Wyndham-San-Antonio-RiverWalk

SAN ANTONIO — A partnership between hospitality management firm Scarlett Hotel Group (SHG), which has offices in Chicago and Nashville, and Denver-based private equity firm Trailbreak Partners has purchased the former Wyndham San Antonio RiverWalk Hotel. The new ownership is planning a $50 million capital improvement program of the 21-story, 390-room hotel, which originally opened as an office building in 1958. Planned renovations include upgrades to the 40,000 square feet of meeting space and enhanced food and beverage options, as well as the addition of nearly 3,000 square feet of dining/restaurant space and luxury rooftop amenities. In addition, the hotel will be operated under the InterContinental Hotel Group (IHG) family of brands moving forward. Completion of the project is slated for early 2023.

PHILADELPHIA — New Jersey-based Greek Development has acquired a 305,706-square-foot industrial facility located at the base of the Betsy Ross Bridge in Philadelphia. The price was $31.5 million. The property features clear heights of 19 to 21 feet, 30 loading doors and more than 350 parking spaces. John Plower, Ryan Cottone, Larry Maister and Kyle Lockard of JLL represented the seller, an entity doing business as 2121 Wheatsheaf Lane LLC, in the transaction. The property was leased to cocoa bean distributor Dependable Distribution Services at the time of sale.

INDIANAPOLIS — Colliers International has brokered the sale of The Academy Building in downtown Indianapolis for an undisclosed price. The historic office building, located at 429 E. Vermont St., rises four stories and spans 30,436 square feet. Built in 1911 as the girl’s school St. Mary’s Academy, the property is now 87 percent occupied by 21 tenants. Alex Cantu and Alex Davenport of Colliers represented the seller, The Health Foundation of Greater Indianapolis. Indianapolis-based Shook Realty Group LLC was the buyer.

EUGENE, ORE. — A joint venture between Cardinal Group Investments and TPG Real Estate Partners (TREP) has acquired The Element Portfolio, a four-property student housing portfolio serving students attending the University of Oregon in Eugene. The 383-bed portfolio is located within walking distance of campus. The new ownership plans to enhance the portfolio through in-unit renovations, furnishing units at three communities and amenity space enhancements. Unit upgrades will include updated flooring, stainless steel appliances, new faucets and bathroom vanities, and new paint throughout. Cardinal Group Management will manage the properties while Cardinal Group Construction will manage the value-add construction projects. Agency Fifty3 will oversee marketing and branding. Peter Katz of Institutional Property Advisors, a division of Marcus & Millichap, represented the undisclosed seller. CBRE advised on debt for the acquisition, which was added to an existing Fannie Mae credit facility formed for Cardinal and TREP’s joint venture. Ben Roelke and Ian Walker of CBRE’s Capital Markets Debt & Structured Finance arranged $26.9 million in acquisition financing for the buyer. The seven-year loan features a 2.6 percent floating rate, full-term interest-only payments and a flexible prepayment structure.

ROSWELL, GA. — JLL Capital Markets has brokered the $37.6 million sale of Roswell Market Place, a fully leased, 95,522-square-foot shopping center in the metro Atlanta city of Roswell. Jim Hamilton, Brad Buchanan and Andrew Kahn of JLL represented the locally based seller, Branch Properties LLC, in the sale. East Coast Acquisitions acquired the property. Roswell Market Place is located at 10800 Alpharetta Highway. Built in 1986 and most recently renovated in 2015 and 2016, the retail property is anchored by Sprouts Farmers Market. The property’s tenant roster also includes Starbucks, Chipotle, Subway, Hollywood Feed, Another Broken Egg Cafe, Bad Daddy’s Burger Bar and Tin Drum. Branch Properties LLC is a private real estate investment firm primarily focused on the acquisition and development of high-quality, grocery anchored shopping centers located in the Southeastern United States. East Coast Acquisitions (ECA) is a Tampa-based real estate investment firm focused on the acquisition of grocery-anchored retail centers in core and robust secondary markets.

SAN ANTONIO — Marcus & Millichap has brokered the sale of a 694-unit self-storage facility in San Antonio that is operated under the Life Storage brand. The property consists of 571 climate-controlled units and 123 non-climate-controlled units that range in size from 50 to 300 square feet. Jon Danklefs of Marcus & Millichap represented the undisclosed seller and procured the buyer, a joint venture between Montfort Capital Partners LLC and Blue Vista Capital. Life Storage will continue to manage the property.

Built in 2020, the property offers studio, one-, two and three-bedroom units. Amenities include a pool, fitness center, resident lounge, bocce ball courts, coworking lounge, outdoor grilling stations, music library and a dog park. Patton Jones of Newmark represented the seller, Dallas-based StreetLights Residential, in the transaction. The sales price was not disclosed.

BLOOMINGTON, MINN. — JLL Capital Markets has arranged the sale of Normandale Lake Estates in Bloomington for $16.4 million. Built in 1964, the apartment property includes 105 units, all of which have been renovated. Amenities include a pet area, outdoor pool and courtyard with grilling area. The Normandale Lake Office Park is located across the street from the property, which was fully occupied at the time of sale. Mox Gunderson, Josh Talberg, Dan Linnell and Adam Haydon of JLL represented the seller, Normandale Lake LLC. Dealer Sites LLC purchased the asset in a 1031 exchange.

HARTWELL, GA. — Industrial Properties Group Inc. has arranged the sale of a 143,590-square-foot speculative industrial building located at 2052 Knox Bridge Crossing Road in Hartwell. Developed in 2020 by Adams Hart Partners I LLC, the building is situated on 14.8 acres within Gateway Industrial Park, located one exit south of the Georgia-South Carolina border along Interstate 85. Industrial Properties Group represented the seller and Russell D. Dye of Avison Young (formerly The Simpson Co.) represented the buyer. Richard R. Holdings LLC, a regional manufacturer, bought the property for an undisclosed price. The seller plans to build a second 120,000-square-foot building within Gateway Industrial Park, which Industrial Properties Group will market.

LAS VEGAS, NEV. — Northcap Commercial has brokered the sale of Skyline Villas Apartments, a multifamily property located at 3501 S. Maryland Parkway in Las Vegas. Dumont 94 LLC sold the asset for an undisclosed buyer for $11.4 million, or $121,809 per unit. Built in 1962, the community features 94 apartments. According to Northcap, the transaction is a record sales price for a property of its vintage. Devin Lee, Robin Willett, Jerad Roberts and Jason Dittenber of Northcap Commercial Multifamily represented the seller in the deal.
