-story buildings that house one-, two- and three-bedroom units with an average size of 980 square feet. Amenities include a heated outdoor pool, fitness center, basketball and bocce courts, a business and conference facility, game room, dog park and walking trails. Simon Butler, Biria St. John and John McLaughlin of CBRE represented the seller, an affiliate of Texas-based multifamily developer JPI, in the transaction. The team also procured the undisclosed buyer.

AUSTIN, TEXAS — InvenTrust Properties, an Illinois-based REIT, has acquired two shopping centers in Austin for a combined price of $189.3 million. The Shops at Arbor Trails is a 357,000-square-foot center that was 99 percent leased at the time of sale to tenants including anchors Costco and Whole Foods Market. The other property is Escarpment Village, a 168,000-square-foot center anchored by Texas-based grocer H-E-B that was fully leased at the time of sale. The seller(s) was not disclosed.

ATLANTA — JLL Capital Markets has arranged the $38 million sale of 1010 Midtown, a 44,302-square-foot retail center located on Peachtree Street in Midtown Atlanta. Brad Buchanan, Jim Hamilton and Andrew Kahn of JLL represented the seller, Atlanta-based The Ardent Cos., in the disposition of the property to Tampa-based East Coast Acquisitions. 1010 Midtown is located on the ground level of a 425-unit luxury condominium building that was not included in the sale. Completed in 2008, 1010 Midtown was 94 percent leased at the time of sale to tenants including Sugar Factory, RA Sushi Bar, Piedmont Healthcare, Silverlake Ramen, Better Homes and Gardens Real Estate, Panera Bread, Chipotle Mexican Grill and Sage Dental. Located at 1010 Peachtree St. NE, the property is situated less than one mile from Georgia Tech, 2.6 miles from Georgia State University, two miles from downtown Atlanta and less than one mile from Piedmont Park. The property is also 13.2 miles from Hartsfield-Jackson Atlanta International Airport.

NEW YORK CITY — A partnership between locally based investment firm Stonehenge NYC and San Francisco-based Stockbridge Capital Group has purchased The Cole, a 163-unit apartment building on Manhattan’s Upper East Side, for $128.2 million. Built in 2002, the building rises 22 stories, spans 164,000 square feet and includes ground-floor retail space. The amenity package consists of a fitness center, package room, a private courtyard, outdoor grilling areas, billiards room and a resident lounge. Daniel Parker, Paul Gillen, Anthony Ledesma and Allie Boyan of Hodges Ward Elliott brokered the deal. The seller was Carmel Partners. The new ownership will rebrand the property as The Cole by Stonehenge.

HOPKINS, MINN. — Bridge Investment Group has purchased Excelsior Crossings in Hopkins near Minneapolis for an undisclosed price. The 508,590-square-foot office property, located on Excelsior Boulevard, consists of two Class A buildings that are each seven stories tall. Developed in 2008, Excelsior Crossings is 91 percent leased and recently underwent a $1.5 million amenity enhancement program. Bridge plans to invest an additional $6 million in capital and tenant improvements, including upgrades to the courtyard and common areas, kitchen, lobbies and elevator corridors. Current tenants include Element Fleet, Digi International and U.S. Bank’s Home Mortgage Division headquarters, which fully leases one of the buildings. Tom O’Brien of Cushman & Wakefield represented the seller, Colony Capital. Bridge Commercial Real Estate LLC, Bridge’s office operating company, will oversee capital improvements and management.

LAKE FOREST, CALIF. — Prologis has purchased Pacific Vista, a corporate office campus at 25500-25550 Commercentre Drive in Lake Forest. An undisclosed party sold the asset for $96 million. Situated on 24.4 acres, Pacific Vista consists of five two-story buildings featuring a 322,262 square feet of Class A office space. At the time of sale, the property was leased to seven long-term tenants. Jason Ward of Cushman & Wakefield represented the buyer, while John Harty, Jeffrey Cole, Nico Napolitano and Ed Hernandez of Cushman & Wakefield represented the seller in the transaction.

LONG BEACH, CALIF. — Parallel Capital Partners has completed the disposition of Shoreline Square, an office tower in downtown Long Beach. Shoreline Square Holdings LLC acquired the asset for $85.5 million. Located at 201 E. Ocean Blvd., the 20-story tower features 410,920 square feet of office space. At the time of sale, the property was 92 percent leased to a diverse tenant mix, with 52 percent of the rent roll including U.S. government and municipal tenants. Current tenants include U.S. Customs, California State Land Commission, Department of Defense, California Coastal Commission and the Bureau of Alcohol, Tobacco, Firearms and Explosives. Additional tenants include Jersey Mike’s Subs, Comeria Bank, Café 301 and Corporate Concierge. Kevin Shannon, Ken White, Rob Hannan and Laura Stumm of Newmark represented the seller in the transaction.

SAN ANTONIO — Arlington-based 180 Multifamily Properties has acquired Casa Luna and Casa del Encanto, two properties totaling 679 units that are located across the street from one another on San Antonio’s north side. According to Apartments.com, the properties offer studio, one- and two-bedroom units and amenities such as a pool, soccer field, playgrounds, outdoor grilling and dining stations and onsite laundry facilities. The seller and sales price were not disclosed. The new ownership plans to implement a capital improvement program and combine the properties into a single community that will be known as Palatia Apartment Homes.

SEATTLE — Kennedy Wilson and the real estate business within Goldman Sachs Asset Management have purchased Coppins Well, a high-rise multifamily property in Seattle, for $106.5 million, excluding closing costs. Kennedy Wilson has a 30 percent ownership interest in the property, which the partnership acquired with a total equity investment of $44 million and a $66 million loan. The ownership team plans to roll out a value-add asset management plan, which includes investing $4 million to renovate unit interiors, refresh common areas and enhance amenities. Completed in 2012, the 17-story building features 236 apartments in a mix of studio, one- and two-bedroom layouts, a movie lounge, fitness center and dog runs. Ground-floor retail tenants include a coffee house, restaurant and bank.
