MOUNT LAUREL, N.J. — Colliers International has brokered the $10.6 million sale of the Fellowship Business Center, a 96,000-square-foot office complex in Mount Laurel, an eastern suburb of Philadelphia. The five-building complex is situated within the East Gate Business Park and was 96 percent occupied at the time of sale. Ian Richman and Marc Isdaner of Colliers represented the seller, The Bloom Organization. The buyer was a private investor.

BOSTON ⁠— Hawkins Way Capital has acquired the historic 143-room Copley Square Hotel in the Back Bay neighborhood of Boston. Built in 1891, the Copley Square Hotel is situated within close proximity of Newbury Street retail and culture center, several colleges and universities, Fenway Park and the Prudential Center. Amenities include 1,500 square feet of meeting and event space, a 24-hour fitness center, a lower-level nightclub and 11,800 square feet of retail space ⁠— including 2,800 square feet of vacant ground-floor retail. Denny Meikleham, Alan Suzuki and Matt Enright of JLL represented the seller, insurance service company Barings LLC, in the transaction.

LINDEN, N.J. — Cushman & Wakefield has brokered the sale of two industrial warehouses totaling approximately 200,000 square feet in Linden, an eastern suburb of New York City. Located at 2401 E. Linden Ave. and 1501-1525 W. Blancke St., the properties are situated three miles apart and comprise 84,220 and 115,913 square feet, respectively. The location offers close access to the Port of New York and New Jersey. Both warehouses were fully leased to five tenants at the time of sale. Andrew Merin, David Bernhaut, Gary Gabriel, Brian Whitmer, Kyle Schmidt and Ryan Larkin of Cushman & Wakefield represented the seller, Penwood Real Estate Investment Management, in the transaction. Link Industrial Properties was the buyer.

SEATTLE — Seattle-based Urban Renaissance Group (URG) has purchased Park Place, an office building located in Seattle. An affiliate of Washington Holdings sold the asset for $177 million. Located at 1200 Sixth Ave, the 21-story tower features 317,000 square feet of commercial office space. At the time of sale, the property was more than 95 percent leased with multiple long-term tenants. The building was built in the 1970s. Gensler, an international architect and a tenant in the tower, fully renovated the property in 2012 with contemporary finishes, a dedicated fitness center, secured bike storage and 181 parking stalls. Additionally, the building features a green roof, rain catchment system, water efficient fixtures, systems to measure air flow, a green cleaning program, satellite-controlled irrigation and a LEED-EB Platinum designation. Eastdil Secured represented the seller in the deal.

FORT WORTH, TEXAS — Marcus & Millichap has arranged the sale of Tribecca Pointe, a 175-unit multifamily community in Hurst, located northeast of Fort Worth. Built in 1969, the property offers one-, two- and three-bedroom units and amenities such as a pool and a business center. Al Silva and Ford Braly of Marcus & Millichap represented the seller and procured the buyer, both of which were Dallas-based investment firms that requested anonymity.

EASTCHESTER, N.J. — Ashkenazy Acquisition Corp. has acquired the 380,000-square-foot Vernon Hills Shopping Center in Eastchester, a northern suburb of New York City, for approximately $125 million. Medical tenants including Lawrence Hospital and its affiliates NY Presbyterian and Columbia Medical practices anchor the center. Retail tenants include Starbucks, New York Sports Club, Barnes & Noble, Gap and American Eagle. Andrew Merin, David Bernhaut, Gary Gabriel, Brian Whitmer, Frank DiTommaso, Kyle Schmidt, Matt Lisk and Al Mirin of Cushman & Wakefield procured Ashkenazy as the buyer. The team also represented the seller, which was undisclosed.

CHICAGO — Interra Realty has brokered the sale of a 37-unit apartment property in Chicago’s West Rogers Park neighborhood for $4.3 million. Located at 6415-6425 N. Richmond St., the asset was 95 percent occupied at the time of sale. Built in 1937, the property features 24 one-bedroom units and 13 two-bedroom units. Joe Smazal of Interra represented both the private seller and private buyer. At $115,405 per unit, the sale was the largest multifamily sale in the neighborhood this year, according to CoStar Group.

FREMONT, CALIF. — Dermody Properties has purchased a flex property, located at 44370 Christy St. in Fremont. The name of the seller and acquisition price were not released. The 88,246-square-foot asset features 26,473 square feet of office space, 20-foot clear heights, four dock-high doors, two drive-in doors, 277 auto parking spaces and an ESFR fire protection system. Will Connors, Daniel Renz, Erik Doyle, Greg Matter, Eddie Shuai and Rich Branning of JLL represented the seller in the transaction.

HOUSTON — JLL has negotiated the sale of The Mix @ Midtown, a 73,000-square-foot retail center that occupies a full city block in Houston’s Midtown neighborhood. The property was fully leased at the time of sale to tenants such as 24 Hour Fitness, Jinya Raman Bar, Artisans Restaurant, Gen Korean BBQ, Piola, Kung Fu Tea and Cloud 10 Creamery. Rusty Tamlyn, John Indelli, Michael Johnson and Bryan Strode of JLL represented the seller, Crosspoint Properties, which developed the center in 2008, in the transaction. A joint venture between Houston-based Fifth Corner and Pointer Real Estate Partners purchased the asset for an undisclosed price.

CHICAGO — Chicago-based private equity firm RDG Funds LLC has acquired 13Thirteen Randolph Street Lofts in Chicago’s West Loop neighborhood for $40.1 million. The Class A multifamily asset includes four retail tenants and 74 apartment units. The property comprises two historic buildings, originally constructed in 1892 and 1927. Both buildings were renovated and transformed into residences in 2013. Shared amenities include a rooftop deck, resident lounge, media center, theater room and fitness center. RDG has retained Greystar to assist with its business plan for the property. Todd Stofflet and Jason Stevens of Cushman & Wakefield represented the seller, JP Morgan Asset Management. Monthly rents start around $1,600.
