GRANDVIEW, MO. — Rainier Realty Investments LP, along with institutional investor CIL2 REIT LLC, has acquired Truman’s Marketplace, a 308,200-square-foot retail center in Grandview near Kansas City. The property is 98 percent leased by tenants such as Ross Dress for Less, TJ Maxx, Burlington, Petco and Price Chopper. Metropolitan Capital Advisors arranged acquisition financing. CIL2 is managed by Continuum Investments LLC. This is the sixth retail acquisition for Rainier and CIL2 in the past 20 months.

CHICAGO HEIGHTS, ILL. — Colliers International has arranged the sale of a 223,517-square-foot industrial facility located at 300 E. Joe Orr Road in Chicago Heights. The sales price was not disclosed, but the asking price was $3.1 million. The one-story facility features 18 cranes. The building also features an interior rail spur for Union Pacific, 10 drive-in doors, five drive-through bays and more than 12,000 square feet of office space. John Basile of Colliers represented the seller, Esmark Steel Group, a processor and distributor of flat-rolled steel. Ed Wabick of Paine Wetzel represented the buyer, private investor 300 E. Joe Orr Road LLC.

Rio-West-Business-Park-Tempe-AZ

TEMPE, ARIZ. — A joint venture between the principals of Scottsdale, Ariz.-based The Wolff Co. and Seattle-based Leavitt Capital Cos. has completed the sale of Rio West Business Park, an office campus located at 1621-2021 W. Rio Salado Parkway in Tempe. A fund managed by Los Angeles-based Oaktree Capital Management acquired the asset for $63.3 million. Tracy Cartledge, Steve Lindley and Bob Buckley of Cushman & Wakefield’s Phoenix office negotiated the transaction on behalf of the seller. The five-building Rio West Business Park features 296,663 square feet of office space. At the time of sale the property was fully leased, with American Airlines occupying four of the five buildings.

MILWAUKEE AND WAUKESHA, WIS. — Colliers International has brokered the sale of a six-building office portfolio in Milwaukee and Waukesha for $37.7 million. The 392,021-square-foot portfolio includes a mix of single- and multi-tenant buildings. At the time of sale, the portfolio was 92 percent leased to 23 tenants, including Von Briesen & Roper, Morgan Stanley, Aurora Health Care and DentaQuest. Tom Shepherd of Colliers represented the seller, LSOP WI LLC. Felton Properties was the buyer. Colliers will handle property management services on behalf of the buyer.

ARLINGTON HEIGHTS, ILL. — Next Realty Fund IX LP has acquired Arlington Executive Plaza, a medical office complex consisting of six single-story buildings in Arlington Heights. The purchase price was not disclosed. The buildings total approximately 62,500 square feet and are situated on more than 6.2 acres of land. The property is 90 percent leased by tenants such as Autism Home Support Services Inc., Cooperative Computer Services, Dawe’s Laboratories, BACT Process Systems Inc., Arlington Counseling Associates Ltd. and Dr. Kordas Pediatric Health. Tony Lombardo of Property Services Inc. represented the seller. Wintrust Bank provided acquisition financing.

TUCSON, ARIZ. — Chicago Pacific Founders (CPF) and its subsidiaries, CPF Living Communities and Grace Management Inc., have acquired The Country Club of La Cholla, a 217-unit senior living community in Tucson. Located in the picturesque La Cholla Hills of Tucson, the property is located near medical facilities, outdoor recreation and retail/restaurant options. The Country Club of La Cholla provides independent living and assisted living amenities and programming. CPF plans to invest an undisclosed amount of money in the community, and Grace Management will take over operations. The property is situated on a 10.64-acre parcel and comprises a central clubhouse; three two-story garden style independent and assisted living buildings; and three single-story buildings that house 19 casitas and surround a greenhouse and putting green. Originally constructed as an independent living community in 1991 and 1992, the property has undergone a series of multimillion dollar renovations including the conversion of 78 units to assisted living and the renovation of the community’s clubhouse. MIAMI BEACH, FLA. — Host Hotels & Resorts Inc. (NYSE: HST) has purchased 1 Hotel South Beach, a 429-room hotel and resort in Miami’s South Beach neighborhood. A partnership between Starwood Capital Group and LeFrak sold the property for $610 million, or a little over $1.4 million per room. Hodges Ward Elliot represented Starwood Capital and LeFrak in the sale. The property features 600 linear feet of ocean frontage and has direct beach access, as well as four pools with elevated decks that provide ocean views. FRESNO, CALIF. — The Mogharebi Group (TMG) arranged the sale of Canyon Springs Apartments, a multifamily property located on North Figarden Drive in Fresno. A San Diego-based private investment group acquired the asset for $19 million, or $137,681 per unit. Built in 2004, Canyon Springs Apartments comprises 14 residential buildings offering a total of 138 apartments in a mix of one-, two- and three-bedroom floor plans, averaging 1,058 square feet. Units feature wood laminate or vinyl flooring in the kitchen and bath areas, plush carpeting in the bedrooms and living areas, in-unit washers/dryers, and balconies or covered patios. Situated on 14.7 acres, the property features a swimming pool and spa, clubhouse, tot lot, business center, fitness center, basketball court, volleyball court and covered parking. Alex Mogharebi, Otto Ozen, Robin Kane and Brendan Kane of TMG represented the seller, a Clovis, Calif.-based private investment group, in the deal.

BOSTON — Skanska and PGIM Real Estate have sold The Harlo, a 17-story multifamily tower in the Fenway neighborhood of Boston. Global real estate investment manager Invesco Real Estate purchased the property for $150 million. The 183,000-square-foot property includes 212 boutique apartments as well as retail space. At the time of sale, the property was 98 percent leased.

GRAND LEDGE, MICH. — Greystone Bel Real Estate Advisors has arranged the $3.2 million sale of a 50-unit apartment property in Grand Ledge, about 12 miles west of Lansing. The building, constructed in 1906 and renovated in 1988, is located at 115 Perry St. Buyer and seller info was not disclosed, but the asset traded at a cap rate of 7.1 percent.
