RALEIGH, N.C. — CBRE has negotiated the sale of downtown Raleigh’s Citrix Building, a 189,950-square-foot office building that serves as the divisional headquarters for software company Citrix Systems Inc. Exan Capital of Kuwait-based Exan Group purchased the building for $84.8 million. Located at 120 S. West St., Citrix Systems fully occupies the property. CBRE’s Patrick Gildea, Matt Smith, Grayson Hawkins, Brandon McMenomy and Ben Kilgore represented the seller, real estate company JMC Holdings LLC, in the transaction. The Citrix Building is an adaptive reuse of a former warehouse facility. The LEED-Gold certified office building includes collaborative space, a fitness center, basketball and racquetball courts, locker rooms, a rooftop patio, bocce ball court, yoga studio and a kitchen/dining facility.

CHARLOTTE, N.C. — Capstone Apartment Partners has arranged the $48 million sale of Willows at the University, a 255-unit apartment community approximately two miles from University of North Carolina at Charlotte. Capstone represented Charlotte-based developer and seller, Gateway Communities NC, and procured the buyer, Salt Lake City-based real estate investment firm Millburn & Co. Willows at the University is Millburn’s third Charlotte-area property. Alex McDermott, Caleb Troop and Bryse Toothaker of Capstone negotiated the deal. Willows at the University was completed in May 2019 and was approximately 95 percent occupied at the time of closing. The property features one-, two- and three-bedroom apartments in nine three- and four-story buildings. The gated community includes a swimming pool with sundeck, outdoor kitchen and grilling area, business center, fitness center, two dog parks and a theater/media room. The community is situated near Concord Mills shopping mall and PNC Music Pavilion.

DALLAS — Glenstar Properties LLC has acquired Premier Place, a 457,000-square-foot office building located at 5910 North Central Expressway in Dallas. Built in 1985 and renovated in 2014, the 20-story, transit-oriented property offers proximity to Southern Methodist University, the Katy Trail and Dallas Love Field Airport. The building also houses a 62,000-square-foot Life Time Fitness. The seller and sales price were not disclosed.

NORWALK, CONN. —CBRE has brokered the sale of 800 Connecticut Avenue, a 412,231-square-foot, Class A office park in Norwalk, located approximately 10 miles west of Stamford. Tenants include Booking Holdings, Priceline and Hitachi Capital America Corp. Amenities include a 6,400-square-foot conference center, an outdoor plaza, fitness center and a cafeteria. Jeffrey Dunne, David Gavin, Steven Bardsley, Jeremy Neuer, Gene Pride and Travis Langer of CBRE represented the undisclosed seller in the transaction. The CBRE team also procured the buyer, KH 800 Connecticut Avenue LLC, a subsidiary of Kamran Hakim.

GENEVA, OHIO — Colliers International has brokered the $9 million sale of a Spire Institute sports facility in northeast Ohio’s Geneva. The 750,000-square-foot property is located at 5201 Spire Circle. The development includes an outdoor stadium, indoor track and field arena, aquatics center as well as volleyball and basketball courts. Mark Abood and Brian Hurtuk of Colliers represented the seller, Ronilee LLC. Baltimore-based investment group Axxella LLC was the buyer.

PRIOR LAKE, MINN. — Marcus & Millichap has brokered the $5.8 million sale of the Village at Five Hawks in Prior Lake, about 25 miles south of Minneapolis. The four-building, 48-unit multifamily community is located at 16611 Five Hawks Ave. SE. Built in 1984, the property features a mix of units ranging in size from 643 to 1,340 square feet. Most of the units have been upgraded since 2007. Abe Roberts, Evan Miller and Chris Collins of Marcus & Millichap brokered the transaction on behalf of the undisclosed buyer and seller.

CHICAGO — NAI Hiffman has negotiated the sale of a 128,000-square-foot industrial building located at 5200-5230 W. Roosevelt Road on Chicago’s West Side. The sales price was undisclosed. Built in 1946, the distribution warehouse is fully occupied by Packaging Corp. of America. It features seven loading docks, one drive-in door and clear heights ranging from 12 to 18 feet. Joe Bronson, Josh Will and Aimee Goudas of NAI Hiffman represented the owner, Rola Corp. The team also procured the buyer, Clear Height Properties.

LAS VEGAS — MCA Realty has completed the disposition of Walnut Business Park, a two-building, multi-tenant industrial park in Las Vegas. CapRock Partners acquired the asset for $7.8 million. Located at 3020-3060 N. Walnut Road, Walnut Business Park features 94,808 square feet of industrial space spread across two buildings. MCA Realty originally purchased the asset in 2016 for $5.1 million and implemented a repositioning plan that allowed the company to stabilize and sell the property for an approximate 52.4 percent increase three years later. Interior and exterior renovations included new exterior paint, upgrades to the parking lot, new signage and deferred maintenance repairs. Additionally, MCA individually subdivided the property into 16 units, averaging 5,700 square feet, that can be sold off separately as individual condominiums. Dan Doherty, Chris Lane, Paul Sweetland, Mike Kendall and Jerry Doty of Colliers International represented the seller in the deal.

AUSTIN, TEXAS — Ryman Hospitality Properties Inc. (NYSE: RHP) has reached an agreement with Stratus Properties Inc. (Nasdaq: STRS) to purchase Block 21, a mixed-use and entertainment development occupying a full city block in downtown Austin. Ryman has agreed to purchase the property from Stratus for $275 million, including a debt assumption of $142 million. Block 21 houses Austin City Limits Live at the Moody Theater, a 2,750-seat venue that hosts America’s longest running music series, Austin City Limits. Past artists that have played the annual concert series include Dave Matthews Band, Lauryn Hill, Beck, Elvis Costello, Coldplay, Robert Plant, Cyndi Lauper and B.B. King. The project also features W Austin Hotel & Residences, 3TEN ACL Live club, 40,000 square feet of Class A office space and 18,000 square feet of retail and restaurants, including Starbucks and Urban Outfitters.
