AKRON, OHIO — Industrial Commercial Properties (ICP) has acquired the 635,000-square-foot Chapel Hill Mall in Akron for an undisclosed price. The mall is contiguous to the former Sears building and auto center, which ICP purchased last year. With the Sears property, the total acquisition amounts to 829,000 square feet on 60 acres. ICP is considering converting the mall into a multi-tenant campus or a series of industrial buildings, but detailed redevelopment plans have yet to be released. Chapel Hill Mall is ICP’s seventh acquisition in 2021, bringing the company’s portfolio to more than 150 properties in five states.

Turnbridge Equities, Waterford Property Co. Acquire City Place Long Beach Mixed-Use Property in Southern California

LONG BEACH, CALIF. — A partnership between Turnbridge Equities and Waterford Property Co., along with Monument Square Investment Group, has purchased City Place Long Beach, a 14-acre, large-scale, open-air, mixed-use development in downtown Long Beach. The partnership first acquired the loan on the asset at the end of 2020 and now reached an agreement to take over ownership of the property. Originally the site was Long Beach Plaza Mall, an enclosed shopping mall that was built in 1982 and demolished in 2002 to make way for City Place. The partnership is now reinventing the property as a mixed-use development with retail, office, restaurant and entertainment spaces, as well as working to immediately stabilize the asset.
MOUNT PLEASANT, S.C.— SRS Real Estate Partners’ National Net Lease Group has brokered the $7.4 million sale of The Shops at Gregorie Landing, a shopping center located at 2966 Hwy 17 N in Mount Pleasant. Parker Walter, Matthew Mousavi and Patrick Luther of SRS represented the buyer, a private investor from the Northeast who was in a 1031 exchange, in the transaction. Benjy Cooke of Oswald Cooke & Associates represented the seller, an unnamed South Carolina-based developer. The Shops at Gregorie Landing is located approximately 12 miles from Charleston and 11 miles from the South Carolina Aquarium. Completed in 2020, the 11,125-square-foot property is situated on 1.6 acres. The newly constructed three-tenant retail property is fully occupied by Panera Bread, TD Bank and Heartland Dental who have all signed long-term, triple net leases.
PENNSAUKEN, N.J. — NAI Mertz has negotiated the sale of a 116,284-square-foot industrial building located at 1700 Suckle Highway in Pennsauken, located outside of Philadelphia in the southern part of the state. The newly renovated building is situated on a 7.7-acre lot. Scott Mertz of NAI Mertz represented the landlord, The Seyon Group, in the transaction. The buyer, Scrub Daddy, a provider of cleaning tools known for its appearance on the TV show “Shark Tank,” purchased the building for $10.7 million.
MICHIGAN CITY, IND. — Dallas-based privately held investment firm Mohr Capital has sold a 200,000-square-foot warehouse and outdoor storage facility in Michigan City for an undisclosed price. GAF Materials Corp. fully occupies the property, which is located at 130 Tri Quad Drive. Michigan City is situated on the south shore of Lake Michigan in Northwest Indiana. New Jersey-based Four Springs Capital Trust was the buyer. Mohr completed development of the facility in November for GAF, which is a roofing and waterproofing manufacturer.
Talon Private Capital Buys Leasehold of 601,081 SF Microsoft-Occupied Office Campus in Bellevue, Washington

BELLEVUE, WASH. — Talon Private Capital, along with an undisclosed institutional real estate manager, has acquired the leasehold interest in Advanta Edge Campus, an office park located in the Interstate 90 Corridor of Bellevue. Microsoft Corp. fully occupies the 601,081-square-foot campus through September 2023. Designed by CollinsWoerman, Advanta Edge Campus has undergone $174.5 million in capital improvements since its development in 2018 by Schnitzer West. Microsoft has funded more than $120 million of out-of-pocket capital to enhance the building’s electrical and mechanical infrastructures, telecommunications backbone, interior finishes and build-out to a level well beyond typical Class A office standards. Kevin Shannon, Nick Kucha, Rob Hannan, Ken White, Michael Moll, Rachel Hones, Tim O’Keefe and Joe Lynch of Newmark represented the undisclosed seller in the transaction. The acquisition price was not released.
ALTAMONTE SPRINGS, FLA. — Axiom Realty Partners LLC has sold The Studios at Uptown, a 108-unit, all-studio apartment community located in Altamonte Springs, for $10.9 million. Mike Donaldson and Nick Meoli of Cushman & Wakefield represented the seller in the transaction. Denny Romain, Charles Crapse and Alex Kupp of Cushman & Wakefield arranged acquisition financing through Ameris Bank on behalf of the buyer, Ty and Tovah Lohman of Ormond Beach, Fla. Located at 245 Loraine Drive, The Studios at Uptown was 97 percent occupied at the time of sale. Community amenities include a swimming pool with a sundeck, tennis courts and onsite laundry facilities on each floor. The property is 26 miles from Walt Disney World Resort and 48 miles from Daytona Beach.
GRAPEVINE, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of Cross Creek at Grapevine Ranch, a 392-unit apartment community located roughly midway between downtown Dallas and Fort Worth. Built on 35 acres in 1999, the property offers a pool, business center and an indoor basketball court. Drew Kile and Joey Tumminello of IPA represented the seller, a joint venture between an affiliate of The Carlyle Group and VCT Capital Partners, in the transaction. The duo also procured the undisclosed private buyer.
KALAMAZOO, MICH. — JLL Capital Markets has brokered the sale of Lakeview Apartments in Kalamazoo for $19.6 million. The 280-unit apartment community features a playground, pet park and community barbecue area. The property is located at 1928 Colgrove Ave. and is situated adjacent to Ascension Borgess Hospital. David Gaines, Dave MacDonald and Kyle Butler of JLL represented the seller, Florida-based Property Resource Associates. The JLL team worked closely with Ron Plichta and Tommy Bateman of Property Resource Associates. Bender Cos. was the buyer.
JRK Property Holdings Buys Harrison Glendale Apartment Property in California for $90.7M

GLENDALE, CALIF. — JRK Property Holdings has acquired The Harrison Glendale, an apartment community located at 318 W. Wilson Ave. in downtown Glendale. A Las Vegas-based developer sold the asset for $90.7 million in an off-market transaction. Built in 2018, The Harrison Glendale features 164 apartments in a mix of studio, one- and two-bedroom layouts spread across two five-story LEED-certified buildings. The community offers a central courtyard with a resort-style pool, park and barbecue area. Additionally, the property features 15,100 square feet of ground-floor retail space occupied by CVS/pharmacy; a two-level, 239-stall subterranean garage; a two-level fitness center; yoga studio; club room; and dog run. The property also offers a rooftop deck with fire pits, barbecues and bar. At the time of sale, the asset was 96 percent leased. Dean Zander, Stewart Wilson and Chris Tresp of CBRE Los Angeles represented the seller in the deal. Robert Falese of Berkadia arranged acquisition financing with agency debt through Freddie Mac’s Green Advantage program for the buyer.
