NEW HOLSTEIN, WIS. — The Boulder Group has arranged the $2.3 million sale of a single-tenant property net leased to grocer Piggly Wiggly in New Holstein, about 40 miles south of Green Bay. The 29,651-square-foot building is located at 2243 Calumet Drive. There are more than eight years remaining on Piggly Wiggly’s lease. Randy Blankstein and John Feeney of Boulder represented the seller, a Wisconsin-based partnership. A Midwest-based individual purchased the asset while completing a 1031 tax-deferred exchange.

VILLA PARK, ILL. — Adelphia Properties has brokered the sale of a 5,400-square-foot restaurant building in Villa Park, about 20 miles west of Chicago. The sales price was undisclosed. The vacant property, formerly occupied by Park West Pancake House, is located at 10 E. Roosevelt Road. George Spirrison and Simeon Spirrison of Adelphia represented the seller, a Chicago-based private investor. The buyer was also a Chicago-based private investor.

HOUSTON — Sweden-based international developer Skanska has divested its 90 percent interest in Bank of America Tower, a 780,000-square-foot office building in downtown Houston, for $373 million. Construction of Bank of America Tower, which houses tenants such as Bank of America, Waste Management, Winston & Strawn LP, Quantum Energy Partners and Skanska, began in 2017 and was completed earlier this year. The property features an open-air community hub that includes a full-service restaurant and a culinary market with seven chef-driven concepts and a cocktail bar. Skanska sold its majority interest to an affiliate of Boston-based Beacon Capital Partners. Eastdil secured arranged a $240 million acquisition loan through PGIM Real Estate Finance for the transaction.

DENVER — New York-based Castle Lanterra Properties has purchased RiDE at RiNo, a newly built, Class A multifamily community located in the River North (RiNo) neighborhood of downtown Denver. McWhinney sold the property for $23 million. Located at 3609 Wynkoop St., RiDE at RiNo features 84 modern suites and large live/work units, ranging in size from 369 square feet to 849 square feet, with loft-style 12- or 18-foot ceilings. Community amenities include a 24-hour fitness center, a rooftop deck with a barbecue area, club and conference rooms, lounge, underground parking, bicycle repair station and a video intercom systems. Terrance Hunt and Shane Ozment of Newmark Knight Frank’s Denver office brokered the transaction.

DOWNERS GROVE, ILL. — Colorado-based KORE Investments has acquired Esplanade II, a Class A office building totaling 583,982 square feet in the Chicago suburb of Downers Grove, for $128.5 million. Located at 3500 Lacey Road, the property is situated on 19 acres of the Esplanade office campus at the convergence of I-355 and I-88 in the East-West Corridor submarket. Building amenities include a deli, conference facility, parking deck and car wash service. Additional campus amenities include an on-site daycare and a fitness center. A Doubletree Hotel is also located on the campus, and a shuttle service offers transportation to the nearby Metra BNSF Line Belmont Station. The property offers direct access to the Oak Brook and Yorktown retail corridors. At the time of sale, Esplanade II was 96.9 percent leased to tenants including Cooper’s Hawk Winery & Restaurant, Kia Motors and Glanbia Performance Nutrition. Skidmore Owings Merrill designed the building, which was originally built in 1992 and has undergone more than $7.4 million of capital improvements since 2014. JACKSONVILLE, FLA. — Consolidated-Tomoka Land Co. has acquired The Strand, a 212,000-square-foot retail center in Jacksonville, for $62.7 million in a 1031 tax exchange. The Strand was 95 percent leased at the time of sale to 20 tenants, including four anchors: Hobby Lobby, PGA Superstore, 2nd & Charles and Best Buy. The property is located at 1401 Riverplace Blvd., 12 miles southeast of downtown Jacksonville and adjacent to St. Johns Town Center, home to more than 150 retailers. Colliers International’s Northeast Florida office will handle leasing efforts on behalf of the new owner. The seller was not disclosed.

PHILADELPHIA — Counter Capital Management LLC has acquired Shirt Corner Apartments, a 62-unit multifamily community in the Old City District of Philadelphia, for $22 million. The property, which was delivered in July 2015, offers studio, one- and two-bedroom floor plans. Counter Capital plans to improve the amenities offered at the property.

SPARKS, NEV. — San Diego-based MG Properties Group has acquired Marina Village Apartments in Sparks. San Diego-based Sunroad Multifamily sold the apartment community for an undisclosed price. Fannie Mae provided acquisition financing, which Brian Eisendrath and Cameron Chalfant of CBRE arranged. Built in 2005, Marina Village features 240 apartments and proximity to Interstate 80 with convenient access to the Tahoe-Reno Industrial Park. Additionally, the property is located adjacent to The Sparks Marina Park, a 77-acre lake and recreation center. MG Properties plans to invest capital to upgrade the community’s common areas and unit interiors.

SAN ANTONIO — Locally based developer Koontz Corp. has sold Savannah Oaks Luxury Apartment Homes, a 332-unit multifamily property in San Antonio. Completed by Koontz in 2016, the property features one- and two-bedroom units that are equipped with hardwood-style flooring, granite countertops, stainless steel appliances, individual washers and dryers and private patios and garages. Amenities include a pool with a tanning ledge and outdoor kitchen, fitness center and a clubhouse. The buyer was Chicago-based Sherman Residential. Will Balthrope, Drew Garza and Jordan Featherston represented the seller and procured the buyer in the transaction.

CLINTON, IND. — MAG Capital Partners LLC has acquired 3900 E. White Ave. in Clinton, which is located in west Indiana near the border of Illinois. The purchase price was not disclosed. The LEED Silver-certified property serves as the headquarters for White Construction Inc., a wholly owned company of Infrastructure and Energy Alternatives LLC (NASDAQ: IEA). The campus comprises a three-story, 51,000-square-foot office building that was constructed for the tenant in 2009. It also includes several industrial buildings totaling approximately 51,000 square feet. Jim Tuesley and Mary Garnett of Barnes & Thornburg LLP represented MAG Capital Partners, whose principals are Dax T.S. Mitchell and Andrew Gi, in the sale. Tim Mattingly of American Mortgage & Realty Corp. arranged acquisition financing through First Farmers Bank & Trust.
