SAN ANTONIO — New York City-based brokerage firm Rosewood Realty Group has arranged the sale of a portfolio of two multifamily properties totaling 43 buildings and 492 units in San Antonio. Built in 1983, Terrain at Medical Center features 16 three-story buildings that house 224 units. Constructed in 1980, Latitude consists of 27 two-story buildings that have 268 units. Mike Kerwin and Scott Bernstein of Rosewood Realty represented the seller, Houston-based investment firm Nitya Capital, in the transaction. Austin Marshak, also with Rosewood, represented the buyer, Nord Group.

Middletown-Ridge-Apartments

MIDDLETOWN, CONN. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of a portfolio of two multifamily properties totaling 518 units in Middletown, located roughly midway between Hartford and New Haven. The 238-unit Middletown Ridge was built in 1988 on 12 acres. Units have an average size of 1,066 square feet, and amenities include a clubhouse, pool, racquetball court and onsite laundry facilities. The 280-unit Middletown Brooke was constructed in 1988 and features a pool, fitness center and a picnic area. Victor Nolletti, Eric Pentore and Wes Klockner of IPA represented the seller, San Francisco-based investment firm Hamilton Zanze, in the transaction. The trio also procured the buyer, Boston-based Jones Street Investment Partners.

Tesla-San-Antonio

SAN ANTONIO — Dallas-based investment firm Mohr Capital has acquired Foster Ridge II, a 439,809-square-foot industrial property in San Antonio that is fully leased to electric car giant Tesla. The cross-dock facility was constructed in 2022 and features 36-foot clear heights, 84 dock doors, an ESFR sprinkler system and 2,500 square feet of office space. Dustin Volz, Dom Espinosa and Trent Agnew of JLL represented the seller, Indiana-based Becknell Industrial, in the transaction. Rodrigo Godoi represented Mohr Capital on an internal basis.

BELL, CALIF. — NAI Capital Commercial has arranged the purchase of Atlantic Center Mini Mall, a 20,909-square-foot retail center located in Bell, just south of Los Angeles.  Steven Weiss and Sam Kangavari of NAI represented the buyer, a private investor, in the transaction. The buyer plans to redevelop the property, converting it to a single-tenant retail building. The NAI team also negotiated a new lease with a national tenant.

JANESVILLE, WIS. — Chase Properties has acquired Pine Tree Plaza in Janesville, about 70 miles southwest of Milwaukee. The purchase price was undisclosed. The 184,834-square-foot shopping center is home to tenants such as TJ Maxx, HomeGoods, Michaels, Old Navy and Petco. The property was 82 percent leased at the time of sale. Ben Snyder and Zack Bates of Matthews Real Estate Investment Services brokered the transaction, which marks Chase’s sixth acquisition within its Chase Properties Retail Opportunities Fund IV. Chase is an Ohio-based owner and operator of shopping centers.

LAKE FOREST, CALIF. — La Caze Development has sold Lake Forest Marketplace, a 111,212-square-foot shopping center located in Lake Forest, for $14.2 million. Situated on 10 acres, the property was fully occupied at the time of sale. Tenants include 99 Cents Only, Guitar Center, Island Pacific, Harbor Freight Tools, Bank of America, Del Taco and Dunkin. John Redfield of SRS Real Estate Partners’ Investment Property Group arranged the transaction on behalf of the seller. Jon Davis of SVN represented the buyer, a private investor.

WHITE PLAINS, N.Y. — CBRE has brokered the sale of The Source, a 262,000-square-foot shopping center located north of New York City in White Plains. According to The Wall Street Journal, the sales price was $112 million, and the seller was UBS Realty Investors. Whole Foods Market anchors the center, which is situated adjacent to Westchester Mall. Other tenants include Dick’s Sporting Goods, Raymour & Flanigan, The Cheesecake Factory and the New York State Department of Motor Vehicles. Jeffrey Dunne, David Gavin, Steve Bardsley and Travis Langer of CBRE represented the seller in the transaction. The buyer was Houston-based Hines. The Source was 99 percent leased at the time of sale.

AUSTIN, TEXAS — Newmark has brokered the sale of Henley Riverside, a 368-unit apartment community in East Austin. The mid-rise property offers one-, two- and three-bedroom residences, with private patios and balconies available in select units. Amenities include a pool, fitness center and an outdoor kitchen and gaming area. Patton Jones and Andrew Dickson of Newmark represented the seller, an affiliate of Treeline Real Estate Partners, in the transaction to an undisclosed buyer. Henley Riverside was 92 percent occupied at the time of sale.

LOS ANGELES — A fund sponsored by CBRE Investment Management has acquired a portfolio of 14 self-storage assets located in Southern California and Utah that totals 8,697 units. The fund now owns 100 self-storage properties across the U.S., totaling 55,477 units. The seller and price were not disclosed. The self-storage assets, which will operate under the StorQuest brand, are primarily single-story, drive-up units in the key infill markets of Los Angeles, the Inland Empire, San Diego and Salt Lake City. The portfolio includes a mix of indoor, climate-controlled units and outdoor units. The properties are currently 95 percent leased. Nick Walker of CBRE’s National Self Storage Advisory Group represented the seller in the transaction. Tom Traynor and James Millon of CBRE’s Large Loans division, along with Talonvest, arranged the financing in the transaction.

NEWPORT BEACH, CALIF. — Buchanan Street Partners has sold a two-building, 42,697-square-foot office property to a private Newport Beach real estate firm for $20.4 million. Buchanan purchased the offices in 2020 for $11.5 million. Located at 1400 and 1420 Bristol St. N., the property was 22 percent leased at the time of sale. Buchanan had initially planned to carry out an adaptive reuse initiative at the property until the buyer, a residential developer, showed interest.
