LAKE FOREST, CALIF. — Colliers International has negotiated the $9.4 million sale of a fully leased, 33,805-square-foot industrial building in the Orange County municipality of Lake Forest. Colliers’ Richard Schwartz and Joey Reaume represented the buyer, a private investment group based in Los Angeles. The building sold for $277 per square foot with a capitalization rate of 4.75 percent. Built in 1997 and located at 25871 Atlantic Ocean Drive, the concrete tilt-up structure spans just under two acres zoned for light industrial and manufacturing use.

JLL Income Property Trust Acquires Genessee Plaza Medical Office Complex in San Diego for $90M

SAN DIEGO — JLL Income Property Trust, an institutionally managed daily NAV REIT, has acquired a two-building medical office campus known as Genesee Plaza for $90 million. Genesee Plaza is located in San Diego’s University Town Center, near the University of California, San Diego and Scripps Hospital campuses.
NEW YORK CITY — Locally based investment firm RFR has acquired 477 Madison Avenue, a 325,000-square-foot office building in Midtown Manhattan. Built in 1953 and renovated in 2016, the property includes 11,000 square feet of street-level retail space. RFR will continue to enhance various features of the building by upgrading the façade, windows, landscaping and mechanical systems. The seller and sales price were not disclosed.
MILWAUKEE — The Dickman Co. Inc./CORFAC International has negotiated the sale of a 450,000-square-foot industrial building in Milwaukee. The property is located at 4265 N. 30th St. Samuel D. Dickman and Samuel M. Dickman Jr. brokered the transaction. Century City Industrial DRS LLC purchased the building from DRS Naval Power Systems Inc. The seller, which is a subsidiary of defense contractor Leonardo DRS Inc., sold the asset for $3.5 million, according to the Milwaukee Journal Sentinel. Leonardo DRS plans to relocate from Milwaukee to Menomonee Falls.
TAMPA, FLA. — Tampa-based multifamily investment firm American Landmark has acquired four communities totaling 1,616 units throughout the Dallas-Fort Worth (DFW) metroplex. The properties include Meadows at Bedford, a 490-unit community in Bedford; Remington Hill, a 440-unit property in Fort Worth; Rock Ridge Apartments, a 226-unit asset in Arlington; and Summer Villas, a 460-unit community in Dallas. Other than Rock Ridge, which was built in 2003, all the properties were built in the 1980s and were between 91 and 96 percent occupied at the time of sale. The properties were acquired in conjunction with a 232-unit asset near Nashville, yielding a five-property portfolio that fetched a sales price of $246.7 million. American Landmark, which will invest about $18 million in capital improvements across the portfolio, now owns approximately 28,000 multifamily units throughout the Southeast and Texas.
CONSHOHOCKEN, PA. — HFF has arranged the sale of Riverwalk at Millennium, a 375-unit multifamily community in Conshohocken, a northwestern suburb of Philadelphia. Built on 7.9 acres, the transit-served property offers one- and two-bedroom units averaging 923 square feet with plank flooring and individual washers and dryers. Amenities include a pool with a sundeck and grill area, fitness center with on-demand classes and a resident clubhouse. Mark Thomson, Carl Fiebig, Francis Coyne and Jose Cruz of HFF represented the seller, a joint venture between Boston-based Long Wharf Capital and Scully Co., which acquired the property in 2015. Ryan Ade and Jamie Leachman of HFF arranged an undisclosed amount of Freddie Mac acquisition financing on behalf of the buyer, Relative Properties. The property was built in phases in 2005 and 2010.
INDIANAPOLIS — Berkadia has negotiated the sale of Park Place at Fox Hill, a 60-unit, garden-style apartment community in Indianapolis. The sales price was not disclosed. Originally built in 1970, the property features 15 one-bedroom units measuring 750 square feet and 45 two-bedroom units measuring 950 square feet. Chris Bruzas and Alex Blagojevich of Berkadia represented the seller, Indianapolis-based Barratt Asset Management. Champaign, Ill.-based Fairlawn Real Estate purchased the asset.
SEATTLE — Vanbarton Group, a privately owned real estate investment and advisory firm, has purchased 901 Fifth Ave. from Schnitzer West and Investcorp for $305 million. The 541,190-square-foot, 41-story tower is located at the corner of Fifth Avenue and Madison Street in Seattle’s central business district. Schnitzer West will continue to perform property management services for the tower, which is 100 percent occupied by tenants including Pitchbook and Cray Inc. HFF and Newmark Knight Frank brokered the transition with market leasing support from JLL.
HOUSTON — Berkadia has arranged the sale of Vargos on the Lake, a 276-unit multifamily asset in Houston. Built in 2015, the property offers one-, two- and three-bedroom units that feature stainless steel appliances, quartz countertops and individual washers and dryers. Communal amenities include a coffee bar, fitness studio, conference room and a dog park. Ryan Epstein and Jennifer Ray of Berkadia represented the seller and developer, Hunington Properties Inc., in the transaction. Cutt Ableson of Berkadia secured acquisition financing through an undisclosed lender on behalf of the buyer, Boston-based Berkshire Residential Investments.
LOS ANGELES — Stan Johnson Co. has completed the $24.5 million sale-leaseback of six Mobil-branded convenience and gasoline retail sites in Los Angeles. Matt Lipson, Chris Lomuto and Milo Spector of Stan Johnson’s Portland, Oregon and Walnut Creek, California offices represented the seller/operator in the transaction. Known as 1234 M Division Street, the seller/operator is a boutique carwash and convenience store operator based in southern California. A New York-based institutional investor purchased the portfolio at a 7.25 percent capitalization rate.
