BRAINTREE, MASS. — Colliers International has negotiated the $15.2 million sale of Windjammer Cover Apartments, a 72-unit, waterfront apartment community in Braintree. Located at 79 Shaw St., the property features a mix of studio, one- and two-bedroom units. Bruce Lusa, Jonathan Bryant, John Flaherty and Maggie Collins of Colliers represented the sellers, WJ Partners LLC and Oak Sapling Partners LLC, in the transaction. The buyer was True North Capital Partners LLC.

LOS ANGELES — Beverly Hills, Calif.-based Weiss Development has completed the sale of a four-property retail portfolio located in Los Angeles’ Northridge and South Bay neighborhoods. A mix of private and institutional investors acquired the portfolio for $35 million. Totaling more than 65,400 square feet, the properties include a Petco-occupied asset in Northridge and a Petco-occupied, an Office Depot-occupied and a multi-tenant property in South Bay. Tenants at the multi-tenant property include Starbucks Coffee, Subway, Flame Broiler and Sushi Boy. Bill Bauman, Kyle Miller and Dan Samulski of Newmark Knight Frank represented the seller in the transaction.

VERNON HILLS, ILL. — FPA Multifamily LLC has acquired The Commons at Town Center in the North Shore community of Vernon Hills for an undisclosed price. The property consists of 85 apartment units and more than 10,000 square feet of ground-floor retail space leased to Sam Martirano Salon & Spa, Hawthorn Dental Associates, Design Studio Jewelry, Eight Piece and Giuseppe’s Pizza. Completed in 2010, the six-story property is located just northwest of Highway 45 and North Milwaukee Avenue. Community amenities include a heated parking garage, fitness center, hospitality room and resident lounge. Both the residential and retail components are fully leased. Wick Kirby, Sean Fogarty, Marty O’Connell and Kevin Girard of HFF marketed the property on behalf of the seller, Inland Residential Properties Trust Inc. The team also procured the buyer.

EVERGREEN PARK, ILL. — Interra Realty has brokered the sale of Riviera Apartments for $6.6 million. The 84-unit apartment property is located at 9739 S. Kedzie Ave. in Evergreen Park, approximately 15 miles south of Chicago. Built in 1968, the property includes three buildings. James Clough of Interra represented both the buyer and the seller. The buyer plans to make interior renovations, including new kitchens and baths, in order to boost rents to the market rate.

CLARKSVILLE, TENN. — Montecito Medical Real Estate has acquired two medical office buildings that house Premier Medical Group in Clarksville. The adjacent buildings span 109,000 square feet of space combined and were 100 percent leased at the time of the transaction. Building 1 was constructed in 2016 and offers 55,000 square feet of space that Premier Medical Group uses to provide family medicine, internal medicine, occupational and travel medicine, a walk-in clinic, diagnostic imaging services (CT, fluoroscopy, ultrasound, MRI and mammography) and a laboratory. Building 2 was built in 2018 and offers 54,000 square feet of space that Premier uses to offer pediatrics services and obstetrics and gynecology, along with the practice’s administrative, business offices and scheduling services. The Class A buildings are located about 45 miles northeast of Nashville. Anthony Lunceford and Joe Massa of Colliers International Healthcare Investment Services brokered the transaction on behalf of Nashville-based Montecito. The seller and sales price were not disclosed. Founded in 1995, Clarksville-based Premier Medical Group is a multi-specialty healthcare practice employing a workforce of 300 employees.

BRIDGEPORT, CONN. — HFF has brokered the $21.7 million sale of a mixed-use portfolio totaling 176 apartments and approximately 100,000 square feet of retail and office space in downtown Bridgeport. The three-building portfolio includes the City Trust Building, an 11-story, 135,544-square-foot property; Arcade Mall, a four-story, 52,355-square-foot structure; and Golden Hill, an eight-story, 51,194-square-foot building. Stephen Simonelli, Jose Cruz, Michael Oliver, Kevin O’Hearn, Steven Rutman, JB Bruno, and Dana Brome of HFF represented the seller, Ginsburg Development Cos., in the transaction. The buyer was Time Equities Inc.

PHOENIX — ViaWest Group has purchased an office building and a semi-adjacent parking garage located at 200 E. Van Buren St. and 460 N. 3rd St., respectively. Phoenix Newspapers Inc. sold the 240,000-square-foot property for $37.6 million. Barry Gabel and Chris Marchildon of CBRE’s Capital Markets Institutional Properties in Phoenix represented the seller in the deal. The Arizona Republic and azcentral.com will remain anchor tenants, occupying approximately 99,000 square feet, of the property. Additional tenants include KPNX-TV (Channel 12) and G/O Digital. This transaction was ViaWest’s sixth acquisition in 2018 and its second purchase in downtown Phoenix.

HOUSTON — Houston-based Kalkan Real Estate Investment has acquired a three-property multifamily portfolio totaling 962 units in Houston for $50 million. The properties include Timbers of Cranbrook, Monticello on Cranbrook and Pecan Square Village on Cranbrook. Jerad Rector of Frisco-based Worldwide Commercial represented the undisclosed seller in the transaction.

CHICAGO — Pacific Reach has acquired Linea, a newly constructed 265-unit apartment building in downtown Chicago. The 33-story luxury property, completed in mid-2017, features a mix of studio, one-, two- and three-bedroom floor plans as well as nearly 5,000 square feet of ground-floor retail space. Situated at 215 W. Lake St., the building has a Walk Score of 98 due to its proximity to top employers and retail. Walk Score is a number between 0 and 100 that measures the walkability of any address. The top two floors are dedicated to amenity space, including a sky lounge, pool with hot tub, fitness center and yoga studio, lounge areas, outdoor terraces, conference rooms and a media room. Sean Fogarty, Marty O’Connell, Wick Kirby and Kevin Girard of HFF marketed the property on behalf of the seller, a partnership between LaSalle Investment Management Inc. and Moceri + Roszak LLC. The sales price was not disclosed. Linea is a play off of the word “linear.”

WOODBURY, MINN. — Inland Retail Property Fund LP has purchased the fully leased retail component of the CityPlace mixed-use project in Woodbury, located about 20 miles east of Minneapolis. Whole Foods Market anchors the retail center. Amy Sands, Clinton Mitchell, Daniel Finkle and Jules Sherwood of HFF represented the seller, Elion Partners, which redeveloped the former State Farm regional corporate headquarters into CityPlace. The 184,711-square-foot retail portion of the project was completed in 2016 and 2017. In addition to Whole Foods, tenants include Nordstrom Rack, Sierra Trading Post, La-Z-Boy Furniture, Sur La Table, Verizon Wireless, Cycle Bar and Potbelly Sandwich Works. Timothy Joyce, Elliott Throne and Jason Bond of HFF arranged a 10-year, fixed-rate acquisition loan through Guardian Life Insurance Company of America.
