TAMPA, FLA. — Berkadia has provided a $41.4 million loan for the acquisition of Bainbridge Ybor City, a 240-unit apartment community in Tampa’s Ybor City Historic District. Mitch Sinberg and Matthew Robbins of Berkadia’s South Florida mortgage banking team originated the Freddie Mac loan on behalf of the borrower, GMF Capital. Berkadia provided the 10-year, floating-rate loan, which features five years of interest-only payments. Wellington, Fla.-based Bainbridge Cos. developed Bainbridge Ybor City in 2017. The property is located at 1512 E. 12th Ave. in Ybor City, which is the only neighborhood on Florida’s west coast to be designated a National Historic Landmark District. The property features studio, one- and two-bedroom floor plans. Community amenities include a pool and sundeck, 24-hour fitness center, yoga studio and personal training room, clubroom with arcade and catering kitchen, elevator access and secure parking garage and greenways.

CHICAGO — Colliers International has arranged the sale of 10500 Woodlawn Ave. in Chicago’s Pullman Crossings for an undisclosed price. The 144,207-square-foot industrial building is situated on 38 acres and serves as a last-mile logistics facility for Amazon. It features a clear height of 36 feet as well as parking for 347 cars and 856 vans. Ryan Cos. completed development of the build-to-suit property in September. Jeff Devine and Steve Disse of Colliers represented the seller, a joint venture between Ryan and Allstate Investments. A private foreign investor purchased the asset.
MELROSE PARK, ILL. — Kiser Group has brokered the $4.1 million sale of Vinan Apartments in Melrose Park, a western Chicago suburb. The 64-unit multifamily property is located at 2901 Vinan Drive and spans eight buildings. It was fully leased at the time of sale. Matt Halper and Danny Mantis of Kiser represented the buyer and seller, both of which were undisclosed. The property sold for 97.6 percent of the list price, according to Kiser.
GURNEE, ILL. — Entre Commercial Realty has arranged the sale of a 10,500-square-foot industrial building in Gurnee for an undisclosed price. The property is located at 200 Ambrogio Drive and features six drive-in doors as well as 2,200 square feet of office space. Brian Bocci of Entre represented the buyer, Gen-3 Investments LLC, which will use the facility for its pool service operations. Charlie Mintz of JLL represented the undisclosed seller.
LPC Buys Development Site in Phoenix for 321,873 SF Industrial Project Known As Buckeye85

PHOENIX — LPC Desert West has purchased nearly 20 acres in the Interstate 10 corridor for the development of Buckeye85, an industrial project in Phoenix. The 321,873-square-foot Class A property will offer location, flexibility and creative industrial amenities targeted for mid-size users focused on creating an omnichannel marketplace, according to LPC. Situated at the southwest corner of 103rd Avenue and Buckeye Road/MC-87 Highway, Buckeye85 will feature spaces divisible to 100,000 square feet, 36-foot clear heights, full concrete truck courts, a 94-door cross-dock configuration and freezer/cooler capabilities. Additionally, the development will offer touchless technology throughout; clerestory windows offering natural light; shaded and landscaped areas; built-in barbecue equipment; and seating for outdoor relaxing, dining and games. Construction is slated to begin in April with delivery by year-end 2021. Butler Design Group is serving as architect and Hunter Engineering is serving as civil engineer.
NEW HAVEN, CONN. — Institutional Property Advisors, a division of Marcus & Millichap, has negotiated the sale of Westville Village Apartments, a 294-unit multifamily community in New Haven. Built on eight acres in 2008, the property offers amenities such as a clubhouse, fitness center, game room and outdoor courtyards. Victor Nolletti, Eric Pentore and Wes Klockner of IPA represented the seller and procured the buyer in the transaction. Both parties requested anonymity.
INDIANAPOLIS — Square Deal Investment Management has acquired Salesforce Tower and the Circle Building, two Class A office towers in Indianapolis. The purchase price was $192.5 million, according to The Indianapolis Star, which also reports that the seller was California-based Hertz Investment Group. The adjacent buildings are located at 27 E. Ohio St. and 111 Monument Circle in the heart of the central business district. Salesforce maintains its regional headquarters in the 48-story Salesforce Tower. Ken Martin, Brian Carlton and Nelson Almond of JLL Capital Markets arranged an undisclosed amount of acquisition financing on behalf of the buyer, which is the asset management and investment allocation branch of Oklahoma City-based Square Deal Capital Inc.
AURORA, ILL. — JVM Realty Corp. has sold The Aventine at Oakhurst North in Aurora for an undisclosed price. The 464-unit apartment community was built in 1999. The property recently received a big facelift, including an update to the clubhouse and amenity spaces, repairs to major building systems and a full renovation of approximately 40 percent of the unit interiors. The property’s 29 buildings sit on 28.5 acres. Dan Cohen, John Jaeger, Justin Puppi and Nisha Mishra of CBRE’s Chicago multifamily team represented JVM in the sale. Hayman Co. was the buyer.
PLANO, TEXAS — Triten Real Estate Partners, which has offices in Houston and Dallas, has purchased Market Square Mall, a 300,000-square-foot shopping and dining destination that is situated on 26 acres in Plano. Daniel Eng and Calvin Wong of ENGVEST represented the seller, private investor Matthew Loh, in the transaction. Dan Zeltser of SHOP Cos. represented the buyer. The new ownership will redevelop the mall, which was built in the 1980s, into a mixed-use destination. Specific details of the redevelopment plan were not disclosed.
HAMILTON, N.J. — CBRE has negotiated the sale of Kuser Industrial Center, a 145,950-square-foot industrial property located just outside of Trenton in Hamilton, for $29.6 million. The property is under construction and is expected to be complete in February. Brian Fiumara, Michael Hines, Brad Ruppel and Lauren Dawicki of CBRE represented the seller, Scannell Properties, in the transaction. The buyer was Cohen Asset Management. CBRE will also handling leasing of the property.
