MILWAUKEE — Senior Living Investment Brokerage (SLIB) has arranged the sale of St. Clare Terrace, a 59-unit assisted living community in Milwaukee. The community was built in 1964 and operates under the Residential Care Apartment Complex (RCAC) designation. Under this state designation, residents have individual apartments with kitchens and bathrooms. They also receive up to 28 hours per week of supportive, personal and nursing services. The 67,000-square-foot property sits on 2.4 acres, and was 64 percent occupied at the time of sale. An ownership group based in Wisconsin with seven other communities across the state acquired the property for $2.3 million. After extensive due diligence, the buyer received a credit of $500,000 for improvements to St. Clare’s physical plant, including repairs deferred by prior ownership. The buyer plans to rebrand the facility under the name Willow View and invest significant capital into the renovation of the facility. EL SEGUNDO, CALIF. — JLL has arranged the sale of an office campus located at 1960 E. Grand Ave. in El Segundo. Terms of the transaction, including the name of the seller, buyer and acquisition price, were not released. Totaling 5.4 acres, the two-parcel property features a 12-story, 260,000-square-foot office building plus development potential to build up to 94,000 square feet of creative office or hotel space. The building features 21,500-square-foot floor plates, parking for 926 vehicles, a fitness deck, communal outdoor workspace and a plaza. At the time of sale, the property was 79 percent leased. Tom Bohlinger, Andrew Harper and Will Poulsen of JLL represented the seller and procured the buyer in the transaction.

FORT MYERS, FLA. — JLL has negotiated the $96 million sale of The Retreat at Vista Lake, a 640-unit, garden-style apartment complex in Fort Myers. The property comprises 32 two- and three-story buildings spanning 35 acres. The community offers one-, two- and three-bedroom floor plans averaging 867 square feet. Communal amenities include two pools, a fitness center, gazebo with grilling area, tennis courts, racquetball court, lakeside basketball court, dog park and a business center. The Retreat at Vista Lake is situated at 3701 Winkler Ave., five miles southeast of downtown Fort Myers. Matt Mitchell, Zach Nolan Brett Moss, Drew Jennewein, Jarrod Smith and Bailey Smith of JLL represented the undisclosed seller in the transaction. The buyer was an undisclosed private partnership.

CAMARILLO, CALIF. — STAG Industrial has completed the disposition of two freestanding industrial buildings in Camarillo for $88 million. An undisclosed Southern California-based real estate investment and development company acquired the assets. John DeGrinis, Patrick DuRoss and Jeff Abraham of Newmark Knight Frank represented the seller, while DeGrinis, DuRoss, Abraham, Kevin Shannon, Jim Linn, Bret Hardy and Andrew Briner, also of NKF, represented the buyer in the transaction. Located at 3001 Mission Oaks Blvd., the 308,780-square-foot asset features 28- to 30-foot clearances, 23 dock-high positions with the potential for 15 additional doors, a 14,540-square-foot office space, ESFR sprinklers and ample parking. The second property is a 425,039-square-foot building located at 3175 Mission Oaks Blvd. that features 30- to 35-foot clear heights, 31 dock-high loading doors, 19,680 square feet of office space, ESFR sprinklers and parking.

WILKES-BARRE, PA. — Colliers International has arranged the sale of a 50,000-square-foot office building in Wilkes-Barre, located approximately 100 miles north of Philadelphia. Situated at 15 South Franklin St., the 10-story office building was completed in 1920. The buyer plans to convert the building to apartments or condos, possibly with commercial or office components. Law firm Rosenn, Jenkins & Greenwald has operated its headquarters at the building since 1954 and will relocate to Cross Creek Pointe at 1065 Route 315 in Plains. Jeff Algatt and John Susanin of Colliers represented the seller, a group of locally based private investors. The buyer was Franklin Downtown LLC, based in Somerset, New Jersey. The sales price was undisclosed.

EL PASO, TEXAS AND SANTA TERESA, NEW MEXICO — CBRE has negotiated the sale of the IDI Logistics portfolio, a collection of 20 buildings totaling approximately 1.7 million square feet in El Paso and Santa Teresa, New Mexico. Seventeen of the buildings are located in El Paso and three are located in Santa Teresa. The portfolio was 96.4 percent occupied at the time of sale. William Caparis, Andres Sandoval and Jonathan Bryan of CBRE represented Atlanta-based IDI Logistics in the transaction. The buyer was a partnership between Massachusetts-based Equity Industrial Partners and New York City-based Raith Capital Partners.

Alexandra Rossland of Westbridge represented the seller, 39-26 62nd Street LLC. Jonathan Bichoupan of Westbridge procured the buyer, a private individual. The sales price was not disclosed.

CHICAGO — Standard Equipment Co. has sold its headquarters property in Chicago’s Fulton Market West for $14.8 million. The 2.8-acre site includes four buildings totaling 43,828 square feet as well as a lot for truck and trailer parking. It has served as the environmental equipment company’s headquarters since 1986. Standard Equipment will relocate its operations to Elmhurst this quarter. George Toscas of ACO Commercial represented the buyer, Realterm Logistics.

The property features one-, two- and three-bedroom units and amenities such as a pool, business center and a resident clubhouse. FALL RIVER, MASS. — CBRE has brokered the $13.7 million sale of two apartment buildings in Fall River, located approximately 20 miles southeast of Providence. Border City Mills, a former mill building located at 2 Weaver St., was completed in 1873 and converted to a residential use in 1988. The property comprises 107 units and offers a fitness center and pool. River Grove Apartments, located at 4516 North Main St., was built in 1987, comprises 48 units and sits adjacent to Fall River Country Club. Simon Butler and Biria St. John of CBRE represented the seller, First Merchants Group. The team also procured the buyer, Fren Management Co. Inc.
