FLORHAM PARK, N.J. — JLL has negotiated the sale of 180 Park Avenue, a 228,000-square-foot office building in Florham Park, about 30 miles west of New York City. Built in 2001, The Class A building is situated on 26.6 acres within the 268-acre Green at Florham Park master-planned development that is also home to Summit Medical Group, MD Anderson and the New York Jets. The building was 75 percent leased at the time of sale and offers amenities such as a newly renovated atrium lobby with a coffee bar, full-service cafeteria, fitness center, tenant lounge and a conference center. Container shipping firm Maersk Inc. is the building’s anchor tenant. Jose Cruz, Kevin O’Hearn, Steve Simonelli and Michael Oliver of JLL represented the undisclosed seller in the transaction. The buyer was a joint venture between Vision Properties and The Birch Group. Greg Nalbandian of JLL placed a three-year, floating-rate acquisition loan through CBRE Global Investors on behalf of the buyer.

Nimbus-Corporate-Center-Beaverton-OR

BEAVERTON, ORE. — A partnership between a fund controlled by DRA Advisors and Prescott Partners has purchased Nimbus Corporate Center, a flex office park in Beaverton, a suburb of Portland. Shorenstein sold the asset for $130 million. Situated on 47.5 acres at 8910-9775 SW Gemini Drive and 9203-9790 NW Nimbus Avenue, the 16-building property offers a total of 691,036 square feet of flex office space. Completed between 1984 and 1991, Nimbus Corporate Center is leased to various tenants in the manufacturing, technology, professional services, insurance and government sectors. Buzz Ellis, Michel Seifer, Logan Greer, Adam Taylor and Kaden Eichmeier of JLL Capital Markets represented the seller in the deal.

SANDY SPRINGS AND MARIETTA, GA. — Carroll Organization has purchased three multifamily communities in metro Atlanta for $220 million. Carroll will rebrand two of the properties, Cascade at Morgan Falls and Fountains at Morgan Falls in Sandy Springs, under the singular name Arium Morgan Falls. The adjacent communities total 1,180 units. Carroll plans to invest $30 million in property upgrades to overhaul exteriors, amenities and unit interiors. The third property is in Marietta, the 418-unit Columns at Bentley Manor, which Carroll will rebrand to Arium on Bentley. Carroll plans to remodel and update the community’s amenities and units. The seller(s) of the three communities was not disclosed.

TEMPE, ARIZ. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of sale of Onnix, an apartment community located in Tempe. Bridge Investment Group sold the asset to Western Wealth Capital for $117.5 million, or $178,300 per unit. Constructed in 1984 on 30 acres, Onnix features 659 apartments at the intersection of Broadway Road and McClintock Drive. The property offers a mix of studio, one- and two-bedroom layouts and one four-bedroom/four-bath unit. Community amenities include four swimming pools with cabanas, hammocks and barbecue grills, as well as a clubhouse with sauna and yoga studio. Steve Gebing and Cliff David of IPA represented the seller and procured the buyer in the transaction.

VERNON HILLS, ILL. — Venture One Real Estate, through its acquisition fund VK Industrial V LP, has acquired a 30,356-square-foot industrial building in Vernon Hills, a northern suburb of Chicago. The purchase price was undisclosed. The transaction was structured as a sale-leaseback with H&H Graphics. Located at 450 Corporate Drive and constructed in 1991, the building features two docks, one drive-in door and parking for 40 cars. Brian Bocci of Entre Commercial Realty represented Venture One. VK Industrial V is a partnership between Venture One and Kovitz Investment Group.

MIDLAND, MICH. — The Boulder Group has brokered the $1.4 million sale of a 9,002-square-foot property occupied by Dollar General in Midland, about 28 miles east of Mount Pleasant. The single-tenant building is located at 3401 James Savage Road. Dollar General has a 15-year lease at the newly built property. A Midwest-based developer sold the asset to a Midwest-based real estate investor. Randy Blankstein and Jimmy Goodman of Boulder represented both parties in the transaction.

AUSTIN, TEXAS — Southern California-based investment firm Greens Global has acquired a 1,152-unit, CubeSmart-branded self-storage facility located at 8023 W. Parmer Lane in Austin. The five-story property was built in 2019 and spans 110,505 square feet. C.W. Sheehan and Alastair Barnes of JLL arranged an undisclosed amount of acquisition financing for the off-market transaction through Happy State Bank. The loan was structured with a five-year term and a fixed interest rate. CSW Development sold the asset for an undisclosed price.

Fountains-at-Steeplechase-Plano

PLANO, TEXAS —San Francisco-based investment firm Hamilton Zanze has sold Fountains at Steeplechase, a 368-unit apartment community in Plano. Built in 1985, the property features one- and two-bedroom units averaging 857 square feet. Amenities include a pool, fitness center, business center, playground, clubhouse and a dog park. Hamilton Zanze acquired the property in 2013 and implemented a valued-add program that upgraded the appliances, flooring, countertops and hardware of the units, as well as the building exteriors and amenity spaces.  Drew Kile, Will Balthrope, Joey Tumminello and Grant Raymond of Institutional Property Advisors, a division of Marcus & Millichap, worked with Bard Hoover and Nick Fluellen of Marcus & Millichap’s Dallas office to represent Hamilton Zanze in the sale. The team also procured the buyer, Bridge Partners.

CHINO HILLS, CALIF. — Advanced Real Estate Services has purchased The Crossings, a multifamily property located in Chino Hills. An undisclosed seller sold the asset for $120 million in an off-market transaction. Constructed in 2019 on more than 32 acres, The Crossings features 346 apartments, a resort-style pool area, clubhouse, two-story fitness center, turf soccer field, dog park, electric-vehicle charging stations, package lockers, a business center and playground. Mike Elmore, Joe Giordani and Brendan Golding of NorthMarq’s Newport Beach team arranged a $76.8 million Fannie Mae Green loan for the transaction, with 10 years interest-only payments at 2.44 percent fixed rate. Margie Malloy of Berkadia’s Inland Empire office represented the buyer in the transaction.

ROMEOVILLE, ILL. — Colliers International has arranged the sale of a 648,960-square-foot distribution center occupied by Samsung in Romeoville. The Class A facility is located within Pinnacle Business Center, just south of the full interchange at I-55 and Weber Road. Samsung has occupied the building since 2012 and uses the facility as its primary Chicago-area distribution center for all appliance lines. Samsung recently renewed its lease. Jeff Devine and Steve Disse of Colliers represented the seller, LaSalle Investment Management. Exeter Property Group purchased the asset for an undisclosed price.
