CHICAGO — The Boulder Group has brokered the sale of single-tenant CVS Pharmacy property in downtown Chicago for $4.9 million. The 8,781-square-foot store is located on the ground floor of a 180-unit condo building at 520 S. State St. Randy Blankstein and Jimmy Goodman of Boulder represented both the seller, a local real estate owner, and the buyer, a Southeast-based real estate investment firm. CVS has more than 10 years remaining on its lease.

CHANDLER, ARIZ. — NAI Horizon has arranged the sale of American Self Storage & Mail Center located at 12220 E. Riggs Road in Chandler. Lawhead Family LLC sold the property to Vault at Riggs Road LLC for $8.3 million. Denise Nunez and Victoria Filice of NAI Horizon represented the seller and secured the buyer in the deal.

PORT ROYAL, S.C. — Greystone Brown Real Estate Advisors has negotiated the $54.1 million sale of Preserve at Port Royal, a 400-unit multifamily community in Port Royal. The property, which was built in 2006, offers one- and two-bedroom floor plans. Communal amenities include a fitness center, two pools, library, two business centers, playground, dog park, storage units, car care center, laundry center, two outdoor kitchens with grilling areas and a bird sanctuary. The asset is situated at 1 Preserve Ave. W., 30 miles north of Hilton Head Island. Jim Jarrell, Steve Mack and Walter Miller of Greystone Brown represented the seller, Norcross, Ga.-based Prominent Realty Group, in the transaction. The buyer was not disclosed.

DELAWARE, OHIO — Gosula Realty Ltd. has acquired Glennwood Commons in Delaware, about 30 miles north of Columbus. The purchase price was undisclosed. Tenants include OfficeMax, Dollar Tree and Pet Supplies Plus. CBRE’s National Retail Partners Midwest team represented both Gosula and the seller, Principal Real Estate Investors.

KAYSVILLE, UTAH — Lincoln Property Co. (LPC) has acquired Access Park, an industrial campus in Kaysville and the company’s first acquisition in Utah. Access Park LLC sold the property for an undisclosed price. Located at 505 N. Kays Drive within Kaysville Business Park, Access Park features a total of 212,950 square feet of Class A industrial space spread across three fully occupied buildings. The park includes two newly built, 69,101-square-foot distribution buildings and one 74,784-square-foot industrial and manufacturing building. The facilities offer clear heights ranging from 22 feet to 32 feet and a total of 74 dock-high and ground-level doors. LPC Desert West will manage Access Park as part of its more than 7 million-square-foot regional management portfolio. Kip Paul, Rhett Bue and Jorgi Paul of Cushman & Wakefield represented the seller in the transaction.

HOUSTON — Lee & Associates has brokered the sale of a 158,700-square-foot industrial campus located at 6500 Brittmoore Road in northwest Houston. The campus consists of eight buildings on 13 acres. Robert McGee, Thomas Leger and Chase Cribbs of Lee & Associates represented the buyer, privately held development firm Adkisson Group, in the transaction. The seller and sales price were not disclosed. Lee & Associates will also be marketing the property for lease.

ALEXANDRIA, VA. — CIM Group has purchased Southern Towers, a 2,346-unit multifamily campus in Alexandria, for $506 million. The acquisition comprises Monticello, The Graham, Ashlawn, The Sherwood and The Stratford, each standing 16 stories. The combined properties span 41 acres at 4901-5055 Seminary Road, eight miles southwest of downtown Washington, D.C. Each community offers studio to three-bedroom floor plans. The combined campus features two pools, tennis courts, a playground, fitness center, community room and a business center. Snell Properties and Caruthers Properties sold the portfolio, which was built between 1961 and 1965 and renovated in 2015.

COLORADO SPRINGS, COLO. — Mountain View Capital has acquired Volta at Voyager in Colorado Springs for $52.6 million. The 200-unit apartment community includes a dog park and spa, pool, clubhouse and fitness center. Units range in size from 696 to 1,300 square feet. Mack Nelson and Christopher White of JLL represented the seller, BY Development. Josh Simon and Kristian Lichtenfels of JLL arranged $37.5 million in acquisition financing on behalf of the buyer. A national insurance company provided the four-year loan, which features a 3.25 percent interest rate.

MT. JULIET, TENN. — JLL has negotiated the $30.9 million sale of 245 Couchville Industrial, a fully leased, 709,652-square-foot industrial property in Mt. Juliet. The property is 67 percent leased to ElectroluxNorth America Inc., a subsidiary of Electrolux AB. The other tenant was not disclosed. The asset is situated on nearly 44 acres at 245 Couchville Industrial Blvd., 30 miles east of downtown Nashville and 22 miles east of Nashville International Airport. Britton Burdette, Pete Pittroff, Matt Wirth, Dennis Mitchell, Jim Rodrigues, Mitchell Townsend and Perry Wolcott of JLL represented the seller, a joint venture between Sansone Group and Fortress Investment Group. Dallas-based Westmount Realty Capital LLC acquired the facility.

CHICAGO — Interra Realty has brokered the $5.8 million sale of an apartment and retail building located at 2020-36 W. Montrose Ave. in Chicago’s Ravenswood neighborhood. Built in 1927, the property includes 22 apartment units situated above nine retail spaces. At the time of sale, the apartments were 94 percent occupied and the retail spaces were fully leased. Joe Smazal of Interra represented both the undisclosed buyer and seller.
