MONMOUTH JUNCTION, N.J. — JLL has brokered the sale of Heritage Square Shopping Center, an 80,504-square-foot shopping center in Monmouth Junction. The sales price was undisclosed. Located at 4180 U.S. Route 1, the center is shadow-anchored by Target and features a tenant roster that includes PetSmart, Bob’s Discount Furniture and Chase Bank. Jim Galbally, Colin Behr, Bill Moylan and Nate Cleland of JLL represented the undisclosed seller in the transaction. The buyer was Wasa Properties.

ROCKFORD, ILL. — Marcus & Millichap has brokered the sale of the Cornerstone Medical Building in Rockford for an undisclosed price. Constructed in 1988 and renovated in 2003, the 61,174-square-foot medical office building is 84 percent leased to a variety of healthcare providers, including pain management, retina care, dermatology, gynecology and orthopedics. Ben Tashakorian and David Benjamin of Marcus & Millichap marketed the property on behalf of the seller, Ephraim LLC. Cornerstone Cos. Inc. purchased the asset.

NEWPORT BEACH, CALIF. — Newport Beach, Calif.-based BKM Capital Partners, through its BKM Industrial Value Fund II, has acquired three industrial portfolios for a combined consideration of $138.7 million. The company purchased a two-property portfolio consisting of four buildings totaling 99,187 square feet in metro San Diego. 3G Properties sold the properties for $16.6 million. At the time of sale, the property was 96 percent occupied with rents that range from 20 percent to 39 percent below market rate. The properties include Del Abeto Commerce Center, located at 6325 and 6354 Corte del Abeto in Carlsbad, Calif.; and Waples Industrial Centre, located at 9540 and 9550 Waples St. in Sorrento Mesa, Calif. Mark Avilla at Cushman & Wakefield represented the seller, while BKM was self-represented in the deal. BKM also acquired South Bay Portfolio, a five-building light industrial portfolio in Fremont, Calif., from Stockbridge for $49 million. Located at 48430-48490 Lakeview Blvd. and 48500-48560, 48400, 47745-47787 and 47703-47737 Fremont Blvd., the portfolio totals 221,651 square feet. FORT WAYNE, IND. — Capstone Apartment Partners has brokered the sale of Three Rivers Apartments in Fort Wayne for $32.2 million. New York-based real estate investment firm Besyata purchased the 371-unit apartment property from VTT Management. Built in 1966, the community features a pool, sauna, on-site convenience store, business center and two fitness centers. The property was 94 percent occupied at the time of sale. Monthly rents average $822. A.J. Klenk, Stasiu Geleszinski, Sherief Gouda, Nathan Murphy and Bryse Toothaker of Capstone Apartment Partners brokered the sale.

ST. CLOUD, MINN. — The Boulder Group has arranged the $3.1 million sale of a single-tenant property occupied by TCF Bank in St. Cloud, about 65 miles northwest of Minneapolis. The newly constructed building features a drive-thru. There are approximately eight years remaining on TCF Bank’s lease. Randy Blankstein and Jimmy Goodman of Boulder represented the seller, a Midwest-based developer. An investor completing a 1031 tax-deferred exchange was the buyer.

DENVER — A partnership between Atlanta-based The Integral Group and Chicago-based Wanxiang America Real Estate Group has sold EVIVA on Cherokee, a high-rise apartment building located at 1250 Cherokee St. in Denver’s Golden Triangle neighborhood. The partnership developed the 18-story property in 2017. The buyer and sales price were undisclosed, but multiple media outlets report that an affiliate of Chicago-based Equity Residential purchased the asset for $110.5 million. EVIVA on Cherokee features apartments averaging 820 square feet with industrial-inspired finishes, including exposed concrete, high-gloss custom cabinetry, quartz countertops, stainless steel appliances, sliding barn doors and floor-to-ceiling windows. Community amenities include a resort-style saltwater pool with private cabanas, outdoor grilling area, bocce ball court, fitness center, movie room with billiards, demonstration kitchen, private indoor/outdoor conference room, rotating art gallery throughout the common areas, dog wash and 24-hour concierge services. Jordan Robbins, Anna Stevens, Mack Nelson and Chris White of HFF represented the seller in the transaction. “The limited availability of concrete, high-rise apartment communities in Denver created significant interest in the asset,” says HFF’s Robbins. NEW YORK CITY — Benchmark Real Estate Group has acquired a six-story, mixed-use building in Manhattan for $21 million. Located at 35 Bedford St., the property consists of 33 apartments and three retail units. The building was constructed in 1900 and is part of the Greenwich Village Historic District Extension. Aaron Jungreis of Rosewood Realty Group represented both Benchmark and the seller, Renaissance Properties, in the transaction. Benchmark plans to fully renovate the property.

ARLINGTON, TEXAS — Albany Road Real Estate Partners, a Boston-based investment firm, has acquired Centerpoint I, II and III, a portfolio of three office properties totaling 285,000 square feet in Arlington. The property was 94 percent leased at the time of sale, with the North Central Texas Council of Governments accounting for more than half the occupancy. Creighton Stark and Chris Boyd of Colliers International represented the seller, a German investment firm, in the transaction. Other terms of sale were not disclosed.

DALLAS — The Trammell and Margaret Crow family has donated the entire collection of the Trammell and Margaret Crow Museum of Asian Art to The University of Texas at Dallas (UTD). The museum, which recently underwent a 5,000-square-foot expansion, is located at 2010 Flora St. within the Trammell Crow Center in the city’s Arts District. Following decades of collecting art from Asian countries, the Crow family established the Asian arts museum in 1998. The museum has a long-term lease at the building with landlord JP Morgan Chase, and UTD plans to continue operating the museum at its current location. In addition to the downtown location, the Crow family also donated $23 million of support funding for the university to establish a second museum on UTD’s Richardson campus. Together, the two museums will be known as the Trammell and Margaret Crow Museum of Asian Art of The University of Texas at Dallas. The museum features more than 1,000 ancient and contemporary works from Cambodia, China, India, Indonesia, Japan, Korea, Myanmar, Nepal, Pakistan, Thailand, Tibet and Vietnam. The collection also includes a library of over 12,000 books, catalogs and journals. The museum is free of admission.

CAMBRIDGE, OHIO — Mumford Co. has negotiated the sale of the Holiday Inn Express hotel in Cambridge, located in eastern Ohio, for an undisclosed price. Built in 2014, the 77-room property features a business center, fitness facility and indoor pool. David Mumford, Justin Pinkard and George Arvanitis of Mumford represented the seller, Cambridge Lodging LLC. Arvanitis procured the buyer, Jannat Investments Inc.
