The building traded for $4.5 million, or $203,182 per unit. The names of the seller and buyer were not released. Built in 1958, the building features 22 apartments. Chris Knowlton and Mark Knowlton of Pinnacle’s Knowlton Lawson Team represented the seller, while Josh Newell of Pinnacle’s Newel Team represented the buyer in the deal.

Faris Lee Brokers $11.3M Sale of Sprouts-Occupied Retail Property in Folsom, California

FOLSOM, CALIF. — Faris Lee Investments has arranged the sale of a retail building located at 905 E. Bidwell St. at The Bidwell Center in Folsom. VR Folsom, an Orange County-based private family office, sold the asset to a La Jolla-based buyer for $11.3 million. Jeff Conover, Shaun Riley and Scott DeYoung of Faris Lee represented the seller, while Infinity Investment Properties represented the buyer in the deal. Situated on 2.7 acres, Sprouts Farmers Market occupies the single-tenant property. The tenant has a 15-year, triple-net lease with 10 years remaining on the term. The grocery store asset is located adjacent to Target, Lowe’s Home Improvement Warehouse and Trader Joe’s.
CEDAR HILL, COLLEYVILLE AND DENTON, TEXAS — JLL has negotiated the sale of a portfolio of three self-storage facilities totaling 1,743 units that are located in the North Texas cities of Cedar Hill, Colleyville and Denton. The portfolio totals 201,850 net rentable square feet. Brian Somoza, Steve Mellon, Matthew Wheeler, Adam Roossien and Jake Kinnear of JLL represented the seller, a joint venture between Chicago-based investment firm Harrison Street and Advantage Self Storage, in the transaction. The team also procured the buyer, Texas-based investment firm HPI.
CHARLOTTE, N.C. — JLL Capital Markets has brokered the sale of Abberly NoDa Vista, a 261-unit apartment community located in the NoDa neighborhood of Charlotte. Matthew Lawton, John Gavigan, John Mikels and Nick Brown of JLL represented the buyer, HHHunt, in the $91 million transaction. Travis Anderson and Warren Johnson of JLL aarranged a $60.3 million, floating-rate acquisition loan on behalf of the buyer. Constructed in 2019, Abberly NoDa Vista features apartments in studio, one-, two- and three-bedroom layouts with an average size of 892 square feet. Amenities include a barbecue grill and picnic area, a community gas grill, electric vehicle charging stations, private balconies and patios, a resort-style pool, sun deck and a gym.
OAK LAWN, ILL. — Quantum Real Estate Advisors Inc. has brokered the sale of a 13,000-square-foot retail building in the Chicago suburb of Oak Lawn for $3.5 million. Built in the mid-2000s and known as 51st Avenue Station, the property is fully leased to Chiro One, Miracle One, Cold Stone Creamery and other local and national tenants. Chad Firsel and Brett Berlin of Quantum represented the seller, a private fund based in Illinois. The Illinois-based private buyer completed a 1031 exchange.
TUSCON, ARIZ. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Elevate, an apartment property in Tucson. Sheiner Group/Living Well Homes sold the asset to an undisclosed buyer for $21.8 million, or $151,389 per unit. Constructed in 1985, Elevate consists of six three-story buildings offering 144 units, a business center, swimming pool and fitness center. Apartments feature private balconies or patios, oversized/walk-in closets and all-electric kitchens. Clint Wadlund, Hamid Panahi, Steve Gebing, Cliff David and Lane Schwartz of Marcus & Millichap represented the seller and procured the buyer in the deal.
WILMER, TEXAS — Southern California-based investment firm Cohen Asset Management has purchased Sunridge II, a 698,880-square-foot industrial facility located in the southern Dallas suburb of Wilmer. The cross-dock building was delivered in 2022 and is located off I-45 within one mile of the Union Pacific Intermodal Terminal. Building features include 40-foot clear heights, 138 dock doors, four drive-in ramps, an ESFR sprinkler system and 10,000 square feet of office space. Randy Baird, Jonathan Bryan, Ryan Thornton, Nathan Wynne and Eliza Bachhuber of CBRE represented the seller, Indianapolis-based Scannell Properties, in the transaction. The sales price was not disclosed.
CHICAGO — Northmarq has brokered the sale of a retail property occupied by Whole Foods Market in Chicago for $18.1 million. The 41,148-square-foot store is situated on the first floor of a condominium development at 6020 N. Cicero Ave. within the Sauganash neighborhood. The property was built in 2007. Isaiah Harf of Northmarq represented the seller, a private investor based in Maryland. The buyer was a California-based family trust.
INDIANAPOLIS — CBRE has arranged the sale of The Coil, a 151-unit apartment complex in Indianapolis. The sales price was undisclosed. Built in 2017, the property is situated within the Broad Ripple Village entertainment district. Floor plans average 887 square feet. Steve LaMotte Jr. and Dane Wilson of CBRE represented the seller, Promus Realty Properties. The Connor Group was the buyer.
SOUTHLAKE, TEXAS — New Jersey-based investment firm BDP Holdings has acquired a 265,942-square-foot office building in Southlake, located north of Fort Worth, that houses the headquarters of Sabre. The travel software and technology firm has occupied the five-story building, which offers a cafeteria, outdoor courtyard and a fitness center, since 2002. JLL represented the seller, a joint venture between Dallas-based Cawley Partners, Staubach Capital and Los Angeles-based PCCP LLC, in the transaction. JLL also arranged an undisclosed amount of acquisition financing through Wells Fargo on behalf of BDP Holdings.
