Collin-Creek-Mall-Plano-Texas

PLANO, TEXAS — Metro Dallas-based development firm Centurion America has acquired the majority of the Collin Creek Mall in Plano, with plans to spend $1 billion to convert the 1.1 million-square-foot shopping destination into a mixed-use development.  According to Community Impact Newspaper, the company acquired the anchor buildings formerly occupied by Macy’s, Dillard’s and Sears, as well as the interior structure of the mall. John Schupp, Mike Kennedy and Darrell Betts of Avison Young brokered the sale of the mall and the adjacent property formerly occupied by Sears. Once rezoning is approved, construction is slated to begin in summer 2019. The project is expected to be completed in multiple phases with a final completion date tentatively set for 2021. The future of the mall, which has faced declining occupancy in recent years, has been uncertain since Dallas developer Sam Ware’s bid to acquire the property fell through in 2018.

CHICAGO — A venture between The Wolcott Group, Marc Realty, Ruttenberg Gordon Investments and funds managed by Elliott Management Corp. has acquired River City, a 449-unit residential condominium building in the South Loop neighborhood of Chicago. The new owner plans to convert the serpentine-shaped building into apartment units as well as upgrade the lobby, common areas and commercial components of the property. The renovation work is scheduled to begin early this year. New residents are expected to begin occupying the apartments in March. Monthly rental rates have yet to be announced. Devon Grace Interiors is designing the apartments, while Luxury Living Chicago Realty will market and lease the property. The River City Condo Association was the seller. The transaction is the largest condo deconversion in Chicago history, according to the buyers. Maverick Commercial Mortgage arranged $93.8 million in acquisition financing through Silverpeak Argentic. The nonrecourse loan has an initial term of three years.

MILWAUKEE — Gorjian Acquisitions has purchased two retail properties in Milwaukee for an undisclosed price. A private seller sold both properties as a portfolio. Bradley Square, located on North 76th Street, spans 19,545 square feet. The building is 86 percent occupied by tenants that include a State Farm insurance office, podiatry office, mortgage office and a senior day care. The other property, Teutonia Square, is fully occupied and spans 8,303 square feet.

CHICAGO — A joint venture between CIM Group and Golub & Co. has acquired 444 N. Michigan, a 36-story office tower along Chicago’s Magnificent Mile. Germany-based GLL Real Estate Investors sold the asset for $138 million, according to Crain’s Chicago Business. Built in 1976, the 517,000-square-foot building also includes ground-floor retail space. Technology, media, healthcare, law, real estate and professional services tenants occupy the office portion. CIM Group and Golub & Co. are in the midst of redeveloping the landmark Tribune Tower into luxury condos.

KANSAS CITY, MO. — Newmark Grubb Zimmer (NGZ) has arranged the sale of Northpointe Tower in Kansas City for an undisclosed price. The 109,193-square-foot office building is located at 10220 N. Ambassador Drive. The property is 25 percent occupied after anchor tenant Dairy Farmers of America moved its headquarters to Kansas City, Kan. Michael VanBuskirk and Chris Robertson of NGZ brokered the sale. A local investor group purchased the asset from BACM 2006-5 North Ambassador Drive LLC.

KIRKWOOD, MO. — Hanley Investment Group Real Estate Advisors has brokered the sale of Kirkwood Square near St. Louis for $8.2 million. Built in 2017, the 15,944-square-foot retail center is situated on 1.3 acres on Manchester Road in Kirkwood. Mercyhealth Family Medicine, Mercy-GoHealth Urgent Care, AT&T, Treats Unleashed and Sport Clips fully occupy the property. Jeff Lefko and Bill Asher of Hanley, along with Kevin Shapiro of L3 Corp., represented the seller, Kirkwood Square LLC. Steve Maynard of Maynard Group represented the buyer, a Los Angeles-based private investor.

PHILADELPHIA — Gebroe-Hammer has negotiated the $4.5 million sale of a 22-unit apartment building in the Francisville neighborhood of Philadelphia. Located at 909 Corinthian Ave., the five-story property consists of a mix of one- and two-bedroom apartments. Joseph Gehler and Eli Rosen of Gebroe-Hammer represented the undisclosed seller in the transaction. The buyer was also undisclosed.

PHOENIX — LaSalle Investment Management, on behalf of LaSalle Property Fund, has purchased San Melia, a multifamily property located at 14435 S. 48th St. in Phoenix’s Ahwatukee Foothills neighborhood. Situated on 28 acres, the Mark Taylor-built community features 488 units and is located adjacent to more than 2.4 million square feet of retail, dining and recreation options at Ahwatukee Foothills Towne Center. A pedestrian walkway connects the property to the retail center, which is anchored by AMC Theatres and Sprouts Farmers Market. The acquisition price and name of the seller were not released.

PlazAmericas-Mall-Houston

HOUSTON — Houston-based retail firm Baker Katz has purchased PlazAmericas Mall, an 850,000-square-foot shopping destination in Houston. Formerly known as Sharpstown Mall, the property was built in 1961 and has undergone several renovations over the years. PlazAmericas Mall is situated on 37 acres and is the oldest enclosed mall in Houston. Matt Berry and Robbie Kilcrease of CBRE brokered the deal on behalf of the seller, Philadelphia-based RAIT Financial Trust. The tenant roster at the mall, which was approximately 70 percent occupied at the time of sale, includes Champs Sports, TX America Cinemas and Banana Bay Restaurant & Bar. The Harris County Appraisal District values the property at $12.2 million, according to The Houston Chronicle.

LAFAYETTE, IND. — Baum Realty Group LLC has arranged the sale of a 2,321-square-foot building occupied by Starbucks in Lafayette for $1.8 million. The single-tenant property is located near the Purdue University. Patrick Forkin of Baum represented the seller. A West Coast-based buyer purchased the asset in a tax-deferred 1031 exchange.
