YORK, PA. — Institutional Property Advisors, a division of Marcus & Millichap, has negotiated the sale of York Marketplace, a 304,974-square-foot retail power center in York. A 125,353-square-foot Lowe’s Home Improvement store anchors the property along with a 74,541-square-foot Giant Food grocery store and a 12,500-square-foot Premium Fine Wine & Good Spirits. Brad Nathanson of IPA represented the undisclosed seller and procured the buyer, Triple BAR Group, in the transaction. Michael Helpern and Chris Marks of IPA Capital Markets arranged acquisition financing on behalf of the buyer.

Eagle-Crest-Glendale-AZ

GLENDALE, ARIZ. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Eagle Crest, a multifamily property located near the Arrowhead Ranch master-planned community in Glendale. A private family trust sold the asset to S2 Capital for $55 million, or $134,804 per unit. Constructed in 1987 on 16 acres, Eagle Crest features 408 apartments. Cliff David and Steve Gebing of IPA, along with Marty Cohan of Marcus & Millichap, represented the seller and procured the buyer in the deal. Ryan Sarbinoff served as Marcus & Millichap’s broker of record in Arizona.

NEWNAN, GA. — JLL has arranged the sale of Cubes at Bridgeport, a 1 million-square-foot industrial facility in Newnan. A joint venture between CRG, the investment arm of Chicago-based Clayco; U.S. Logistics Fund 1; and Pope & Land completed the shell of the asset on a speculative basis in 2019. The asset features 40-foot clear heights; a 620-foot, cross-loaded bay; and 60-foot speed bays. The property was fully preleased at the time of sale, though the tenant and move-in date were not disclosed. According to JLL, the tenant will bring 500 jobs to the area. The Cubes at Bridgeport is the first building to be delivered within a 500-acre site that will also feature up to 8.5 million square feet of industrial space. The property is situated at the Interstate 85 and Exit 41 interchange, 31 miles southwest of Hartsfield-Jackson Atlanta International Airport. John Huguenard, Britton Burdette, Matt Wirth and Dennis Mitchell of JLL represented the seller, CRG, in the transaction. Chris Tomasulo and Steve Grable of JLL led the leasing efforts for the project. KKR acquired the asset for an undisclosed price.

GRAND PRAIRIE, TEXAS — California-based investment firm Buchanan Street Partners has acquired Waters Edge at Mansfield, a 351-unit apartment community located in the central metroplex city of Grand Prairie. Formerly known as Aura 3Fifty-One, the community was built on 13 acres in 2019 and was 93 percent occupied at the time of sale. Units feature one-, two- and three-bedroom floor plans, and amenities include a pool, business center and a resident clubhouse. Drew Kile and Joey Tumminello of Institutional Property Advisors, a division of Marcus & Millichap, represented the seller, Trinsic Residential, in the transaction. Buchanan Street was self-represented.

ELK GROVE VILLAGE, ILL. — Denver-based EverWest Real Estate Investors has sold an eight-building industrial portfolio in Elk Grove Village. The sales price was $74.3 million, according to Crain’s Chicago Business. The portfolio, situated near Chicago O’Hare International Airport, totals 955,460 square feet and consists of flex, light industrial and bulk distribution space. Mike Caprile of CBRE brokered the sale on behalf of EverWest. A joint venture between Investcorp and Brennan Investment Group purchased the portfolio. EverWest owned the assets since 2017.

LAS VEGAS — NWI Vida LLC has completed the disposition of Bella Vida Apartments, a multifamily property in Las Vegas. An undisclosed buyer acquired the community for $15 million, or $208,333 per unit. Located at 1111 S. Cimarron Road, the property features 72 apartments. Devin Lee, Robin Willett, Jerad Roberts and Jason Dittenber of Northcap Commercial represented the seller in the transaction.

LAND O’ LAKES, FLA. — Passco Cos. has acquired Tapestry Cypress Creek, a 341-unit multifamily community in Land O’ Lakes, for $76.4 million. The property, which was delivered in 2019, offers one-, two- and three-bedroom floor plans. Unit interiors feature granite countertops, hurricane-impact windows, screened-in patios and balconies, washers and dryers, walk-in closets and stainless steel appliances. Communal amenities include a saltwater pool, clubhouse, 24-hour fitness center, club room and a dog park. The community is located at 2300 Tapestry Park Drive, 20 miles north of downtown Tampa. Patrick Dufour, Ryan Crowley, Andrew Visnick and Pibu Aulakh of Newmark represented the seller, Arlington Properties, in the transaction. Caleb Marten of KeyBank Real Estate Capital’s Commercial Mortgage Group originated acquisition financing on behalf of Passco.

GARLAND, TEXAS — A partnership between Dallas-based Westmount Realty Capital LLC and a fund managed by New York-based DRA Advisors has sold Dallas Food Center. The 1.1 million-square-foot cold storage facility is located in the northeastern Dallas metro of Garland. The property was originally built as a distribution center for grocer Safeway and has been renovated a number of times in subsequent decades. Westmount implemented a capital improvement program that raised the ceiling heights by 15 feet and added 90,000 square feet of freezer space. The property was 92 percent leased at the time of sale to a mix of tenants that includes Kraft Heinz. The tenants carry a weighted average of 8.75 years remaining on their leases. Jonathan Bryan and Randy Baird of CBRE represented the undisclosed seller in the transaction.

WHITESTOWN, IND. — Colliers International has arranged the sale-leaseback of Whitestown Business Park Building 2, a 636,742-square-foot industrial building in Whitestown, about 20 miles northwest of Indianapolis. The sales price was undisclosed. Constructed in 2019, the building is located at 3632 Perry Blvd. It is fully leased to Puma North America Inc. Alex Cantu, Jeff Devine and Steven Disse of Colliers represented the seller, Puma. An affiliate of Walton Street Capital, a Chicago-based real estate private equity firm, purchased the asset. The property serves as the largest of Puma’s two national distribution hubs, handling 75 percent of its e-commerce business. The sportswear retailer took occupancy of the facility in June of this year.

INDIANA, ILLINOIS AND MISSOURI — JLL Capital Markets has brokered the sale of a medical office portfolio spanning seven properties and 439,000 square feet for an undisclosed price. The assets are primarily located on hospital campuses in metro areas within Indiana, Illinois and Missouri. The Class A portfolio is 93 percent leased to healthcare systems such as Ascension, Franciscan, AMITA and University of Missouri Health. Mindy Berman, Daniel Turley, Tim Joyce and Brannan Knott of JLL represented the undisclosed seller. Healthpeak Properties Inc. purchased the portfolio.
