SPRING, TEXAS — Passco Cos., a California-based investment and development firm, has acquired The Grayson, a 330-unit multifamily community located in the northern Houston suburb of Spring. Situated near Interstate 45 and State Highway 99, the community offers one-, two- and three-bedroom floor plans with stainless steel appliances, island kitchens with granite countertops, modern cabinets and fixtures and individual washers and dryers. Amenities include a pool, fitness center, dog park, jogging trail, resident kitchen and a cyber café. Josh Goldfarb and John Carr of Cushman & Wakefield represented Passco and seller Bridgeview Louetta LLC in the deal. Chris Black and Caleb Marten of KeyBank Real Estate Capital arranged acquisition financing on behalf of Passco.

Marcus & Millichap Negotiates $19.9M Sale of 137-Room Courtyard by Marriott in California’s Napa Valley

FAIRFIELD, CALIF. — Marcus & Millichap has negotiated the sale of the Courtyard by Marriott Fairfield Napa Valley Area, a hotel located at 1350 Holiday Lane in Fairfield. A limited liability company purchased the property for $19.9 million. The transaction included the 137-room hotel and an adjacent 1.9-acre development parcel. Renovated in 2016, the hotel features interior-corridor rooms, heated outdoor pool and spa, fitness center, business center, guest laundry facilities and 5,845 square feet of meeting space, as well as The Bistro restaurant. Additionally, select suites include a separate living/dining area, balcony, whirlpool and/or wet bar. Gordon Allred, Matt Monahan and Shane Lupo of Marcus & Millichap represented the seller, a limited liability company, while Allred and Monahan also represented the buyer in the deal.
MORENO VALLEY, CALIF. — Brixton Capital has completed the sale of Towngate Center, a community shopping center located at 12625 Frederick St. in Moreno Valley. An Asian-Pacific-based 1031 exchange buyer acquired the asset for $50.9 million. At the time of sale, the 290,000-square-foot property was 95 percent occupied by national and regional credit tenants, including TJ Maxx/Home Goods, BevMo, Ross Dress for Less, Dollar Tree, ULTA Beauty, Regency Theaters, Planet Fitness, Chipotle and Wells Fargo Bank. Phillip Voorhees of CBRE’s National Retail Partners-West represented the seller in the transaction.
HOFFMAN ESTATES, ILL. — Tricap Acquisitions LLC has purchased Autumn Chase Apartments in Hoffman Estates for an undisclosed price. The 550-unit apartment community features a mix of studios, one- and two-bedroom units. Completed in the early 1970s, the property includes an outdoor pool, tennis court, clubhouse and multiple barbecue areas. John Jaeger and Dan Cohen of CBRE represented the seller, Greenwood Capital Investment LLC.
NEW YORK CITY — Greystar Real Estate Partners LLC has acquired 800 Sixth Avenue, a 266-unit multifamily community located in the NoMad neighborhood of Manhattan. Completed in 2003, the property offers quick access to major employment centers like Silicon Alley, which houses the offices of Google, Facebook, Twitter and IBM. The development is also in close proximity to Grand Central Station, the Hudson Yards mixed-use development and the World Trade Center. Greystar will implement a capital improvements program that centers on upgrading appliances, cabinetry, lighting, plumbing and hardware fixtures within the units. The new ownership will also overhaul the property’s amenity spaces, which include a fitness center, sky deck and a resident lounge with a chef’s kitchen and billiards room. The seller was not disclosed.
SAN BERNARDINO, CALIF. — Exeter Property Group, a Pennsylvania-based industrial development and investment firm, has purchased a distribution building located at 6227 Cajon Blvd. in the southern California city of San Bernardino. The sales price was $97.7 million. Bob’s Discount Furniture occupies the 806,322-square-foot property, which is situated on 41 acres. The property offer access to the BNSF Intermodal Yard, FedEx Group Rialto, UPS Air Hub and Ontario International Airport. Bo Mills, Mark Detmer and Ryan Sitov of JLL, along with Scott Schwartz of Insignia PMG, represented the undisclosed seller in the transaction. “This listing represented the opportunity for an investor to acquire a building with a long-term lease to a strong tenant in the largest industrial market in the world,” says Detmer. “The buyer was attracted to the stability of the property, the tenant’s commitment to the area and potential for future development growth.” — Amy Works
Bridge Investment Group Buys 304-Unit Verona Park Apartment Community in Arizona for $43.7M

MESA, ARIZ. — Salt Lake City-based Bridge Investment Group has acquired Verona Park, an apartment community located at 1666 S. Extension Road in Mesa. Salt Lake City-based Millburn Co. sold the property for $43.7 million. Cindy Cooke and Brad Cooke of Colliers International of Arizona represented the seller, while Bridge Investment Group was self-represented in the sale. Built in 1981, Verona Park consists of 19 residential buildings totaling 248,224 square feet. The property features 304 apartments in a mix of one- and two-bedroom layouts, averaging 817 square feet. At the time of sale, 25 of the units had undergone renovations, leaving the remaining apartments with classic interiors for upgrading.
COLUMBUS, OHIO — On behalf of its TSP Value and Income Fund II, Transwestern Investment Group has acquired a 1.5 million-square-foot industrial portfolio in Columbus for an undisclosed price. The portfolio includes three buildings: a 706,162-square-foot building at 3880 Groveport Road; a 403,122-square-foot facility at 3800 Lockbourne Industrial Parkway; and a 398,471-square-foot building at 4150 Lockbourne Industrial Parkway. The portfolio is approximately 50 percent leased to four tenants. The properties feature clear heights of 22 to 24 feet and more than 500 car and 400 trailer parking positions across the three assets. Kurt Sarbaugh and Robin Stolberg of HFF represented the seller, a joint venture between Singerman Real Estate and Green Door Capital. Ken Martin and Brian Carolton of HFF arranged acquisition financing with TBK Bank.
UTICA, MICH. — Marcus & Millichap has arranged the sale of EZ Storage, a 58,590-square-foot self-storage facility in Utica. The sales price was not disclosed. Located at 12700 E. Utica Park Blvd., the 547-unit property includes both climate-controlled and non-climate-controlled units. The facility is 98 percent occupied. Brett Hatcher and Gabriel Coe of Marcus & Millichap marketed the property for sale on behalf of the seller, a limited liability company. The team also secured and represented the buyer, a limited liability company.
JOLIET, ILL. — Quantum Real Estate Advisors Inc. has brokered the sale of a two-tenant retail building in Joliet for $2.7 million. Located at 2900 Colorado Ave., the property is fully leased to Dollar Tree and Osaka Hibachi Grill & Sushi. Chad Firsel of Quantum brokered the transaction. A New York City-based private real estate investor purchased the asset from a Chicago-based acquisition and development company.
